With one queen-size bed and two twins, there`s ample space for a peaceful night`s sleep after a day of exploration. Stay connected with high-speed internet and savor delicious meals prepared on the BBQ. Please note that there is a 2-night minimum stay, and our pet-free policy ensures a tranquil environment for all guests. Vacation Rental Agreement-
This vacation rental contract is a legal agreement between Estes Park Property Management
(also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants”
and “Guests”). This contract is entered into as of the date when the Renters place their
reservation online and the reservation is screened and accepted by the Property Manager. The
Property Manager will notify the Renters when their reservation is accepted.
Full payment is due 30 days prior to check-in and must be received before the lock box code and directions to the vacation rental are released.
Policy:
The Vacation Rental must be left picked up and the departure instructions followed. If there are
difficulties following the departure instructions, the renter should notify the property manager.
Reservation Policy:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1. We will be completely responsible for any and all damages to the property caused by
our negligence.
2. We will notify the owners of any damage upon arrival.
3. We will hold the owners harmless from any and all bodily injury and/or property
damage incurred on the property arising out of our negligent acts or omissions. See
disclaimer below.
4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing
items.
5. Please follow the cancellation policy through the website you booked through.
6. There are no refunds for early departure or no shows.
7. There are no refunds for snow or weather conditions.
8. All rental monies are due 30 days prior to arrival.
9. All trash must be bagged and placed in bear proof trash can or cost of $100 for unbagged trash.
10. We will not hold the owners responsible for any items left after our check out if we get the request
to send items back, we will charge postal costs plus $15 for packaging.
11. Lost keys will incur replacement costs of $50
12. This is not a party house.
13. This is a non-smoking vacation rental.
14. Pets are not allowed in the rental unless property allows dogs or approved by the
property manager.
15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum
stated occupancy.
16. Please check when your check in time is. An early check-in or late checkout is subject to
extra rental charges.
17. The Renter must be 21 years of age to book this vacation rental.
18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of
the cancellation policy.
We reserve the right to refuse service to anyone and can ask you to leave the property if you are rude/disrespectful or breaking any of these rules. We will not be responsible for accidents or
injury to guests or for loss of their money, jewelry, or valuables of any kind.
Disclaimer:
Renters understand that the Property Manager is not responsible for any personal injury caused
by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice
around the doorways and paths to car, to include the parking area.
And further that the homeowners are not responsible for any personal injury or loss or damage to
tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of
god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold the owners of the vacation rental
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
By booking this property you are agreeing to this agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all
conditions stated herein.

    This was my second time staying at the Nystrom condo. The condo is in a great location near Lake Estes with superb views of the mountains; it’s in a quiet neighborhood and only about 10-15 minutes from one of the RMNP entrances. The condo is clean and spacious for 2 people and had everything we needed for our stay. The check-in process was easy and the property management folks were responsive if we had any questions. I’d definitely stay here again!

    Nice place with all the convenience of home. Having a garage was nice too. Close to park and town without being over run. Saw a deer at the property and lots of Wyoming ground squirrels. Hand-held showers were nice too.

    This property should be removed from VRBO listings.When we walked in the unit we noticed immediately the carpet was very dirty and it did not smell very good inside.We opened some windows to get air flowing and then another window just blew open because the crank handle on it is broken. We had to walk outside and push it closed and that meant there is no way to lock it shut. There also was no screen on that window.We took our bags back to the bed rooms and noticed that in one bedroom the ceiling light did not work.We went to the back door to the back yard to see it and the weeds were about knee high.We went to the front porch to relax and saw where rotted wood had been painted over but a lot of the paint has peeled off.Checked out the bathrooms and found black mold in one of the showers.The fire extinguisher by the kitchen is not charged.Last but not least there is mouse feces in the oven and the pans under the oven!!!This unit is not fit to be in the VRBO organization!!!

    We stayed with our two grown children, our son in law and 2 grandbabies. We loved our visit and would definitely stay at this house again. Or take about 15-20 min to get down the mountain in the snow to the ski area. You are right there at the ski area when you come off the mountain. The grocery store is very close. We loved the mule deer coming up everyday to visit us. The grandbabies loved them and so did all of the adults. We did not get a chance to use the hot tub unfortunately but sure wish we had been able to stay longer. The house is very roomy, the kitchen has all of the items needed to cook etc. there was a keurig ( it needs to be updated it is a one cup water holder and is very slow ) but that’s no big deal. There was a regular coffee maker also. They provided small sleds and snowball makers . Our grandbabies loved the jacuzzi bathtub and there was a tv in every room I believe. The kids were able to watch Netflix etc. we highly recommend this house for a getaway!!

    When we arrived the check in was smooth and easy. Our group consisted of grandparents, parents, big brother and girlfriend and 2 little brothers. There were plenty of rooms to accommodate everyone. We all enjoyed the fireplace and large living area. The hot tub was perfect!! Thank you for sharing your beautiful home!!

    Check in was super easy! Home was clean and very comfortable. Stayed 3 nights no issues. Location is perfect, Jacuzzi was a perfect touch.very open cabin my family loved it and we enjoyed our time there. Deer everywhere, and would come up to be fed by our kids. Perfect cabin to relax! A plus all rooms had tv. Huge kitchen to cook and bake. everything we needed was there !

    The location was perfect, it had views from all sides. The house itself was gorgeous and has so many cozy blankets and pillows and everything we needed. My kids loved the hot tub and the fire pit was perfect for smores with my little ones. It was a secluded area and we had two deer come right up to our deck and let us pet them!! We will definitely be going back, but next time we’ll stay even longer.

    This is our second time staying here. It always makes us feel like our second home and we never want to leave. We have everything we want and need here all that you need to make it feel that way. It is so well equipped with what you need so we just pack our clothes and food . The area is so beautiful and we even had a deer walk up to us right by the deck it was great to see.
