The master bedroom features bedside tables with reading lamps, TV and elegant furnishings. Guests have access to two bathrooms that each come with a toilet and a hand basin while the main bathroom also comes with a tub and shower.brbrThe living room is a wonderful spot for gathering the family around the wood-burning fireplace and sitting back on the soft leather sofas. There is an HD TV with a selection of DVDs as well as a variety of board games so guests can enjoy entertaining family nights in. Unfortunately, a $1000 fine will be applied if we find smoking has occurred on the property. We allow two small dogs during your stay, and there is a nominal pet fee to accommodate our cleaners for their extra work. But please remember that there will be guests enjoying the property after you. To prevent forest fires started by people (like the devastating Marshall Wildfire in 2021), we ask that you avoid flames when outdoors whenever possible. Keep the mountain safe for us all!brbr- OUR MOUNTAIN WATER SUPPLY - brLike many others in the area, the house has a healthy water supply, so please be cognizant of your water use. Do not take long showers or back-to-back showers, and do not run the faucets unnecessarily. If you have any water problems, feel free to reach out!brbr- AMENITY FUNCTIONALITY - brWe obviously do everything we can to ensure that every amenity listed is sufficiently cleaned and in proper working order upon your arrival. However, unfortunate circumstances can occur from time to time. If major amenities need to be fixed, we will gladly offer a discount of up to 25% of the nightly stay for each night the amenities are not functioning.brbr- QUIET TIMES - brAlthough this is a reasonably secluded location, there are some neighbors around. As such, we ask that you respect their privacy and their right to a peaceful existence! Specifically, between 10 pm and 8 am, noise should be kept to a minimum. We do plow for 4+ inches, but we cannot guarantee it is immediate since it depends on the plow driver's schedule. If we do get a snow storm, you will need to be more self-sufficient and we provide shovels and basic winter supplies. Please consider trip insurance if you are not comfortable with snow. However, we believe this is the most beautiful time of the year and a great time to visit. brbrWILDLIFE: Our area is full of creatures big and small! It is very possible to encounter deer, foxes, and birds. More elusive mountain lions, bears, elk, and moose are in the area as well. Please be cautious, do not feed wildlife, and be bear aware! No coolers outside, food and drinks left outside overnight, or unlocked cars with food in them. brbrNEIGHBORHOOD: We are located in a very small community far off the beaten path. There is plenty of privacy to be had, but we do have neighbors and adhere to a quiet hours policy. The drive to the house is about 20 minutes off of the highway, with windy breathtaking views of a mountain valley and local ranches. We are not close to grocery stores and recommend stopping in Conifer on the way in. Our limited restaurants can be seasonal and suggest calling ahead. Not suitable for infants, unless cleared with the doctor that 9,000ft elevation is safe.brbr

Your cleaning fee pays our cleaner to take care of the rest, including washing all linens and restocking the cabin for the next guest. It takes our cleaner approximately 6 hours to clean the house even after an excellent guest.brbrWEEKLY HOT TUB UPKEEP: Please note every Monday or Tuesday, hot tub maintenance swings by to ensure the hot tub is in great shape. If the hot tub needs to be filled, he might ring the doorbell. Please follow hot tub rules posted near the hot tub. During winter, area near the hot tub may be slippery, please use caution. Chemicals are used to balance the water in the hot tub, some people may have sensitive skin, hence, use it as your per your own discretion. PLEASE shower before & after using the hot tub. If the water turns bad, the guest will be billed at cost ($250). Please DO NOT sit on the hot tub cover as it can break and costs ($800) will be billed to the guests.
