Walk along Eight Mile Creek to our private pond and enjoy the music of the water flowing while gazing up at Emigrant Peak. brbrFive miles from the cottage is Chico Hot Springs. After a day of hiking or skiing this is the place to be to sooth your tired muscles and relax. Here you can catch a meal at the grill or make reservations for a more elegant dinner in the dining room. Later, you can take in a live band and dance the night away. On the way to Chico Hot Springs there is a general store with everything you can imagine and across the street is a post office, bank, deli, bakery and the Old Saloon where you can enjoy a fantastic breakfast, burger or your favorite beverage. brbrThe biggest attraction is just 35 miles south - Yellowstone National Park. Besides the famous Old Faithful Geyser, you will see wildlife - bison, elk, bear, big horn sheep, and if you're really lucky, wolf. The Park has so many wonderful sights that one day is never enough. If you are able, hike some of the back trails to really experience the peaceful beauty and in the winter, take a snow coach tour, snowmobile, or cross-country ski to enjoy the silence and pristine beauty.brbrFor all the fishermen out there, Yellowstone River is easily accessed by our private site, one-half mile from the cottage. Set your drift boat in the river or wade in to catch rainbow and brown trout. Whether you are fly fishing or bait fishing, Yellowstone River will not disappoint. In the summer, if you're look for a boating experience or want to sunbath at the beach of a lake, Daily Lake is 15 minutes away and swimming, sailing, fishing and windsurfing are some of the popular activities found on this lake. brbrIn the town of Livingston, among all the necessities (grocery store, pharmacies) you will find museums, art galleries, a farmer's market on Wednesdays throughout the summer, restaurants and boutique shops. Dexter Peak cabin, elegantly rustic near YNP/Chico

Dexter Peak Cabin is located near the base of the mountains on a 25 acre parcel shared with our home but still private. Close to Livingston, Chico Hot Springs, Yellowstone River, waterfalls, hiking and fishing, and 35 minutes to Yellowstone Park. brCabin is located about 200` from owner`s home but the outdoor areas are oriented away from the home and toward the mountains. Little to no traffic as we are a couple with no kids. brDexter Peak Road is a great road for walking!brbrCozy, comfy cabin with circle-sawn wood floors, art created by the owner, Amish-made table and chairs with hickory and walnut, gas bbq, washer/dryer, 32` flat screen TV with abundance of movies, books, games, guide books, cotton sheets, fluffy towels, and tasteful extras not normally seen!brOwner manages and strives to please the most discriminating guests! brbrThe loft contains a comfy king bed with room for small children to sleep on sleeping pads too. One can watch TV from bed if desired. (Please don`t eat crumbly things in bed!) Note the ceiling height is about 4-5`, not tall enough to stand up. Please look at pictures. If this is a concern, we have two more cabins with bedrooms on the first floor, as well as a fully-self-contained RV. Downstairs is a nice quality full-size futon couch for sleeping (it is firm), best for one adult, or two cuddling adults, or two small children. Linens, pillows, blankets are available in the chest and laundry cupboard.brbrThe bathroom has a pedestal sink, corner shower with fiberglass walls and a full-size commercial washer/dryer. Large refrigerator, double sink, four burner stove (24`) makes cooking meals convenient. Cupboards are stocked with dishes, pots, pans, blenders, coffee pot, crock pot, wine glasses, all paper products and a nice selections of vinegars, oils, staples, seasonings. There generally is a fair selection of salad dressings, ketchup, mustard in the refrigerator. Since covid, some staples may not be provided. brbrDelight in the solace offered by the quiet, changing views of the mountains, moody skies, approaching storms, deer, elk, red foxes and birds of all kinds.brbrParking in front of the cabin. Car is necessary. Walking in the neighborhood is welcome, please just keep your pets on the road and not roaming in neighbors` pastures.brbrWifi-good enough for remote work and video calls, Adirondack chairs on the lawn, wrought iron table and chairs, fire pit with ample amount firewood provided (a reasonable $ for more than normal) horseshoes, propane BBQ. Past guests have left a gift of bear spray (2) for you to use if you like.brbrMinimal. Greetings and assistance with visiting the area. There are books in the cabin to assist with viewing Yellowstone and the area, and one is fun for kids to use while going through the park. There also is information in the cabin about restaurants, hikes, and tips about things to do.brbrThirty-five to forty-five minutes to Yellowstone Park, ten minutes to Chico Hot Springs, and 15 minutes to Yellowstone River and creeks, fishing, hikes to waterfalls, and wildlife in the yard. There are about 5 restaurants/bars/bakery within 15 minutes of the cabin, and all are good. Cabin shares 25 acres with our home a couple hundred feet away, somewhat sheltered by trees and shrubs. We are quiet folks so you won`t be disturbed. The area is open ranch land with scattered junipers, cottonwoods, willows. One can easily see sunsets, sunrises over the mountains, approaching storms, rainbows and wildlife, rather than being snuggled in the forest. There are no bears or scary animals around the cabin! Mainly mule deer, elk in the winter, an occasional badger, rabbits, red foxes, eagles, hawks, finches, blue birds, robins, meadowlarks, magpies, ravens, osprey, owls and more!brbrCar, motorcycle, and bike. Walking in the area of the cabin and in the wilderness is recommended.brbrDogs are welcome with an extra $10 per day fee to a maximum of $45 for one week. Longer stays negotiable. We are located at 4800` elevation so temperatures drop at night. There is a portable AC unit that does the job for hot summer days. There is a ceiling fan too. There is often a breeze due to the location on a bench above the river with mountains on both sides.brIf one books during peak season more than 9 months in advance, host has right to correct pricing from automatic settings. We strive to have our calendars accurate.brHOUSE RULESbrOutside lights: the Edison lights on the porch are set to go on at dusk and be on for four hours (six hours in the summer)...no need to touch! brModem/internet: Please do not reset or reboot. We have a system that connects from the large garage via a radio mounted on the outside of the cabin. Call or text Steve, 406-223-3230, or Melissa at 406-589-8162, who will reboot at the garage. Do confirm that cords are plugged in. brbrUnwanted guests: We are in a rural area and sometimes a mouse may sneak in. The cabin is very tight, yet they like to sneak in if the door is open. For good measure, we have put a couple mouse traps under the tall, slender bamboo dresser in the living room and one in the closet behind the games. That being said, if you happen to see a mouse, let us know. There will be no refunds if you happen to see a mouse. We have excellent cleaners, and our cabins turn over often, so we know the cleanliness level. If a mouse does visit, we will grant no refunds. brbrSmoke outside only and use an ashtray. brbrCampfires only when there is little to no wind. Please put fire out with water. Do not put the cover back on the pit until the fire is out.br brWash dishes well with a focus on glassware. About 98% of our guests do a good to great job, so we hope you will `pay it forward` to our house cleaner, by doing the same! brbrWe have a small fee for dogs. Please clean up after your dog in the immediate area around the cabin. When walking in the neighborhood, please keep dogs from going on other people’s property. brbrTake the garbage over to the garbage can by the small barn.. The square can on the porch is for recyclables, plastic, cans, cardboard, and paper. When departing for the day or at the end of stay, leave the temperature at 65-70 degrees in the winter and turn off the AC in the summer.brbrNo fireworks, guns or ATV/motorcycles. brbrLoud parties should get tamed down after 11. If you still want to party, go to Chico Hot Springs Saloon! brbrStart a load of laundry! It is a great way to ‘pay it forward’ to your housecleaner. Avoid leaving food outside (including residue in grills or fire pits), secure all garbage, and please make sure to keep doors and windows closed and locked.brbrSAFETY NOTICEbrDue to the unpredictable and extreme wind conditions in the valley, the home's windows are not designed to be opened. Powerful gusts have the potential to damage the hinges or even rip windows off entirely, as has occurred in the past. For this reason, window cranks have been removed and secured. Please note that for the safety of the home, guests are not permitted to open the windows. Thank you for your understanding!brbrPET FRIENDLYbrOur pet fee is $350/stay charged at check-out. Health & Wellness brDisclaimer Use of amenities such as fireplaces, hot tubs, pools, fitness equipment, outdoor spaces, and recreational gear is at Guest’s own risk. Manager is not liable for illness, injury, or incidents resulting from voluntary use of such amenities. brbr5. Accessibility DisclosurebrProperties may not be fully ADA accessible. Guests with accessibility needs are encouraged to confirm suitability prior to booking. Manager will make reasonable efforts to clarify accessibility features upon request but does not warrant compliance. brbr6. Force Majeure & Travel DisruptionsbrNeither Guest nor Manager shall be liable for failure to perform obligations under this Agreement if prevented by events beyond reasonable control, including but not limited to natural disasters, severe weather events, acts of God, pandemics, government restrictions, labor disputes, or utility interruptions. Travel disruptions such as delayed, canceled, or missed flights, road closures, or inclement weather that prevents or delays Guest arrival or departure shall not entitle Guest to a refund outside of the stated cancellation policy. Manager will make reasonable efforts to accommodate revised arrival or departure times, but refunds or credits are not guaranteed. brbr7. Use of Premises brGuest shall use the premises solely for personal lodging. Subletting, assignment, or unauthorized commercial use (including photography, filming, or events) is strictly prohibited. Violations may result in immediate removal without refund and additional fees. brbr8. Unauthorized Parties & EventsbrGuest acknowledges that parties, weddings, and events are strictly prohibited at the Property unless expressly approved in writing by Manager. If an unauthorized party, wedding, or event occurs, the following will apply: brA. Reclassification as Commercial Use: The reservation will be automatically reclassified as commercial use of the Property. The rental rate will be adjusted to the standard event rental rate of three times (300%) the total reservation amount. brB.
