For consistency, the policies, terms, and conditions listed in the Rental Agreement shall prevail and supersede any other policies, terms, and conditions described on the listing/booking platform that you initially inquired and/or booked this property.br► The cottage is family-friendly but not child-proof. Children must be watched by a capable adult at all times.br► The cottage does not have a daily cleaning service like at hotels. You'll be provided with towels and linens. There is a washer/dryer available upon request.br❕Only a STARTER set of select products (trash bags, soap, paper towels, and toilet paper) is supplied. Please note your parking area is painted red! Street parking is also available. You'll have a private entrance on the right (south) side of the house. From the large rock stairs on the right side of the driveway, you’ll follow the paver path to your entrance and private backyard. You'll have access to the one bedroom unit which has a kitchenette, dining/living room, bedroom, and bathroom. brbr~Other things to note~brWe live upstairs above the Lower Luxe with our little pup, so you may hear us from time to time. We're super friendly, easy going, and want to respect the privacy of your stay. But we’re available if you have any questions or need anything. With the nature of a basement unit, you will hear footsteps & some noise as we're doing life upstairs. We'll do our best to honor the quiet hours of 10pm to 8am, as well as generally avoiding loud talking, music, or other noises and ask that you do the same :)brbrSince there isn’t temperature control with a basement unit, we’ve provided a heater and fans and are willing to adjust temperature as reasonably requested. Only 4 blocks from The Broadmoor Hotel and 1 Block from Stratton Open Space trail head, which offers many miles of hiking and mountain biking trails, or challenge yourself on your road bike with a ride up North Cheyenne Cañon Road to Helen Hunt Falls!br Keypad lock on the door will be programmed to a four digit code that you choose. Keyless entry for your convenience, allows you to enter the property on your own. There is off street parking and a gate at the driveway entrance if you choose to close it.br The house has hardwood floors throughout and a fully equipped kitchen with all the essentials including flatware, plates, dishes, glasses, pots and pans, stove, refrigerator, dishwasher, microwave oven, and coffee maker. There is a gas BBQ outside the back door. br Bedroom #1 has a Queen bed and bedroom #2 & #3 have full beds. The living room has a comfortable couchs, flat-screen HD TV, cable television, internet with free WiFi throughout the house. br There is a fantastic covered porch at the front of the house! Great for taking in the morning sun with a cup of coffee or a glass of wine in the evening. br There is a 2 car attached garage at the back of the house, with the first space available to you.
