Speaking of cooking, the kitchen was recently updated and is well-stocked - including a coffee and tea station to jump-start the morning!brbrYou won't lack for entertainment and technology either! There are 4 flat screen TVs throughout the house. The master bedroom and living room TVs are equipped with Hulu, HBO, Netflix, Amazon FireStick and surround sound. Experience luxury outdoor living complete with a 6 person hot tub; an outdoor kitchen with a bar, sink, large gas BBQ, and prep area; an outdoor living room with couches, a 50' HDTV with Directv and surround sound, dvd player, a pool table/ping pong table, and a washer and dryer. There is also an outdoor shower with hot and cold water to rinse off after the river, or just enjoy taking a shower outside under the stars. Situated under the canopy of an apple tree, is the Boat House which is the perfect place to take a nap on the futon, or change clothes after coming up from the river. The Boat house also has lifejackets, paddles for the kayaks, and other toys to play in the River or the yard with.brbrJust beyond the yard, the path leads to the River View Deck, with comfortable seating to relax, read a book, take a nap, or just hang out and enjoy watching the river go by. Pull up a stool at the Tiki Bar, enjoy your favorite cocktail, and chill. Just beyond that is another BBQ, and the two (seasonal Mid May - Mid October) waterfront decks--one in the sun, one in the shade-- and the (seasonal Mid May - Mid October) private floating dock where you'll enjoy hopping in one of the kayaks and paddling up or down the river, swimming, or just floating around. At certain times of the year, you may see ducks, Blue Heron, river otters, and possible the foxes that like to hang out in our yard.brbrThe 2 bedroom, 1 bath house (+ outdoor shower) has an open concept design, a newly remodeled kitchen with stainless steel appliances, and all the utensils you'll need to cook the perfect meal. The dining bar comfortably sits 6 people, there is extra seating around the counter bar in the kitchen, and a dining room table as well. The living room boasts leather reclining couches, a 55' Smart TV with Xfinity, DVD player, and surround sound, as well as a wii with games, and plenty of board games. The house has wifi.brbrThere are two bedrooms, each with a very comfy queen size bed. The bedrooms have air conditioners. There is a queen size futon in the livingroom area for extra sleeping space. brbrLocated just 1 1/2 hours from SF, Guerneville is the perfect getaway. Riverscape is just 1 mile from Main Street which boasts a variety of restaurants, a wine bar, the 5 & 10 store, Safeway, antique shops, Pee Wee Golf, and Johnson's Beach. A 1/2 mile in the other direction is Northwood Golf Course with 9 holes of golf (Golf Magazine named it one of the 5 top Alister McKenzie courses in the world!) nestled in the Redwoods, and a few minutes past that is the town of Monte Rio with another nice family beach, and the Rio Movie Theatre. We are 10 minutes to Armstrong Woods redwood forest, and Korbel Champagne Cellars. The ocean is just 20 minutes away, and we are a close proximity to 100's of Russian River, and Sonoma County wineries.brbrRiverscape has everything you need, and close to many adventures, so you have options to do as much or as little you want to.brbrWe live in the apartment below the rental, however; guests get the whole upstairs house with all the amenities, the backyard and river access all to themselves. We respect our guest's privacy, want you to have fun, laugh, play games, and have the best time at Riverscape. Most of the time you would never know we are there unless we happen to meet in front taking out the garbage or pulling into our spot, which is separate from the 4 spots reserved for guests. Guests actually like that we are around in case they need more supplies, or have an issue, we can promptly help out. Us being on property has never been an issue with previous guests. There are approximately 30 stairs, with several landings, from the parking area to the front door and 16 stairs from the lower level of the home to the upper level of the home. The bedrooms are downstairs with a living room and full bathroom while the kitchen, dining, office, 2nd living room, and powder room are upstairs. There is a path up the hill to the hot tub.brbrFencing: The property as a whole is not fenced, but the upper deck and lower porch and yard are fully fenced. The only two things I wish I would have realized before we went were: there was zero cell service at the location but the WiFi was great. And it was 100+ degrees out so almost 90 in the home. There were lots of fans which helped and opening the house up in the early mornings, late evenings but I wasn’t quite prepared for how hot it would be. Just keep that in mind when planning! The Treehouse has a lofted sleeping space, kitchen, full bathroom, and living area with a single futon. The Nest is the darling studio with efficiency kitchen and cozy full bathroom. Each cottage has at least one deck, outdoor seating area, and indoor dining for the guests in that cottage while the front yard has an outdoor dining table with room for everyone together and the backyard has 2 picnic tables to seat the whole crew too.brbrOne of the many joys of this property is the abundance of natural light – inside and out! While we make the best effort to protect against them from coming into homes, we also do not use poison where it can harm wildlife, pets, and children. And keeping all critters out is simply not possible. We appreciate your help in putting tasty smelling items into refrigerators, proper disposal of trash, and understanding that ants (especially) come in without warning and may not have been present at the time of cleaning. brbrPet Friendly: Otter’s Landing allows up to 2 well-behaved dogs. It’s 5 miles to Korbel Vineyards and an additional 5 minutes to Westside Road and more wineries than you can visit in a weekend.brNearest River Beach & Playground: Vacation Beach and the Charles Raneri Playground are 0.2 mi from the house and a lovely walk – dogs allowed at Vacation Beach, not the playground. This is also the location of the summer river crossing, when available.brJohnson's Beach is the most developed river beach, a 2.2 mile drive, and all-around great place to enjoy the river, rent boats, inner tubes, beach umbrellas, and grab a beer and bite to eat - when they are open for the season. Otherwise, you can wander the beach, but the boats and concession stand will not be available. Dogs are not allowed at Johnson's Beach when they are open for the season.brNearest Ocean Beach: There are many ocean beaches along the Sonoma coast, but one of the closest is Goat Rock State Beach just south of Jenner - 15 miles from the house. As you approach you will see a large board on board redwood fence and the “Redwood Grove” sign. Pull into the property and take the second driveway (about 100 feet after you enter the park) right after the little log cabin. You will continue to drive about another hundred feet turning right after #11 and the blue shed as if you were going to make a full horseshoe. Almost immediately you will see #5 tucked back to the left and into the lot with Gray and Red Adirondack chairs on the porch and patio area. Please pull in nose first and tightly to the porch so your vehicle is off the road completely. When you exit, back out and continue completing the full horseshoe before you exit to the left.brbrLarge SUV’s will not fit in this space and will need to park in the guest parking area located in the center island right when you enter the park. There is only one parking space so if there is an additional vehicle it will need to be parked in the center island.brbrAs the property is nestled in the heart of the redwoods, it enjoys overall average cool temperatures, making air conditioning unnecessary. However, on those rare warm days, we have some helpful suggestions to keep you comfortable. There is a portable AC unit with remote upstairs in the loft. This unit provides substantial cool air and can be turned on as needed.brbrFor any infrequent hot days, we recommend turning on the fan upstairs and leaving it on throughout the day to ensure a pleasant airflow. In the evenings, when the sun starts to set, open the windows to let in air, allowing it to circulate and cool the interior naturally. brbrAs night falls, you can close the windows before heading to bed for a quiet and restful sleep amidst the serenity of the forest. brbrFinally, as part of our commitment to transparency, it's essential to mention that this property is located in close proximity to a road that may have some potential road noise. While the redwood forest offers a serene and peaceful setting, occasional sounds from passing vehicles may be heard.brbrThis is an eclectic peaceful Tiny Home Community with a number of long-term RV tenants present on the premises. Exit the lower level to go up the stairs to the upper level, which has a spacious open living, dining and kitchen area. The living area has a convertible sofa bed in front of a wood stove. Sit on the stool at the bar while your loved one prepares a meal in the kitchen equipped with refrigerator, stove, oven, utensils, and essential condiments. The cabin is on a quarter-acre of wooded land on a hill. There are about 85 steps from the parking area to the cabin, so it is definitely not wheelchair accessible and may be difficult for the elderly or those with knee problems.
