Paradise Valley Rest is a recently renovated one king bed and twin bed/one bath hotel style apartment walking distance to the Emigrant Fishing Access point on the Yellowstone River, Emigrant Store, Old Saloon, WildFlour Bakery, and Follow Ur Nose BBQ.brbrLocated off highway 89 it's easily accessible and only 5 minutes from Chico Hot Springs. We are about 30 minutes north of Yellowstone Park.brbrThe apartment is located above the homeowner's shop and small living quarters. The entrance is quaint, board and bat and corrugated metal siding. Head up the carpeted stairs into the main living area. The small dinning room table seats four people and the windows lend views to upper Paradise Valley and Emigrant Peak (thru the trees). The living area also hosts a small couch, coffee table, and flat screen TV with Dish Network service and twin bed for a third guest.brbrA small kitchenette is the hallway between the living area and the bedroom/bathroom. A mini fridge, sink, cabinet, coffee maker, microwave and toaster will let you cook basic meals. The apartment is walking distance to the Emigrant General Store, the Old Saloon, Wild Flour Bakery, and Follow Ur Nose BBQ. The apartment is also walking distance to the Yellowstone River, the Emigrant fishing access. brbrThe bedroom boasts a king bed and is well appointed with two bed side tables and vintage green lamps. brbrThe bathroom shower is freshly tiled, there is a small vanity with a mirror and a small wall separating the toilet from the rest of the bathroom.brbrIt's quaint and the perfect accommodation for two or three guests!

To your west are towering peaks of the Absaroka Mountains. Picture clean, luxurious, mountain modern oasis. brbrSLEEPING ARRANGEMENTS: A total of 8 people can comfortably sleep in the home with 7 beds. The main level has a bedroom with a single queen bed. Another bedroom on the main level has a bedroom with 2 full size beds. These are bunk style, but the bunk is very spacious and has enough height for even an adult. There is a large full bathroom with tub/shower combo between these two rooms on the main level. brbrJust upstairs into a large loft area looking over the living room there are 2 twin beds (these can be easily converted into a king bed with a very nice conversion kit). brThere is also a daybed type bed with a twin size mattress and a twin bed trundle. brbrOn the other end of the house is a very large master bath with soaker tub, walk in shower and double vanities. The master bedroom is locked for owner use only. And they are never there when we have guests. All linens, towels and organic Public Goods personal care amenities are provided for your stay. brbrLIVING AND SHARED SPACES: The living area has a real wood fireplace, towering windows framing Emigrant Peak, 2 couches & two oversized chairs. A large flat screen smart TV is above the mantle. brbrThe kitchen is large, fully stocked with commercial grade stainless steel appliances, small appliances like blender, crockpot, toaster, coffee maker, etc. We provide dish detergent, soaps, paper towels, and coffee filters for your stay. brbrJust off the living area is a large covered patio with seating, a picnic table and a propane BBQ grill (propane included). brbrTHE AREA: The home is at the end of a gravel (but well maintained road) overlooking the valley. It sits on 25 acres next to a large ranch and there are a few homes that you pass on the way to the house. brbrParadise Valley or as some say, 'The Valley’ – Paradise Valley runs north and south from Livingston to Gardiner along the Yellowstone River. On either side are mountain ranges running north and south. There are a number of local places for food, gasoline, and groceries within a 10-to-30-minute drive. Paradise Valley is exquisite, pristine and filled with hidden trails, river access sites, hot springs, scenic drives and more. brbrLivingston, MT “In Town” (40 minutes or 31 miles, north) – The town of Livingston is just north of the house about 31 miles. In Livingston, you will find full-service grocery stores, a hospital, movie theater, pharmacy, shops and art galleries and great restaurants - just about anything you need or want is a beautiful and short drive away. brbrGardiner, MT (26 miles, south + Yellowstone National Park) – This is the only gateway to YNP open year-round. The North Entrance of the YNP (Gardiner) and the road to Silver Gate / Cooke City, MT is plowed year-round.brbr The house's master bedroom is locked for guests. It is not advertised in the listing as part of the 3 available rooms.br Garbage service is not available at this location, there are several places nearby to dispose of your bagged garbage, a map will be provided.brbrYou will want a reliable 4wd vehicle year round. The house is off a main highway and then a gravel road, but it is very well maintained. We ask you drive 10mph on the gravel. Neighbors will get frustrated if you speed through and it is very hard on the road. brYou will want to drive to public hiking access points, the river and to the various smaller communities around.

Triggered by a combination of natural forces and environmental shifts, the deluge left a trail of destruction in its wake. After a 20 month journey marked by diligent cleaning, extensive rebuilding efforts, a couple of additions, and an abundance of hard work, River Rose welcomes guests once more. brbrPlease note that there is a 5 night minimum stay in the summer.brbrBRIEF DESCRIPTION: This newly remodeled western style ranch home enjoys a beautiful location on the Yellowstone River South of Livingston. River Rose is accessed by a ramp from the parking area to the main floor and is all on one level. Bring your drift boat because there's a place to launch right out back! Fish out the back door, hike, and bike in the rugged Absaroka Mountains or drive into Livingston for some small town western entertainment. brbrBEDROOMS/BATHOOMS: The home has four bedrooms all decorated very tastefully with a western theme. The master bedroom has a king size bed with a log frame and a large private bath. The second bedroom has a queen size bed with a log frame and the third bedroom has two twin beds also with log frames. The fourth bedroom/den includes a high-end queen size sofa sleeper, incredible views, and a large TV. As you enter the property, the long driveway weaves between irrigated green horse pastures until you reach the River Rose home situated right on the banks of the Yellowstone River. A large grassy lawn area out front is perfect for kids to play and to enjoy the fantastic views of the Absaroka Mountains. There is a property caretaker that looks after the owners' horses as well as the River Rose home. The caretaker's residence is far enough away that your privacy is ensured yet he can be easily reached if there is a need. Out in the back of the home the river flows by just feet from the back door! A large grove of cottonwood trees provides some nice shady areas for picnics on those sunny days. brbrOUTDOOR AMENITIES: There is plenty of outdoor seating for barbecues as well as a gas grill. Enjoy the views and the river frontage provided at River Rose. Rent a drift boat, canoe or raft, and plan your own adventures on the Yellowstone. Other nearby activities include hiking, biking, horseback riding, and the north entrance to Yellowstone National Park. Chico Hot Springs, with world class dining and great soaking, is just a few miles down the road. The town of Livingston is 20 miles away with a great selection of restaurants, galleries, and shopping. Bozeman is just over the hill. Winter visitors can enjoy cross-country skiing in the beautiful Absaroka Mountains and Yellowstone Park. There is so much to do!

One bedroom apartment attached to what once was a historic log bar now an art gallery and frame shop. This business is quiet and is closed at 4:00 every day. The apartment is spacious, about 500 sq ft with sliding door opening to a large deck with table and chairs, propane BBQ, and views of mountains. Lounge chairs are available in the warmer months. It is an ideal location, so close to Chico Hot Springs, 4-5 restaurants and bars, fishing, hiking and the quaint western town of Livingston!brbrIt is in a picturesque location and is clean and charming. The bed is comfy and has a sliding door opening to an 8' x 24' deck and a wonderful view of the mountains and also is private from other homes and the road. There is a large 'L' shaped country kitchen that has a love seat and end table as well as the dining table with seating for 4 and a corner cabinet offering storage of kitchen serving dishes, etc. There is a full-sized washer and dryer with laundry soap and dryer sheets provided. There is no separate living room. Tariff varies according to time of year. If you brought your four-legged, we have a small pet fee of $10 per day up to a maximum of $45, unless the stay is longer than 14 days. Additional pets, slightly more. Please get a quote for longer stays and multiple pets. A $30 fee is automatically added by Airbnb. Additional pet fee can be paid via Airbnb site. We live a few miles away, my husband, Gary, works in the gallery during the day. There is no noise from the business. The apartment is oriented to the backyard and the mountains and is shielded from any minimal road noise by design. Gary's hours are shorter these days as he nears retirement. We do have a co-host, Matt, that can assist if we are away.brbrI love the town of Pray! The town is really a wide spot in the road with a post office, art gallery, hair salon, surrounded by ranches and small acreages. The historic Chico Hot Springs is two miles away with its hot springs pool, Saloon, fine Dining Room and Poolside Grille. Other restaurants and bars or saloons are in the area, within ten minutes drive. The mountains are ten thousand feet high and are always beautiful. Horses frolic in pastures and there could be a cattle drive going on right on the road. Yellowstone is 35 minutes away. Emigrant is 3 miles away for a wonderful selection of groceries, even organic.brbrCar or bike is necessary. Horses are welcome too! I have heard there are Uber drivers in the area now! Daily bus to and from Bozeman leaves from Livingston at the Shopco store.brbrWifi is available and a variety of movies for the 40 flat screen television and dvd player. BBQ and a kitchen stocked with the basics awaits you! Ketchup, mustard, steak sauce, hot sauce, vinegars, extra virgin olive oil and Pam spray, usually a salad dressing or two and basic paper products are provided for you!brHOUSE RULESbrbrSmoking outside please.brbr Pets are allowed with approval and a small fee of $10/$15/DAY for 1/2 pets or a $45/70 maximum for up to 1 week.
