The Artists' Cottage (Carbondale on the corner of Eight and Euclid was completed in December of 2015 and has over 600 square feet of bright south facing living that accommodates two to three guests (additional nightly charge for 3rd guest). The cottage is a free-standing building separate from the owners’ house and has its own parking, entrance, flagstone patio, small yard and view of Mt Sopris. With a vaulted ceiling, gas fireplace and bamboo floors the cottage is a warm contemporary space to spend a few days or a few weeks. A separate bedroom with a queen bed, blackout blinds and high thread count linens guarantee a great night’s sleep. A hotel style twin size roll-away bed is available to be set up in the living room for a third guest. The bath has a walk/wheel in shower and a separate room with commode and washer/dryer. The kitchen is fully equipped with gas convection range, microwave, dishwasher, refrigerator, toaster and both a multi-cup and single serve coffee makers and all the utensils and serve ware needed to prepare and serve meals. There is an attached storage area for skis and other sporting equipment. Cable TV and free WiFi allow guests to stay connected. While the cottage is not ADA compliant, it has no stairs and is fairly accessible depending on an individual’s needs. Nestled on 1.5 acres in the piñon pines feeling the seclusion of this entire property getting a mountain cabin experience with a private hot tub. 1940's cabin with a full interior renovation in 2016 keeping the nostalgic look of the cabin on the exterior. It features a fully equipped kitchen, tv, wifi, a/c and a fireplace. Pets allowed upon approval with a pet fee. No aggressive dogs allowed on the property.brbrThis is a 500 square foot cabin that sits on 1.5 acres. The cabin features an open floor plan with a fully equip kitchen. There is a separation curtain from the king bedroom area to the rest of the cabin.brbrYou will need your own form of transportation as there is no public options to get you to the cabin. There is plenty of parking in the driveway. In the winter it is highly recommended you have 4WD. There is a 300’ section of dirt road that is plowed but snowpack in the winter. With good snow tires an AWD or front wheel drive will work.brbrNestled in the piñon pines giving you the secluded beauty of the Colorado mountains yet less than 10 minutes from town. There are hiking trails less than a mile from your front door. Two ditches running through the property May-Oct. You will see wildlife and plenty of stars.brbrYou will need a car to get to the property because there is no public transportation. Once you are on Hwy 82 you may opt to use the RFTA bus system that takes you up and down the valley. In the winter you will need an AWD or 4WD vehicle to get up the driveway. We also recommend you have snow tires for the 300' section of snowpack roads. If you do not have the proper vehicle there is a chance that you would not make it all the way to the cabin and have to walk the short distance up the driveway.brbrWe have a ranch dog, Clyde, you will most likely be greeted by while you stay. He is a young large Great Pyrenees. We are often in low cellphone coverage areas, and phone calls and texts will not reach us quickly. Our goal is to keep our cabin well maintained and secure for all of our Guests. We want you to enjoy your visit; hopefully, these house rules will help you enjoy and understand our property. As a guest, I agree to the following terms and conditions: br TERMS AND CONDITIONS br br1. The premises are to be used only as a private vacation residence for registered Guest (s). The Guest (s) will provide the Owner with a complete list of all occupants of the premises. The Tenant will not allow occupancy in the condo more than that agreed upon in reservation. No Parties or group gatherings, other than registered Guest (s), shall occur. The maximum number of Guest (s) five (5) persons. 2. The person booking the reservation must be over the age of 18 and be an occupant of the unit during the entire reserved period. 3. Smoking: 100% Smoke-Free home. Guest (s) or Guest (s) of Guests cannot smoke anywhere on the property ground inside our condo or outside. We do not rent to smokers. Please do not rent if you are a smoker, even if you plan on smoking off the property. Any sign of smoking will result in a $500 extra cleaning fee will be charged. 4. Storage of Food Items: Guests to maintain a clean environment outside the cabin by not leaving food items out. Food items should be kept inside to prevent attraction of bears. Please keep doors locked at night to prevent any possibility of a bear intruding into the cabin. brbr 5. Check-­In/Check-­Out: Check-in instructions will be provided to you via Airbnb messages before your arrival. Please bring printed check-in instructions with you the check-in information with you. Check-in is at 4 PM MST. Check-out time is 10 AM. MST. If you check out later than 10 AM, you will be charged twice the nightly rate for each additional night. Check-out upon departure, put all garbage in plastic garbage bags then in the cans outside, wash any dishes you used. Please leave the bedding on the bed. 6. Early check-­in and late check­-out requests are available for and an additional fee may be added based upon availability. These requests must be made 24 hours in advance. Please message in writing. 7. If the cabin is left excessively dirty, we will charge an added check-out cleaning fee. brbr 8. Please use beach towels for the hot tub and the bath towels to remain inside the unit. 9. Any issues with the cabin need to be brought to our attention right away during your stay so that we can make it right. We will only be able to address any issues with registered guests of the unit. brbr 10. Lost and Found Items: We are not responsible for lost items or damaged items. In addition to shipping and handling charges to return items left behind, we charge a $25 fee to look for and retrieve lost items. brbr 11. Cancellations: Our cancellation policy follows Airbnb's strict cancellation policy please refer to Airbnb site in addition to this policy; we do not provide refunds for unforeseen developments of weather including rain or snow storms. We strongly suggest that you purchase private travel insurance.12. No Daily Maid Service: We provide bed linens and towels. There is no daily housekeeping. For reservations 14 days or greater a mid-­stay clean is required for $125. A starter supply of bath soap, toilet tissue, and garbage liners will be provided; however, the Guest will need to purchase further supplies as they will not be replenished during your stay. brbr13. Guests Liability: Guests agree to accept liability for any damages caused to the property by guests or Guest's guests, including but not limited to landscaping, misuse of appliances, and equipment furnished. If damages are more than the damage waiver, the Guest agrees to reimburse owners for costs incurred to repair/replace damaged items. The rental is equipped for housekeeping with dishes, cookware, silverware, and glasses. Please do not remove any furnishings, equipment, or items from the unit, including any linen, dishes or other items from the unit. brbr14. Guest understand that the loft is not safe for sleeping and is not allowed to be used by guests. It is only for storage for supplies and for owner or manager to access.brbr15. We do not allow open flames inside or out! We are in high wildfire risk area in the summers. brbr16.Guest understands that there is no guaranty that properties adjacent to the cabin will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic, or other guests or neighbors, and any such disturbance shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment. There are very few neighbors and none very close so this would be a very strange occurrence. brbr17. Illegal and or Disruptive Activity: We reserve the right to remove any individual from the premises for any illegal or disruptive behavior on the premises. We reserve sole discretion in determining if a guest should be removed from the premises for illegal and or disruptive behavior. No arrest or conviction is necessary for us to remove an individual from the property. If an individual is removed from the property for such activity, no refund will be issued for money paid. Quiet hours are from 9:00 PM to 8:00 AM. We ask that everyone respect each other's privacy and quiet enjoyment by keeping music, televisions, etc. at a moderate level at all times. 15. Guest understands that there is no guaranty that properties adjacent to the cabin will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic, or other guests or neighbors, and any such disturbance shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment. brbr 18. Hold Harmless: Owners do not assume any liability for any loss, damage, or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing. We will use its best efforts to ensure that all equipment within the unit is in good working order, although neither Manager nor Owner guarantees that any equipment will not break down during your stay. In the event of a breakdown, we will use commercially reasonable efforts to remedy the situation as soon as possible after notification of the breakdown. Additionally, such a breakdown does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustments for any such mechanical failure. Nor will we accept liability for any loss or damage caused by weather conditions, natural disasters, or other reasons beyond its control. brbr 19. Internet: We do not guarantee internet and cable connectivity. If there happens to be an issue with the service it will be due to the provider and a tower being down and they promptly repair. The guest may contact the manager or owner to notify them of any issues. Guest understands that no refunds will be given for Internet connectivity issues or lack of service. brbr 20. Walkways: The Guest is fully aware that the walkways can be dangerous, that they can be slippery when wet, and that injury is likely to occur to anyone not using caution. Guests should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of walkways and stairs into the cabin. brbr21. Additional Terms and Conditions: The Guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges actual Owners from any and all claims, demands, and causes of action by reason of
