Welcome to Grizzly Meadows Cottage. Located at the base of Tom Miner basin, this serene and private custom-built timber frame home is only a 30-minute drive to YNP north entrance and Gardiner. brbrThe house has rustic charm with easy indoor and outdoor living. There are enough modern amenities to provide comfort and relaxation after a day of exploring and adventuring. Alternatively, this would also be an ideal retreat location.brbrGrizzly Meadows is tucked into a stand of Cottonwood trees, which creates a sense of privacy and getting-away-from-it-all while still being close to many of the most popular Southwest Montana attractions. The walkway from the carpark to the front porch enhances the sense of entering a private retreat. It is flanked by the chink-log cabin and Cottonwoods, with a wooden bridge that crosses the irrigation channel and leads to rock steps and the front porch. brbrThe house can comfortably accommodate up to six guests in two upstairs bedrooms and a twin sofa couch in the downstairs living area. Each upstairs bedroom has a queen bed, and the large main bedroom also has a portable twin bed. Both bedrooms have closets with hangers and clothes storage. The full bathroom with a claw foot bath/shower combo is also upstairs. brbrThe open-plan downstairs has a comfortable living area with south-facing windows, a dining area with a large table that easily accommodates six guests, and a well-appointed kitchen. It also has a firebox, a laundry cubby with a washing machine, and a half bath. The house has wifi and a smart TV. There is also a dryer available for guest use. brbrThe kitchen has a range of amenities for your cooking needs. This includes dishware, silverware, glassware, cookware, a full refrigerator with a top freezer, a toaster, a kitchen range, and a dishwasher. Kitchen appliances include a drip coffee machine, food processor, microwave, and a range of bakeware. brbrThe outdoor living areas comprise a front porch with seating, a swing seat, a table and chairs, and a BBQ. A Cottonwood stand protects it. You can access a patio/deck with an outdoor dining table from the back door. From the deck, on the sunny south side of the house, you can see the Tom Miner basin and the mountains above Yankee Jim Canyon. It is also adjacent to pastureland, where herds of mule deer and elk are often seen grazing. brbrThe base price is for up to four guests. You can fish the Yellowstone River two minutes down the road at a pullout, south of the property.brHorseback riding is a popular activity in the area, we know many outfitters that we can recommend (including ourselves).brThe nights are dark and full of stars here in big sky country, enjoy your evening in the backyard roasting marshmallows on the fire pit.brGuest accessbrGuests have access to two parking spots, , front and back yard of but are not to cross any fence.brGuests do not have access to the garage or the main residence on the back of the property up the driveway from the . The yard surrounding the main residence is also not available to guests.brWe do not recommend venturing up the bluffs behind the , there may be rattle snakes.brbr***WINTER GUESTS:brIn the snowy winter months (especially February and March) we highly recommend four wheel drive, if not all wheel drive vehicles. Snow drifts can occur on roads and on the driveway. The trucks come to plow, however in heavy wind storms it is hard for them to keep up. This experiences true Montana winters!

The land has 1200 feet of river frontage. Wildlife is abundant. Watch for elk, deer, eagles, pelicans, osprey, and more. The North entrance of Yellowstone National Park is only 25 minutes away. Chico Hot Springs is only 15 minutes away and the historic town of Livingston is 30 minutes away. You will feel right at home in this riverside retreat!brbrNotes: br**This house does not have air conditioning. It is rarely needed. In the summer, the average high is around 80 degrees, with an average low of 50, but there are a few hot days each summer.br**There is an exterior camera on the west side of the house, facing the river. Its only purpose is to monitor river conditions, primarily for fishing. It does not capture the fire pit area or other areas that guests typically use. br**The drive to Big Sky Resort is approximately 2 hours. You will find yourself at the end of a rural road (but still very easy to drive to) with uninterrupted views of the Absaroka mountains and the surrounding Paradise Valley. The minute you step inside and see the deer and antelope grazing in the 4 acres surrounding the property, you know you have found your Montana vacation home. brThe lower level has a bedroom with a queen bed and nice desk, full bath and washer / dryer closet. The full kitchen with dining area is ideal for cooking meals to eat with breathtaking views or outside on the patio, enjoying the Big Sky air. Stocked with large and small appliances (all new), utensils and serving ware for the entire group. brThe living room has seating for all, windows with views, and a pull out sofa (queen size) for additional sleeping. The flatscreen smart TV has Direct TV and a very simple stereo system. brUpstairs are 2 bedrooms and a shared full bathroom - the first bedroom has a queen bed, TV, and desk - and of course, more of those amazing views. The second bedroom has 2 single beds and a dresser. brAside from everything in the home being like new, well thought out and comfortable, you cannot imagine a more ideal location for a trip to explore the mountains, rivers, towns and your favorite National Park. brThe owners of the home manage a hotel in the west and know what it takes to make a guest feel at home. They also have a love for the history and romance of the historic Yellowstone Trail - a historic route that is mere yards from where the home sits. In addition to a sense of place, you will find interesting history and artifacts in the home. The Yellowstone Trail Lodge will quickly become the place you will want to return to year after year with your family and friends.brbrYou can access the home with an electronic keypad on the front door. There is also a backdoor key pad if needed.brbrWe live in Livingston and are available for questions or emergencies. We are always happy to help and would always prefer a question rather than any frustration on your part!brbrYou are in a neighborhood, with other homes around, but it's definitely still rural. You are 15 minutes or less from restaurants, bars, hot springs and groceries.brbrYou will need a car to get around the area. You are an easy and short drive to Gardiner and Yellowstone National Park (to the south) or 10 minutes from Emigrant (to the north) where you can find groceries, gas, restaurants, and entertainment in either. Livingston is 25 minutes to the North of the house. We recommend 4 wheel drive in the winter time. The roads in the neighborhood are plowed in the winter, but its always a good idea in Montana!brbrThere is no garbage service in the area, so guests must take their bagged garbage to a local green bin during their stay and before departure.

You will want to take some bottles with you when you leave. br brIn our area we have excellent hiking, not only on our property, but Pine Creek Falls epic. Google Pine Creek Falls, also google Yellowstone Hot Springs. Its the best hot springs by far. Chico and Sage lots to do around hear. Some people swim too. brbrTry Yellowstone Hot Springs for a soak, (the best,) and Chico Hot Springs 7 min away..brbr Sage has the best breakfast lunch and dinner. Open all year. Restaurants are 5 to 7 minutes down the mountain. Very close for your convenience, but not too close. brbr Yellowstone park has activities all year round as well. The drive from this property to North entrance is stunning. br brOur Emigrant General Store pretty much has everything some organic too! 5 minutes down the hill.brbrWe are open in Winter. If it snows, and you get stuck, we do have the ability to get you unstuck! So no worries. We are close if you need us. Otherwise you won't know we are around.br brYellowstone Hot Springs is beyond beauty my favorite, and 20 minutes from here. The right kind of warm soak is to be had. brbrChico hot springs is just 7 minutes away. Restaurants include Sage, Chico, Livery Stable, BBQ nose and a few more. All eating within 5 to 10 minutes drive. Some serve breakfast too. brbrEmigrant General Store has everything, so you can eat at home. In the 1880s, the Northern Pacific Railroad completed a rail line that competed with Yankee Jim's route, and eventually forced him out of business.
