Cleaning of fish as necessary for a single meal preparation is permitted, but gutting and preparation of animals or portions of animals (except meal-sized portions ordinarily sold by grocery stores) is not permitted in the home or on the property.br➩ Live animals brought on site without prior notice and approval will result in a $225 fee, ejectment, and cancellation of the booking without refund.br➩ Guests shall closely supervise children around furniture that is vulnerable to damage (e.g., wooden tables that can be damaged by metal or plastic toys, or leather couches that can be scratched by metal or plastic toys).br➩ Guests shall closely supervise children outdoors in recognition of the natural hazards present in rural and wilderness environments to include wildlife, domesticated animals, falls from heights and water hazards present in irrigation canals, ponds, and the San Juan River.br➩ No guests or invitees may occupy (sleep overnight in) recreational vehicles or tents on the property without the hosts’ express approval sought and granted though the listing platform. Additional fees may be assessed in such cases.br➩ The driveway at the house entrance can accommodate at least four vehicles. Guests must park vehicles in the driveway, only. Parking on the street (off property) is prohibited because of the narrow width of the road, and the hazards and inconvenience created for the neighborhood residents, including snowplows, pedestrians, and children riding bikes. Parking on the lawn is always prohibited. Welcome to Peakview Retreat! We are located in the heart of the Pagosa Lakes area just steps from Village Lake. We are a newly remodeled 3 bedroom, 2 bathroom home with many nice decorating touches that will make you feel at home in our cozy cabin. We also have a great view of the Pagosa Peak from the front porch and living room. In the summer months, you can enjoy views of the lake from the master bedroom deck and deck off of the dining room.brbrYou enter the home in to the living, dining and kitchen great room. The living room has a large, comfortable couch with 2 side chairs and 2 full chairs where the family can enjoy your family shows on the large smart TV. Or you can just turn on the fireplace and enjoy watching the snow fall or the sunsets falling on the San Juan mountain range. The dining room area and stools at the kitchen bar area have plenty of room for the whole gang. Then, you'll notice the kitchen, which is big enough to have many chefs cooking the meals. This kitchen has everything from the wonderful gas stove/oven, refrigerator, microwave, coffee station, large pantry and all the utensils and gadgets you'll need.brbrDown the hall is a full bathroom with an adjoining laundry room, including all new laundry equipment. Further down the hall is the master bedroom with a king bed, TV, desk area, coffee bar and master bathroom with a sink area separate from the rest of the room. There is also a glass door to a private deck off of the bedroom that faces the lake. There is also 2 other bedrooms, each with queen beds, TV's and decorated super cute. brbrThis home comes with a 2 car garage that you can use and also has plenty of room for 2 other cars. brbrThis home is in the PLPOA area with access to fishing and fun in 4 lakes, plus access to the state of the art exercise facility, indoor pool and hot tub all for a FEE.
