Enjoy your morning coffee or tea while observing deer walking about the property. Take a short stroll along the old road to the red rock formations on the North end of the land. This is a perfect photo moment.brWalk to the big bald rock to see the old mine. Climb some hills (please avoid boulders) to enjoy a magnificent view and cell phone reception at the top of the mountain. But don't worry—the house has WiFi cell phone reception. brFish in the private creek; no license is required. You may catch a rainbow or brown trout. If you don't catch fish here, try the Platte River or Manitou Lake, both less than 10 miles away. You will need a license. If fishing is not your thing, try whitewater rafting on the Platte River. The river is shallow and slow in most places. You will see many local people enjoying this activity. brOr you may want to pan for gold and come home rich! The creek is in the old settlement where prospectors panned for gold during the Colorado Gold Rush. brIf you don't get gold, collect some berries and herbs. Make herbal tea with fresh yarrow, wild raspberry leaves or berries, and young pine needles. Riverhouse North shares a meticulously soundproofed wall with Riverhouse South Outside there are privacy fences and separate parking areas, so you can have as much solitude as possible! This is the perfect property for two families to enjoy together, but still have privacy. All of the amenities and spaces featured at Riverhouse North and South are privately accessible for only you and your crew! brbrWe have a security camera facing both the front and back doors to monitor traffic. We are nestled in the majestic Rocky Mountains and are located 10-20 min of Manitou Springs, CO Springs, Woodland Park & 5 min to Pikes Peak. Hiking, biking, climbing, fishing, shopping & dining abound! Lots of activities for all walks of life. Perfect spot for romantics to celebrate their memorable occasion!brbrLast Minute & Early Booking Discounts apply!brbrPLEASE NOTE: This is NOT a whole cabin, but instead a very SPACIOUS private bedroom and bathroom. This room is attached to our home that we live in year round. You will have a private driveway, private use of the courtyard and a private entrance to your room.brbrIf you are booking in the fall/winter/spring from October on into May, you MUST drive either an AWD or Four-Wheel Drive vehicle. We will get snow (often beginning in October), and the snow often results into an icy road. Even though we live off of a paved road, it is a fairly steep hill to our driveway and can be very slick. It will likely be impassible without this type of vehicle.brbrOur home is almost all Eco-Friendly! Starting with our Solar Panels for all of its energy needs, to its earth friendly needs that include all of the cleaning supplies that we use down to the shampoo that we provide. We are also very blessed to have all natural well water!brbrOur modern space is perfectly situated in the peaceful mountains of Cascade, yet close to the shopping, dining, and cultural amenities of town. Easy access for outdoor enthusiasts, quiet relaxing space for those looking to unwind, and natural beauty everywhere you look. brbrWe combine the comforts of home with the joy of vacation. Our quiet backyard oasis is complete in summer with flowering trees, gardens, green grass, a spacious hot tub, a comfy swing, patio table and an outdoor grill. You will have your own private upper parking space. brbrOur tastefully decorated junior suite (within our home) is a large room that has space to spread out and rest, including amenities such as a comfy King bed, a twin sleeper couch, WiFi, a diverse book & DVD collection, family games, ROKU availability, microwave, mini fridge, Keurig, yummy baked goods, and small dining area.brbrHowever, since there is NO KITCHEN, your host Shelly offers for your convenience a variety of menu options for homemade baked goods (from scratch!) available for a quick, inexpensive and delicious breakfast or trail snack.brbrNot only will you notice that our rental is extremely clean by visual standards, but it's sanitary through all the layers of bedding as well. I want our guests to know that we WASH EVERYTHING; not just the bed linens but also the Duvet Cover each and EVERY time we have new guests! Our bathroom is also squeaky clean!brbrOur fee for our space accommodates 2 people, but there is also a twin sofa bed space for a 3rd person ($10 extra fee per night). Sadly we cannot allow more than 3 adults in our space. We are happy to set up the sofa bed upon request. brbrWe live on the premises and are happy to make recommendations or assist with anything that will make your stay more enjoyable while here. You may see us occasionally in the shared garden space taking care of the plants or maintaining the hot tub. There is room for one vehicle only. brbrA $50 extra cleaning fee may be charged for failing to respect the hot tub rules, including: using glass in or near the hot tub, wearing lotions or hair products in the hot tub, spilling food, drink, or bodily fluid in the hot tub. Any of the above actions offset the chemical balance of the hot tub and make it unsanitary for future guests. Thank you for understanding (and showering before enjoying the hot tub!).brbrWe do have neighbors, but lot sizes are quite large and you have unobstructed views of the foothills from your west window.brbrWe have a resident dog that prefers to be the only animal on the property. So sadly, we cannot allow our guests to bring any pets with them. We ask that you also please do not associate with or touch our family pet. Our dog doe not roam free and is considered an indoor dog, but you will probably hear them bark some during the day while in the house, side yard or out on the front deck. He is our mountain protectors and home security system!brbrWe do not have air conditioning but since we live in the mountains it is generally cooler here. We are about 8 - 10 degrees cooler than in the Colorado Springs area. Opening your windows at night brings in fresh cool air for night time sleeping, and we also have 2 fans in the room for your comfort. brbrPlease note that our bathroom is a 3/4 size. This means that there is NO bathtub, but instead, a beautiful walk-in tiled shower with a bench seat. brbrCell phone service is a little patchy here in the mountains. Verizon users get the best reception. We do havebrgood Wi-Fi. We do not have cable television but there is a large TV in the room with ROKU availability and a DVD player. brbrYour room is also equipped with space heater (winter only), fan, white noise machine (for those light sleepers!), water and yummy baked goods! We do not have a kitchen and therefore do not allow any indoor cooking of any kind, although we do provide a propane grill and BBQ tools for use out on the patio. We provide paper plates, cups, and eating utensils. We also have a microwave, mini fridge, and Keurig with a variety of coffee pods and teas.brbrWe follow a Moderate cancellation policy, and do not refund for cancellations of any kind from 0 - 14 days of the reservation date, nor do we allow allow a credit to stay at a different date. We understand how weather can be adversary, travel problems can arise, and personal issues or tragedies can happen. However, this is our business that we depend upon for our income. We strongly encourage all guests to purchase travel insurance as a precautionary for any impending situation.

Get your grill game on with our high end Weber or whip up culinary masterpieces in the fully stocked kitchen. With a smart TV for entertainment and local trails for exploring, boredom is on vacation!brbrPlease read entirely so you have a good idea of what you are booking, as we will stick to our cancellation policy. We do have exterior security cameras on the property to monitor traffic. They will be on during your stay. brbrPlease note, there is a studio basement rental beneath this cabin with its own entrance. It is not connected to the property you'd be renting by any interior doors. All of your amenities when you book Rockies Ranch are private. You also have your own designated parking. If you want to book the studio in addition to the main cabin, please contact us and we can see if it is available for your desired dates!brbrIf you are interested in an early check in or late checkout, please inquire on the day of your booking. We would need to hire an additional cleaner for $180. brbrWe are now accepting dogs! There will be dog bowls, bathroom bags, and a leash provided for you during your stay.
