Big Bear Gambrel is set high above the road so you must be able to climb stairs to get inside and is a three-story home. On the main level of the cabin, you'll find floor-to-ceiling windows in the living room with a large wood-burning fireplace, 40” smart tv (Netflix, Hula, Amazon), and an extra large comfy sectional. The dining room consists of a custom 9 person farmhouse table and bench, perfect and roomy for your family and friends to enjoy a meal. You'll also find the kitchen on this level, stocked with all the pots, pans, and any cooking items you'll need during your stay in addition to updated appliances. The kitchen comes equipped with a Keurig and a regular coffee machine. There is also a propane grill on the back deck available for use. Also, the house is equipped with Rabbit Air purifiers on each floor.brbrYou can find one full bathroom on the main level with a tiled tub and shower and a bathroom with a shower on the lowest level. This cabin may have been built in 1970 but all of the upgrades and renovations mean plenty of hot water and great water pressure for all the guests. Off of the main floor, there is a large wrap-around deck around the home with a custom wood table and umbrella, outdoor furniture, including a fire pit, and lounge seating for many on the front and back sides where you can watch the shooting stars. (It's my favorite spot for morning coffee.) If you look up you can see the ski resort and since we are sitting high on the street, you won't be looking into neighbors' windows, but instead, you'll have a perfect view of trees, mountains, and the slopes. Upstairs you'll find both bedrooms. The master bedroom is a loft and overlooks the living room. It has the most amazing view of the trees and mountains. If you tire of the view, there is a 40 smart tv and retro malm wood-burning fireplace to keep you warm and toasty if you're visiting in the winter. The guest bedroom has a queen-sized bed and two twin bunk beds. There is a private balcony attached to this room. The backyard is woodsy and quiet so this is the perfect place for an afternoon nap or to read a book and relax.brbrDownstairs is where all the fun happens! There is a full-sized pool table, a poker/chess/card table, electronic dartboard game, and is fully stocked with board games and puzzles! There is also a Super-Sac LoveSac and Love-Sac Moonpit Lounger. The lounger is the size of 2 queen size beds and easily sleeps 4 adults. There is also a 120” projection screen with surround sound for the perfect movie night! We also have a Nintendo Classic and the projection screen is equipped with Apple TV. On the deck, there is a 6 person hot tub (cleaned weekly) with gorgeous ski slope and mountain views. Additionally, you can find 2 twin air mattresses to use on this level or upstairs in the main living room, whatever fits your sleeping arrangements. This is great for adults and kids alike!brbrThere is also a second full bath on this level with a large walk-in shower. This is where you can find the washer and dryer and anything you need to do laundry. All carpets, upholstery, area rugs, and mattresses are cleaned regularly. There are several speakers throughout the cabin equipped with Amazon Music. Many of the lights are controlled and the home is Nest thermostat controlled. There is also high-speed WIFI through the house.brbr**New Addition** In the backyard, with a giant 7.5' window facing the woods, you'll find 100 square feet of triangle perfection. With just enough room for a king-sized bed, this is the perfect spot to nap, read a book, stargaze or watch the snowfall. The driveway can accommodate a maximum of 3 vehicles. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation. brbr(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave. br br(5) Trash - All trash must be removed offsite to the free trash sites. Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or outside is subject to a $25 per bag for removal this is not our rule - this is the law and we must abide by it as there is no trash service due to wild animals. Please do not review us based on the law. We provide a dump service if you should want to pay in advance, but we have to send a dump service we cannot have housekeepers take the trash as the CITY does not allow this.br br(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open. br br(7) Pet- The home is strictly not pet friendly as the owners have severe allergies. Any violation is subject to eviction and a $3500 fine plus damages to the home will be charged. brbr(8) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.br br(9) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines. br br(10) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home. br br(11) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.brbr(12) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control. Power outages are usually brief, lasting a few hours or less and the city always tries to work quickly to get it back up and running. We encourage everyone to leave their vehicles at their homes or rentals and hop on the Free Big Bear Trolley to navigate the town.brbrThree new routes have been specially designed to make accessing restaurants, grocery stores, retail shops, ski resorts, snow play areas, parks and work easy and efficient.brbrMax Occupancy (9) adults (2 kids) brCar Max (3)brbrDog Friendly (up to 2 dogs, $85 each stay per dog) - all dog poop must be picked up and disposed of or there is $150.00 charge as a deterrent as our cleaners do not pick up dog poop.brbrWe have highchairs available at our office for rent for a fee of $25 per day for each, please notify us in advance if you would like to rent one during your stay. There is a pack n` play now at the listing for use free of charge.brbrWe have one portable AC unit for the upstairs only please note this is Big Bear and most cabins do NOT have central AC.brbrTo comply with our city permit, there is a $35 charge for dish cleaning in case they are not washed before your check-out.brbrIf there is trash in the property, there will be an additional charge of $25 per bag.brbrAny guest that violates county or city rules as outlined in our `things to know` and `house rules` sections will be subject to paying a $350 call code attendance fee by our 24:7 call compliance staff in addition to any fines levied by the city, whether it results in a violation or not.brPlease remember these rules are mandated and imposed solely by the CITY and our PERMIT/ORDINANCE which requires property management companies to notify all guests that the CITY requires you to sign a rental agreement and the Good Neighbor Brochure to obtain the code to the property as well as provide a copy in the rental agreement app a copy of Governmental ID that matches the name on the reservation. Please notate these and all rules regarding spa hours, trash removal, noise and dishes being washed are due to our permit and not our rules so please keep this in mind before booking as some guests rate us based on rules we must abide by to rent. We appreciate that they are unique rules please do not review us based on the reviews we need to follow, we appreciate it. The code cannot be sent until this agreement is filled out. br br(1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly. br br(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.br br(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation. brbr(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave. br br(5) Trash - All trash must be removed offsite to the free trash sites. Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or outside is subject to a $25 per bag for removal this is not our rule - this is the law and we must abide by it as there is no trash service due to wild animals. Please do not review us based on the law. We provide a dump service if you should want to pay in advance, but we have to send a dump service we cannot have housekeepers take the trash as the CITY does not allow this.br br(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open. br br(7) Pet- All pets must be disclosed and pet fees paid in full prior to your arrival. Please be sure to clean up after your pets, please do not allow them on the furniture or bedding, and for their safety do not leave them outside unattended. Any pet waste left inside or outside of the home or damages to the home are subject to additional cleaning or repair fees.brbrbr(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund. brbr(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.br br(10) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines. br br(11) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home. br br(12) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.brbr(13) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control. Power outages are usually brief, lasting a few hours or less and the city always tries to work quickly to get it back up and running. There are no refunds at anytime for power or internet outages due to normal mountain conditions, as these are beyond our control.
