This contract is entered into as of the date when the Renters place their brreservation online and the reservation is screened and accepted by the Property Manager. The brProperty Manager will notify the Renters when their reservation is accepted. brFull payment is due 30 days prior to check-in and must be received before the lock box code and directions to the vacation rental are released.brPolicy: brThe Vacation Rental must be left picked up and the departure instructions followed. If there are brdifficulties following the departure instructions, the renter should notify the property manager.brReservation Policy: brWe, the Renters (also referred to as “Tenants” and “Guests”) agree to the following: br1. We will be completely responsible for any and all damages to the property caused by brour negligence. br2. We will notify the owners of any damage upon arrival. br3. We will hold the owners harmless from any and all bodily injury and/or property brdamage incurred on the property arising out of our negligent acts or omissions. See brdisclaimer below.br4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing britems. br5. Please follow the cancellation policy through the website you booked through. br6. There are no refunds for early departure or no shows.br7. There are no refunds for snow or weather conditions. br8. All rental monies are due 30 days prior to arrival. br9. All trash must be bagged and placed in bear proof trash can or cost of $100 for unbagged trash. br10. We will not hold the owners responsible for any items left after our check out if we get the request brto send items back, we will charge postal costs plus $15 for packaging. br11. Lost keys will incur replacement costs of $50 br12. This is not a party house. br13. This is a non-smoking vacation rental. br14. Pets are not allowed in the rental unless property allows dogs or approved by the brproperty manager. br15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum brstated occupancy. br16. Please check when your check in time is. An early check-in or late checkout is subject to brextra rental charges. br17. The Renter must be 21 years of age to book this vacation rental. br18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of brthe cancellation policy. brWe reserve the right to refuse service to anyone and can ask you to leave the property if you are rude/disrespectful or breaking any of these rules. We will not be responsible for accidents or brinjury to guests or for loss of their money, jewelry, or valuables of any kind. brDisclaimer: brRenters understand that the Property Manager is not responsible for any personal injury caused brby slipping on snow or ice, and that tenants are responsible for the removal of snow and ice braround the doorways and paths to car, to include the parking area. brAnd further that the homeowners are not responsible for any personal injury or loss or damage to brtenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of brgod or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances. brUnder no circumstances will tenants or their guests hold the owners of the vacation rental brresponsible for any damages or claims of any kind resulting from their stay, except for brintentional acts of harm. brBy booking this property you are agreeing to this agreement and disclaimer applies to Renters and all guests in the Renters’ party. brI, the Renter, have read, understand, agree to, and will abide by this rental agreement and all brconditions stated herein.
