Take a drive in the summer over Independence Pass and drop down into Aspen, Colorado for a day of viewing art galleries, shopping, and dining. For relaxation, soak in one of the nearby hot springs.brbrLeadville is 20 miles to the north and Buena Vista is 25 miles to the south. Wi-Fi included.brHouse Rules, Rental AgreementbrThese rules/policies are in place to ensure that all guests have a safe, enjoyable and relaxing stay with us and can fully enjoy the accommodations and amenities provided. We ask that you don’t allow dogs on the furniture, however, you may bring your own sheet or blanket to cover the furniture, if possible these will be provided for you. Please make certain your dog remains on this covering.brGuests are responsible for any damage as a result of keeping a pet on the premises. Damage is not covered by pet fees and must be paid for by the guest at time of departure. Any damage caused by a pet is subject to charges per our damage policy.brDogs who wander away easily should be leashed at all times when outdoors. Free roaming dogs must remain attended to and close to the owner while outside the cabin. It is important that you take the time to read and understand these rules and policies, not only for the protection of our business and property but even more importantly for everyone’s safety & enjoyment which we take very seriously. By booking this property, you agreed to the following Rental and Damage Policies. CHECK-IN / CHECK-OUT POLICIES. Check-in time is 4:00 PM or after. Check-out time is10:00 AM. Late check outs and early arrivals are subject to availability and must be approved by management. Late checkout without approval from management is subject to fines of $30 per hour and housekeeping staff is permitted to enter the premises and begin cleaning if needed. PARKING. Please park in front of Stay Twin Lakes perpendicular to Highway 82. Guests are not permitted to park in front of the Twin Lakes General Store or Perkolated Peaks (our neighbors to either side). Overflow parking is located across the street on Hwy 82 or in the Visitor’s Center parking lot. Parking in, or otherwise blocking the rear alley is not permitted. Each cabin rental comes with one parking space, additional vehicles must be parked in overflow parking when not loading/unloading. *Parking is subject to local and CDOT restrictions and may be modified without prior notice. *Please note local road closures as a result of the Leadville Race Series and prepare accordingly QUIET ENJOYMENT. Quiet hours are 10:00 PM - 8:00 AM. We ask that all groups be respectful of other guests in neighboring cabins as well as local residents by maintaining a reasonable level of noise which includes music and outside conversation. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents or guests of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of rental agreement. Any small gathering must comply with other rules set regarding noise. Guests and any visitors are to comply with parking regulations. KITCHEN. If dishes and kitchen items were used, they must be cleaned and returned to the proper location. Coffee maker must be cleaned out & coffee grounds disposed of in trash can. LAUNDRY. Guests are not permitted to do laundry or otherwise wash garments, bedding, footwear, camping gear or upholstery items in sinks or showers. Laundry is permitted in cabins that have a washer/dryer included. Limit one load per day to protect our septic system. Other laundry services may be available, please reach out to management. PETS. We are dog friendly, please no cats. Dogs must be listed in the reservation. You must clean-up after your dog both inside & out. Additional clean-up by our crew will incur cleaning fees. We ask that you don’t allow dogs on the furniture, however, you may bring your own sheet or blanket to cover the furniture, if possible these will be provided for you. Please make certain your dog remains on this covering. Guests are responsible for any damage as a result of keeping a pet on the premises. Damage is not covered by pet fees and must be paid for by the guest at time of departure. Any damage caused by a pet is subject to charges per our damage policy. Dogs who wander away easily should be leashed at all times when outdoors. Free roaming dogs must remain attended to and close to the owner while outside the cabin. The reservation is subject to termination by the owner and Guest/s will be subject to immediate removal from the property if the occupant limit is exceeded.brbrHEATING/COOLINGbrZone heating has been installed throughout the house for greater efficiency and to reduce our carbon footprint. brDownstairs offers a gas fireplace, a wood-burning fireplace and electric baseboard heaters.brFor best results, turn on the ceiling fan in the living room, which will distribute heat.brThe second level is heated with efficient, in-floor radiant heat and electric baseboard heaters. Please keep personal items away from baseboard heaters.brbrDRINKING WATER: The house has a private well. The kitchen sink offers drinking water that is filtered using reverse osmosis and activated carbon. brbrSEPTIC SYSTEM: This property is served by a private septic system. Please follow the provided guidance in the House Manual. If it is found that anything against our guidance has been flushed and contributed to a clog in the septic system, you will be held responsible for all associated cost of repairs.brbrTRASH: We are surrounded by wilderness area and therefore are sharing this forest with bears and other wildlife. Don’t leave trash or food outside or in your car. Store trash in the laundry room bin if the kitchen bin gets full. The cleaning crew will remove trash from the property after your stay. Please contact the owner if you are staying for more than a few days and have trash that needs to be removed.brbrDOGS: We are a dog family, and your furry friend up to 70 lbs is allowed to stay with advanced permission. Dogs must be house-trained and non-chewers. Sorry, we cannot accept cats or other animals, due to allergies. We charge a pet deposit for each pet - which will be charged as a fee on your reservation. Limit of two dogs per reservation. You are responsible for cleaning up after your pet. brWhen you leave the property, please either kennel your dog or take it with you. Dogs should not be left unattended.brbrHOUSEKEEPING: There is no daily housekeeping service. We do offer weekly housekeeping for guests who stay longer than a week. Please inquire with the owners.brbrDAMAGE / MISSING ITEMS: Please care for our property as you would your own. After each reservation, the owners thoroughly inspect every room of the house and documents any damage or missing items. We may in our sole discretion retain some or all of the Security Deposit as compensation for damage or missing items. brbrPRIVATE PROPERTY: Some closets, bins or shelves may be marked as Private. The items in areas marked as Private are not for your use. Please respect our personal property.brbrPROPERTY LIMITS: Our property extends to the creek and to the dirt road. Approximately 50-feet on either side of the house is our neighbors' private property. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from the use of the premises to themselves or to others whom they invite to use the premises. brbrSHORT TERM OCCUPANCY: By accepting a reservation to be a short-term Guest in our home, you agree that you are not a long-term tenant, that you have a full-time residence at a location other than this property, that you will not overstay the period of the reservation and that you waive all rights to process and that you consent to removal from the property by local law enforcement if any Guest overstays the reservation. brbrRefunds due to inclement conditions: No refunds will be offered due to inclement conditions or your inability to access the house. All-wheel drive or 4-wheel drive is required. The cabin is at 9,900 feet and weather conditions can change quickly. It can snow at any time of year. The short drive from Highway 82 to the cabin (Access Road 84A) is a dirt road, and our policy is to plow the dirt road when there is 5 inches of snow. Mountain roads may be impacted by snow or other conditions that could impede access. Highway 82 (Independence Pass Road) is paved and plowed by CDOT. Please reference the COTRIP website for roadway conditions. Sometimes it takes a while for CDOT to plow Highway 82. We are not responsible if Highway 82 is closed or if your vehicle gets stuck in the snow. brbrbrbrbr
