The house has a small kitchen and full bath. One full-size bed and one queen bed are located at one end of the open space where you can fall asleep to the sound of the river. The sod house sleeps four and is available to reserve (for an added fee) in addition to the main house May through September, weather permitting. This addition is $100/night plus an additional cleaning fee of $75. There is no A/C in the sod house, but it stays pretty cool, so it isn't really needed! br ***The cabin is a rustic experience for those who don’t mind the possibility of sharing the space with the occasional insect that finds its way inside. brbrThis house was previously listed as Woodgate Mountain Retreat: 40 Acres of Peace! and was hosted by a STR management company. We have made the switch to being owner managed.brbrGuest accessbrYou will have access to the entire home, the gorgeous porch, and the backyard. There is also river access and state water with fishing access upstream of the property between the bridge and the yard! brPLEASE NOTE: We have a local rancher who keeps his cattle on some of the surrounding acreage. We kindly request that you stay out of these areas for safety reasons. They are for your viewing pleasure only. br*PLEASE NOTE: Fishing on the river is acceptable with an appropriate fishing license, but it is catch and release ONLY. The river access from the property is undeveloped so please fish according to your abilities and at your own risk. br***PLEASE NOTE: The sod house on the property is available to rent from May 1st through September 30th. The house sleeps an additional 4 people. The total number of guests the house sleeps without the use of the sod house is 10.br****PLEASE NOTE: The beautiful and unique driveway is hand-placed cobblestone and is bumpy. It is easily manageable for vehicles; however, motorcycles should be aware and use caution.br

This is a quaint little treehouse with two hammocks and two small beds. The two beds can be pushed together to make one. My daughters and I built this a couple of years ago. Spared no expense. It’s got an absolutely gorgeous porch, wooden trim, white oak flooring, and lots of windows. It Has a television and a great view of the sunset from the porch with two swinging chairs. Can’t wait for you to enjoy the space the way that we have. Bathroom is inside the main residence and shared with the residents.brbrClose to town and downtown restaurants. Owners live on property and provide 24/7 access to restroom and shower and laundry room.

The new San Juan guest house has gravel driveway parking spaces that leads to your own private entrance. The guest house is not shared with the rest of the house. Upon entering you will have a full kitchen with all the kitchen ware for cooking and eating. There is a living room for relaxing, a dining table for your meals or space for work. There are 2 bedrooms one with a new queen bed and the other is a new double bed that you can catch a good nights sleep on.brThe Black Canyon of Gunnison National Park view is seen from the front of the house and is only a 20 minute drive. Ouray Hotsprings is about a 45 minute drive and in between you can visit the beautiful Ridgway State Park. The center of Montrose town is about an 8 mile drive where you have all of the major retail stores such as target, Walmart, fast food chains and more. I highly suggest visiting Main Street to shop at all of our wonderful local stores from gifts and coffee to local eateries. Last but not least try gazing on your porch!

Ouray, Telluride, Grand Mesa, Black Canyon, Blue Mesa, and the list goes on. Also not far from Grand Junction. This property was indeed built by myself.
