Guest understands that it is considered as reserved sight unseen. Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. If the premises appear dirty or damaged upon check-in, Guest shall inform Homeowner immediately. Guests must inform owners within 2 hours of check-in for a free follow-up clean. Guests must provide time-stamped photos of any unclean areas or other items of concern in order to receive a free follow-up clean. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. The Guest agrees to hold the Owner harmless from any liability for the condition of the house. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach with the exception of those items specifically mentioned in paragraph 8. brbrENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. We are located on a barrier island and do not have cellular towers on the island. This, coupled with the increase of guests in our area, creates an inconsistent cellular signal that is outside of our control and therefore, compensation is NOT given. brbrBeach Nourishment: Beach nourishment projects help preserve and protect Topsail Island's shoreline. Most projects are scheduled annually between November and April and may involve large pipes on the beach, trucks moving sand, and other equipment to rebuild and maintain our dunes. Timelines and locations can shift without notice, and we are not always informed in advance. While we understand this may impact your beach experience, refunds or compensation will not be provided for disruptions related to beach nourishment. For the latest updates, we recommend checking the town websites for Topsail Beach, Surf City, or North Topsail Beach. Feel free to reach out to us if you have any questions about potential beach impacts during your stay.brbrWater Pressure Notice: Please be aware that during popular rental dates, especially in the mornings and evenings, there may be temporary reductions in water pressure. This is a common occurrence across the island as many visitors are getting ready for the day or returning from the beach. We recommend planning showers and other water-related activities accordingly to avoid inconvenience.brbrPublic Parking: The Town of Surf City enforces “Pay to Park” from March 1-Oct 31 from 9:00 am - 6:00 pm in the Surf City Public Beach Access Parking Lots and other marked Public Parking Lots. The Town of North Topsail Beach will enforce “Pay to Park” from 9:00 AM to 5:00 PM year-round. Onslow County operates three public parking areas/beach accesses within the Town of North Topsail Beach. To the best of our knowledge the county intends to continue operating these lots free of charge.brbrLeave No Trace: Topsail Island enforces a Leave No Trace policy in order to protect our shoreline, meaning you must remove all items, including tents and chairs, from the beach each day. Any items left behind are subject to theft, removal by the town, or possibility of being washed away by the ocean.brbrTurtle Nesting Season: From May to October, Topsail Island is a nesting ground for sea turtles. Be mindful of marked nests, limit oceanside deck lights, and follow local guidelines to protect them.
