Beautifully appointed private condo where you will experience the calming babble of Fall River. No stairs to enter this property for easy access, garden level and patio. Fully equipped kitchen with dishwasher, coffee maker (drip style), toaster, microwave, and more. Full bath with tub/shower and queen bed with luxurious down bedding & high count linens. Spacious living room with a queen sofa sleeper, dining table, gas fireplace, TV,DVD, Stereo, Wi-Fi and south facing patio through the sliding glass doors with furniture to relax. Enjoy cooking on the BBQ just outside your door or pool side while enjoying a swim in the seasonal outdoor heated pool. This property is located only 1/2 mile from the north entrance to Rocky Mountain National Park and 3 1/2 miles west of Estes Park for shopping and restaurants.
Vacation Rental Agreement-
This vacation rental contract is a legal agreement between Estes Park Property Management
(also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants”
and “Guests”). This contract is entered into as of the date when the Renters place their
reservation online and the reservation is screened and accepted by the Property Manager. The
Property Manager will notify the Renters when their reservation is accepted.
Full payment is due 30 days prior to check-in and must be received before the lock box code and directions to the vacation rental are released.
Policy:
The Vacation Rental must be left picked up and the departure instructions followed. If there are
difficulties following the departure instructions, the renter should notify the property manager.
Reservation Policy:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1. We will be completely responsible for any and all damages to the property caused by
our negligence.
2. We will notify the owners of any damage upon arrival.
3. We will hold the owners harmless from any and all bodily injury and/or property
damage incurred on the property arising out of our negligent acts or omissions. See
disclaimer below.
4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing
items.
5. Please follow the cancellation policy through the website you booked through.
6. There are no refunds for early departure or no shows.
7. There are no refunds for snow or weather conditions.
8. All rental monies are due 30 days prior to arrival.
9. All trash must be bagged and placed in bear proof trash can or cost of $100 for unbagged trash.
10. We will not hold the owners responsible for any items left after our check out if we get the request
to send items back, we will charge postal costs plus $15 for packaging.
11. Lost keys will incur replacement costs of $50
12. This is not a party house.
13. This is a non-smoking vacation rental.
14. Pets are not allowed in the rental unless property allows dogs or approved by the
property manager.
15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum
stated occupancy.
16. Please check when your check in time is. An early check-in or late checkout is subject to
extra rental charges.
17. The Renter must be 21 years of age to book this vacation rental.
18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of
the cancellation policy.
We reserve the right to refuse service to anyone and can ask you to leave the property if you are rude/disrespectful or breaking any of these rules. We will not be responsible for accidents or
injury to guests or for loss of their money, jewelry, or valuables of any kind.
Disclaimer:
Renters understand that the Property Manager is not responsible for any personal injury caused
by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice
around the doorways and paths to car, to include the parking area.
And further that the homeowners are not responsible for any personal injury or loss or damage to
tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of
god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold the owners of the vacation rental
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
By booking this property you are agreeing to this agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all
conditions stated herein.

    We rented The Lake House because it was only twenty minutes away from the venue of my great niece’s wedding. Our son and daughter along with their spouses along with our beagle joined us. The house more than accommodated all of us. Weather permitting there is a lot to do outside and no matter what the weather plenty to do inside. My husband and I are hoping to return next year.

    The location was convenient to downtown Estes and RMNP. The place was small but definitely enough for 2. The kitchen worked out well for us with our dietary needs.The biggest issue for us was noise. The upstairs neighbors were quite loud and we definitely heard activities that we’d rather not hear.Additionally there was a ticking sound of sorts that drove me crazy. I don’t know if it was the baseboard heaters or what but it definitely negatively affected my sleep.

    Everything was as described except for microwave door problem. Host said didn’t have time to repair but there seemed to be a month since last occupants. Also many minor repairs needed. Door handles and locks were an issue. Lovely setting and plenty of room for all family.

    We thoroughly enjoyed our stay at Nobody’s Business. We were there to celebrate our son’s graduation from USC. The house was a perfect place to relax with family. We particularly loved the extra large dining table. It was perfect for meals with the whole family, card games, and puzzles. Hopefully we will be able to return!

    We had a wonderful time at this lakehouse on Lake Murray for our annual fall fishing trip! Great location on the lake with plenty of dock space for boats. House was very clean, well stocked, and owner was very friendly. Overall, a great experience and hope to come back in the future.

    We had a very relaxing girls weekend at this home. The views are exceptional and there are many areas where you can spend time outside looking at the lake - a screened porch, open porch with rockers, lower deck, firepit and gazebo. The host was very responsive and the check in was super easy. If you're looking to relax and spend a quiet weekend on the lake, this is a wonderful option.

    We enjoyed our stay at your lovely home in the woods on Lake Murray. We had a nice barbecue dinner, relaxed on porch and eventually had a nice fire in fire pit our first night. It was an hour plus ride to USC for the game with traffic but still worth the views! With 4 couples we all had our own bathrooms and plenty of space. Cooking dinner and big breakfasts we felt the kitchen was pretty well appointed. Wouldn’t have minded some more wraps for our leftovers but it overall a lot was covered Also loved that they had a regular drip coffee maker. Thanks for sharing your lake home!

    We stayed for a work retreat, the house was fabulous for a our group of 8. House was clean, well-equipped, great location on Lake Murray and the host was extremely accommodating. I would definitely recommend this home to everyone looking for this type of space on lake murrey.
