Beautifully appointed upper level river view condo where you will experience the calm and babble of Fall River river just steps from your door, or from the Fresh water hot tub right in the room! Fully equipped kitchen with dishwasher, full bath and king bed with luxurious down bedding & high count linens. Spacious living room with vaulted ceilings, queen sofa sleeper, and a gas fire place to pop on with ease. In addition to the living room is a dining table, TV, DVD, Stereo, WI-FI and your own south facing deck with patio furniture to relax. Make dinner on the BBQ located close by or pool side while enjoying a swim in the seasonal outdoor heated pool, after a day of hiking. This property is located only 1/2 mile from the north entrance to Rocky Mountain National Park and 3 1/2 miles west of Estes Park. This is a privately owned condo located in a lodge property. No need to stop at registration we have you covered!
Vacation Rental Agreement-
This vacation rental contract is a legal agreement between Estes Park Property Management
(also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants”
and “Guests”). This contract is entered into as of the date when the Renters place their
reservation online and the reservation is screened and accepted by the Property Manager. The
Property Manager will notify the Renters when their reservation is accepted.
Full payment is due 30 days prior to check-in and must be received before the lock box code and directions to the vacation rental are released.
Policy:
The Vacation Rental must be left picked up and the departure instructions followed. If there are
difficulties following the departure instructions, the renter should notify the property manager.
Reservation Policy:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1. We will be completely responsible for any and all damages to the property caused by
our negligence.
2. We will notify the owners of any damage upon arrival.
3. We will hold the owners harmless from any and all bodily injury and/or property
damage incurred on the property arising out of our negligent acts or omissions. See
disclaimer below.
4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing
items.
5. Please follow the cancellation policy through the website you booked through.
6. There are no refunds for early departure or no shows.
7. There are no refunds for snow or weather conditions.
8. All rental monies are due 30 days prior to arrival.
9. All trash must be bagged and placed in bear proof trash can or cost of $100 for unbagged trash.
10. We will not hold the owners responsible for any items left after our check out if we get the request
to send items back, we will charge postal costs plus $15 for packaging.
11. Lost keys will incur replacement costs of $50
12. This is not a party house.
13. This is a non-smoking vacation rental.
14. Pets are not allowed in the rental unless property allows dogs or approved by the
property manager.
15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum
stated occupancy.
16. Please check when your check in time is. An early check-in or late checkout is subject to
extra rental charges.
17. The Renter must be 21 years of age to book this vacation rental.
18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of
the cancellation policy.
We reserve the right to refuse service to anyone and can ask you to leave the property if you are rude/disrespectful or breaking any of these rules. We will not be responsible for accidents or
injury to guests or for loss of their money, jewelry, or valuables of any kind.
Disclaimer:
Renters understand that the Property Manager is not responsible for any personal injury caused
by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice
around the doorways and paths to car, to include the parking area.
And further that the homeowners are not responsible for any personal injury or loss or damage to
tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of
god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold the owners of the vacation rental
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
By booking this property you are agreeing to this agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all
conditions stated herein.

    We stayed for 4 nights in this unit. Check in was super easy, communication was quick, everything was clean and exactly as described. Location to the park was a perk for us as that's where we spent the majority of our time.

    Me and my girlfried stayed 4 night, had a great time. Did havebone problem, even with it being a sunday they called me back very quickly and sent a maintenance guy to fix the problem why we where out in town. We would definitely stay again the only down side was no animals made us miss our puppies why we were gone

    We had a wonderful stay! The condo is immaculate, communication is outstanding and the check-in/out process is seamless. We saw dolphins every morning, and enjoyed the quick walk to the beach. The pool was so nice, with plenty of seating even with it being a very busy time of year. I will definitely considering booking again next year. Thank you Kristin! My girls and I had a great trip!!

    We were very pleased with our stay at Isle Be Back Sea Club community. The unit was clean and well-appointed with enough kitchen and bathroom amenities. The view from the balcony is nice and relaxing. The pool area was good, and even though we didn’t venture in the pool, we did enjoy lounging and reading poolside. Everyone we encountered from vacationers to residents, were so warm and friendly. This was our second time staying at this location, and I’m sure it won’t be our last. It definitely is home away from home.

    This was an awesome vacation. Room was great. View was amazing. The location of the property was perfect. Check in was easy and they let us check in early. Definitely recommend this place to stay for an Indian shores vacation.

    What a wonderful place to stay! The condo was well equipped and the furniture very comfortable. The view from the balcony was amazing! Enjoyed watching the dolphins, osprey, pelicans, raccoons and all different kinds of boats. The location was ideal. Close to restaurants, food marts and of course the beach. The complex grounds were well maintained and beautiful. Enjoyed many days at the pool. Heated and never crowded. The check in and out process went smoothly and the host made you feel very welcomed. Highly recommend!
