The Hutchin's Schoolhouse sits on a hill overlooking the Batson River and is located on Beachwood Avenue and only is 1 mile from the fishing village of Cape Porpoise and lovely Goose Rocks Beach. A 3 mile drive or bike ride will bring you to Kennebunport's historic 'Dock Square' with it's many galleries, shops and restaurants. brbr This home began as a 2 room schoolhouse in 1909. The original building stands unchanged today .There are 12 foot ceilings throughout , hardwood floors, built-in book cupboards and tall windows to encourage summer sea breezes. The front entry was once the 'cloakroom' and greets you with pastel- colored stained glass sidelights.brbr Since the school's closing in 1949, a bathroom , kitchen, and 2 porches have been added, one covered with a swing and the second overlooks the Batson river andbrhas a queen-size futon.brbr One original schoolroom is now the 14X30 foot' living room' and dining room. It has a bank of 4 tall windows that look out upon the Batson River and ancient Oak trees. The other has been divided into 2 14'x14'bedrooms. Each has a walk-in closet. One has a king-size bed, an armoire and desk . Both bedrooms have 3 large windows and cooling sea breeze cross-ventilation. The second bedroom has 2 twin beds, a dresser and a built-in book cupboard.brbr The kitchen is 'galley ' style (i.e. small and efficient) and has the basics--a full-size stove, fridge, microwave, coffee maker, open shelving and lower cabinets. An antique armoire serves as a pantry . The kitchen's best features are the bay window over the sink and the 'butler's window' that allows one to view the river while at the stove .br brThe bathroom is roomy and has a claw-foot tub with a shower and a bay window. The stoneware sink has a swimming Mermaid design, and was handmade by Wendy.br brThere are 2 porches. One is enclosed and has a double-sized futon and faces the river. It has windows all-around. The 2nd porch is on the garden side and is open-air and covered. Also has a nice swing--perfect for watching a summer shower or the many visiting birds and butterflies.brA kayak is available for paddling down the river or for transporting to a nearby pond or to Goose Rocks.brbrThe small studio across the way is the owner's space, her pottery studio. Welcome to our fully furnished sanctuary we jokingly call 'nutty pine' due to the pine that runs throughout the home. Our colorful escape pod is an 6-7 minute walk to GRB and a short bike ride or drive to the classic New England vacation town of Kennebunkport. The house is set on a half acre, 500 yards from the beach and benefits from trees and privacy yet you still hear the waves at night. Highlights include a cozy open layout kitchen updated in 2018 and dining area, a peaceful screened-in 3 season porch with a second dining area, and a private enclosed outdoor shower that I can't recommend higher to make you feel like you have really gotten away.brbrThe beds are comfortable and there are options: traditional mattresses (upstairs) or memory foam (master) depending on your preference. The kitchen has new induction stove and everything you need however many prefer to use the grill on the back porch to cook while overlooking our mature native apple tree. The grassy private yard is perfect for lawn games -- Bocce is our favorite. brbrStay out of the car and bring the bikes! This area has some great riding and weekend mornings are for bikers. Earth (great restaurant) at Hidden Pond is a 6 minute ride. Among other activities you can SUP (stand up paddleboard) at GRB... there is a great paddle to Timber Island for an adventure. Surfing can be found (swell permitting) up the road at Fortunes Rock Beach. Bikes and gear can be stored in our shed next to the house.brbrProviding you with a great vacation is our main concern, second only to caring for the property and surrounding flora (and neighbors). Beautifully furnished indoors and out, with superb outdoor deck furniture, the environment is pet and family friendly and has a terrific back yard for play. brbrThe first floor also features a family friendly dining area off the Great Room with gorgeous teak dining table for 8, fully outfitted kitchen, sunny & spectacular living room with Ralph Lauren sofa (perfect for chatting and reading), a big playroom for the kids/young adults with their own flat screen tv as well as play/dining tables, and a beautiful powder room with exquisite marble. There is extra dining in the playroom which will accommodate at least four more adults and kids. brbrThe second floor features an extra large master bedroom with lovely four poster bed and bath with shower, along with two other family bedrooms with queen sized beds & antique headboards, a fourth bedroom with full sized bed with antique iron headboard, and bath with tub & shower. The master bedroom, as well as the large front bedroom are both spacious enough to easily accommodate a portable crib if necessary. We have a pak n play. The full size washer & dryer are located on the second floor. brbrThe amazing part of this classic colonial is that it has a full third floor with two large bedrooms- one with queen sized bed, the other with 2 full sized beds, and bath. Kids love to hang out here! brbrQuite simply, the neighborhood is fantastic! Made for running & walking on Ocean Avenue and biking, the Colony Hotel and Beach is just two blocks away, as well as the Breakwater Inn & Spa, The Nonantum, Inn & Restaurant, Edge Water Inn, Mabel's Restaurant, St. Anne's Church and the newly refurbished Cape Arundel Inn & Restaurant There are so many restaurants within walking distance that you just may not cook your entire stay. We always walk to the art and crafts fairs at the River Club and the Silas Perkins Park every summer. Dock Square is also within walking distance, approximately 1 1/2 miles. brbrOur home isn't a 'stripped down' rental; it is our beloved 'SeaBiscuit' and it is charming! We have a terrific deck where everyone hangs out. It has white wicker furniture with free standing umbrella, a large octagonal picnic table with umbrella, a gas grill and a child gate. Located on 4 acres in Cape Porpoise, a small fishing village in Kennebunkport. Our property is on the end of a private road so there is plenty of privacy. The house looks directly towards the water so at high tide you can take in the water views and feel like you are away from it all. We have our own pier and float on the property which you may use to tie up a boat -you can bring or rent a kayak, canoe or boat & explore the seven Cape Porpoise islands. A great place for kids to swim, or fish for crabs off the end of the pier. The pier is shared with a cottage which we also own on the property. The house and cottage are rented separately through VRBO. If you want both properties you can rent them together but they are listed separately on this website. The cottage property number on VRBO is 121128. The house and cottage are completely separate from each other, so you have privacy with more than 100 yards separating the two ( see photo) .
