There is a door between the two sitting rooms that you can close for privacy. Additionally, there is a newly-added kitchen and butlers pantry, a dining area, a full bath with shower, and, my favorite, a sunroom. The sunroom is perfect for sipping your morning coffee as the first light starts to shine through or great for using as a dedicated workspace. Pro tip: it’s also great for relaxing or curling up and reading a good book! brbrOnce you make your way up to the second floor, on the right hand side you’ll find a full bath (with shower) stocked with towels and all the essentials (yes, ladies - that includes blow dryers!). Near the bathroom is a game room that has a futon, television with Apple TV, sink and mini fridge. There are two additional rooms on this floor. One bedroom has a queen bed and the other has a king bed - both are equipped with televisions with Apple TV and cable via the Spectrum app. Both have blankets and linens provided. brbrThe third floor has a set of steep stairs but takes you into a room with 2 twin beds. There is also a mini fridge and full bath (with shower) so you don’t have to walk down the stairs at night for a glass of water or to use the restroom. Impeccably restored former boathouse. Very unique property that features a spectacular view of Boothbay Harbor and the open ocean. Huge deck for entertaining. Property also features a marine railway and a 40' deepwater dock with 50 amp power and water. Fishing right off the dock with kayaks and paddle boards also available for use. Boothbay town landing only a few minutes away by boat. Downtown Boothbay Harbor only 1 mile away by road. Inside features a large master bedroom suite with radiant heat in master bath all located on the private second floor. One of the bedrooms has direct outside access to an ocean side patio and both bedrooms have beautiful water views. The main living level is very open with a huge great room and kitchen with 11' ceilings and a large dining room. This level also has a large mudroom and a 1/2 bath. The kitchen has a wood stove and the Great room has a wood burning fireplace. Marine antique lighting is featured throughout the property. Original exposed beams and 11' ceilings from the original boathouse are features in the kitchen and great room. The house is an original 1920's vintage boathouse that was moved back slightly from the water and fully restored in 2014/2015. A spectacular and very unique vacation retreat!!
