Livingston isn’t a true “gateway” to Yellowstone since it isn’t located right along the park border, yet the town receives thousands of people a day who are Yellowstone bound due to its location along Interstate 90 and US Highway 89 (US 89 leads to Gardiner).brbrUnlike so many small towns across America today, the downtown area of Livingston is full of stores with few empty storefronts. The numerous red brick buildings in the downtown area have been well maintained and restored. The downtown area is also very clean, the only thing a visitor is likely to see on the sidewalk is a painted trout.brDowntown is bustling with galleries, local shops, hardware stores, high end vintage thrift and antique shops, hip bars and eateries (this includes French bistros, sushi, steak joints and even vegan options!) brMost nights you can find live music at a local bar where locals gather, chat, talk about their fishing day, ranch day or simply what's going on with their kids at school. brOne of the more friendly and down to earth towns in southwest Montana. The walls are adorned with extra large movie posters - all famous films filmed in Montana. The couch in this room is also a queen sleeper sofa for additional sleeping. On this same lower level is a large bedroom with 2 full beds (they can be bunk style or easily moved for separate sleeping). There is a reading nook, a bathroom with shower, and laundry room on this level. brHead upstairs to the middle/ main level and you find expansive picture windows with gorgeous views of the Crazy and Absaroka Mountains. A state of the art Tulkivi soap stone fireplace and stove anchor the living and dining room. Seating for 8 and cozy couches and chairs for games and visiting. The deck wraps around the 2 bedrooms on this level, giving them each private decks. Both bedrooms on this floor have new King Sized beds, closets, televisions with direct TV. This floor has a full bath as well. The Kitchen is fully stocked with cooking utensils, small appliances, dishes, service for 12. Regular and Keurig coffee pot, gas stove and full size refrigerator. brHead upstairs to the 3rd level and you will find an open loft seating area, game table and billiards table. Large master suite with king bed and attached full bath and jacuzzi tub. This room also has a large flat screen smart TV with direct TV. brChildren and adults alike can roam the property, explore and are sure to see wildlife - deer, elk and even a potential bear. brAll of this but you are only 10ish minutes to downtown Livingston on a gravel road, where you can dine, shop, drink, and dance - one of the last true western towns. You are only a 50 minute drive to Yellowstone National Park - an easy and beautiful distance for day trips into Yellowstone.brbrThe Wineglass Area just south and west of Livingston's downtown is known for it's amazing views of the end of the Absaroka Mountain Range and the Crazy Mountains 40 miles away. You can see Livingston, the mountains and even West towards Bozeman from the home. Jackalope Lodge is located at the end of a maintained dirt road, off of a longer dirt road that leads residents to the mountainous Wineglass Loop subdivisions. With a few other neighbor homes as you head down the road. While neighbors are close enough should you need them, you do not feel like you are in a neighborhood, but away from it all with the simple convenience of a 10 minute, scenic drive to town. brbrIn the winter, the roads are maintained but drifts are likely when it's windy. Always have a 4WD vehicle to access the home. brbrGarbage service is not available at this location, there are several places nearby to dispose of your bagged garbage, a map will be provided.brbrThe home is a few miles off the paved roads on a dirt road that can be bumpy. Please observe speed limits and look out for pedestrians, wildlife and pets.

Surrounded by your own private forest (40 acres) this private getaway is nestled against Canyon Mountain, just minutes (5 miles) from Livingston, a few miles away from world class fishing on the Yellowstone and it tributaries & 60 miles from the north entrance of Yellowstone Park. Hiking and game trails add to this incredible property. This is an ideal set up for a true Montana lifestyle experience.brbrThis house has three bedrooms and two full bathrooms and is on a single floor with a covered wrap around deck (there are some steps to get to up to the deck). The entrance is through the side of the house into the mud room. The house has four entrances in all, two regular doors and two sliding glass doors. The house is a very open layout with vaulted ceilings throughout. brbrThe Master bedroom has a king bed and attached master bathroom. The other two bedrooms both have queen beds with a large bathroom adjacent in the hallway. The larger of the two queen bedrooms has a sliding glass door that opens to the deck. The large full kitchen, dining room and living room are very open with large windows throughout. The office is where the other sliding glass door is located, opening to the back of the house to the wrap around deck. There is also a desk with chair for anybody that needs to do some work. Queen size beds in all the room. High speed Internet/Wifi and an office allow you to work as needed while traveling. A shared fenced in backyard features a large outdoor dining table with BBQ and bistro lights makes for a wonderful spot to decompress for the evening.brbrEntire house, with a shared fenced in backyardbrbrKey-less entry allows for guests to check in any time after 4pm. We will be available to answer any questions and provide any recommendations you may be have. Force Majeure & Travel DisruptionsbrNeither Guest nor Manager shall be liable for failure to perform obligations under this Agreement if prevented by events beyond reasonable control, including but not limited to natural disasters, severe weather events, acts of God, pandemics, government restrictions, labor disputes, or utility interruptions. Travel disruptions such as delayed, canceled, or missed flights, road closures, or inclement weather that prevents or delays Guest arrival or departure shall not entitle Guest to a refund outside of the stated cancellation policy. Manager will make reasonable efforts to accommodate revised arrival or departure times, but refunds or credits are not guaranteed. brbr7. Use of Premises brGuest shall use the premises solely for personal lodging. Subletting, assignment, or unauthorized commercial use (including photography, filming, or events) is strictly prohibited. Violations may result in immediate removal without refund and additional fees. brbr8. Unauthorized Parties & EventsbrGuest acknowledges that parties, weddings, and events are strictly prohibited at the Property unless expressly approved in writing by Manager. If an unauthorized party, wedding, or event occurs, the following will apply: brA. Reclassification as Commercial Use: The reservation will be automatically reclassified as commercial use of the Property. The rental rate will be adjusted to the standard event rental rate of three times (300%) the total reservation amount. brB.
