Enjoy 450 acres of stunning private land, only 2 miles from town. MASK Ranch sits on ¾ of a mile of San Juan River frontage (both sides of the river) with world-class fishing. There are four ponds and vast expanses of Ponderosa forest with ridge-line views of the San Juan Mountains. MASK is located just 2 miles from the center of Pagosa Springs. Access to the hot springs, restaurants, shopping, and Wolf Creek Ski Area are easy and convenient, but while you’re on the property, it’s nothing but wilderness.brbrThe River Cabin sits just 50 yards from the river, surrounded by cottonwood trees. The 600 square-foot cabin is cozy and peaceful, with huge picture windows that look out on the river and the mountains. It’s the perfect place to unwind and unplug, and it is a truly magical place in any season. Take a walk around the ponds or hike up into the woods. Do some fishing (license required to fish the river). In spring or summer you can take a paddle on the ponds, or float the river from one end of the property to the other (kayaks and tubes available for guest use). In the winter you can snowshoe or cross-country ski on the property. Read a book in the hammock, play a board game by the fire, write your memoir. Watch elk out the window. There is wifi in the cabin, but who says you need to use it brbrThe larger bedroom has a queen bed. The smaller bedroom has a full bed and a private entrance. There is a full bathroom, a washer and dryer, and the full kitchen is stocked with anything you might need to prepare meals. There is also a propane grill. Heat is propane, but there is also a wood stove if you prefer in winter (wood and instructions provided). There is not a television, but there is a great collection of books, games, and puzzles. brbrThere is one other vacation rental home on the property (see our other listing for the Main House), and we also live on-site, so you will likely see other people during your stay. (If you’re here during rafting season, you’ll see folks floating by all day!) But the other houses are nearly a mile up the road, so you won’t see anyone unless they’re down at the river. We’ve established a few different river access spots with picnic tables, so there is plenty of private space for everyone. brbrGuests are permitted to have one dog in the River Cabin, upon request, with a $25 pet fee. Additional dogs may be possible, but please inquire ahead of time. We have two dogs and the guests in the Main House may have dogs, so it is imperative that you have a leash with you at all times, and that you have the ability to recall and leash your dog when needed.brbrPLEASE NOTE that the 2-mile ranch road running through the property is unpaved, and you can expect to need 4WD from November through March. brbrWe are very responsive, so if you have any questions, don’t hesitate to ask! It’s on a cul-de-sac with several nearby entrances (within blocks) into the San Juan National Forest for immediate hiking, biking, snow shoeing, and cross country skiing. Our cul-de-sac is almost attached to one of the San Juan National Forest entrances with no streets in between ours and the forest. brbr----------------------------------------brDowntown Conveniencebr----------------------------------------brIt's about 5 blocks on very low/no slope roads (hard packed dirt) out of the subdivision to the main paved road thereafter. Pagosa Springs is a town of two main centers- the original down town and the newer developed area of shops & restaurants. The house is 3.5 miles to the newer developed district and 8.5 miles to the original down town. brbrWhether summer or winter, it takes about 5 minutes to get to the “new” downtown or 10 minutes to the “original” down town area.brbr----------------------------------------brThe Main Roombr----------------------------------------brThe main room is a wall of 6 large windows overlooking the canyon. It's designed to make you feel like you're sitting in the canyon.brbr----------------------------------------brThe Mighty Sunbr----------------------------------------brWhen the sun rises the east side of the canyon the house sits on lights up bright. The high quality shades in the main room are light colored and tone down the glare real well without darkening the room too much. The shades in all of the bedrooms are tan colored but they have the black out feature so it gets quite dark when you're ready to go to sleep. When the sun sets it lights up the west side of the canyon for a really pleasant effect. brbr----------------------------------------brModern Architecturebr----------------------------------------brIt's hip, modern architecture at 2 stories with 9' ceilings, a granite kitchen, 31 windows for an open feel. The 1st floor has the MB bedroom/shower and a hallway ½ bath room for easy day time usage, the main living/dining room, and a gas fire place. The 2nd floor has 2 guest bedrooms, a full bath, a large music room and an exterior balcony. The backyard rock patio faces west over the canyon. All appliances are new and the kitchen is fully stocked. brbr----------------------------------------brLocal Knowledgebr----------------------------------------brWe don't live there so what we know we gather on our own vacations along with what we learn from our local friends. We ask them lots of questions. There is a guide book that details all of the things we discover, however that happens, so that you may benefit from it. The idea being to reduce as much time wondering what/how to do something as possible. The book grows annually.brbr----------------------------------------brSleeping arrangementsbr----------------------------------------brThe master bedroom has a king size bed.brGuest bedroom #1 upstairs has a queen size bed. Underneath it is a full size futon that can be used on top of the sleeper couch, or by itself.brGuest bedroom #2 upstairs also has queen size bed. brThe music room upstairs has 300 square feet of extra space.brThe mattresses are in excellent shape. I've had back trouble in my time, I know mattress importance. brbr-------------------------------------------------------------brShort term Property Damage protectionbr-------------------------------------------------------------brIn a nutshell, it costs $59 and it insures up to $1,500 of damage. To me it's a no brainer for both your party and mine. There's a catch. New policy states you have an option to buy it or not. BUY IT. If you don't choose to buy the application automatically charges your card $1,500, which you eventually get back, but let's not tie your card up with this extreme amount. brbr----------------------------------------brRental Agreement br----------------------------------------brSome people have asked about a rental agreement to sign. There is a rental agreement but you don't sign it with a pen and send it back to me. Cross country/snow shoeing from as close as the front door. There are lots of other excellent options for these within a few miles. There is also a new tubing park nearby and outdoor skating options.brbr----------------------------------------brMusic Roombr----------------------------------------brThere is an extra room on the 2nd story above the garage. It has a 36 TV and 5 large windows. It also has a Yamaha digital piano (88 weighted keys), a Yamaha FG401 acoustic guitar, and bongos for those (like me) less musically skilled.brbr----------------------------------------brOther Featuresbr----------------------------------------br1) About 60% of the property falls into a canyon- the main living room is 15' from it.br2) Within blocks of the San Juan National Forest. You assume full responsibility for managing all risks inherent to this canyon. So far everyone has found it to be a non issue and very safe. It has a gradual 30% slope down into the canyon, but if it is a concern email me and I will email you additional pictures that I email you. These should be sufficient for you to make a decision. I took the thumbnail picture of the house from below this canyon by carefully walking under it, so it's not that steep. This home is located in San Juan River Village which is just about 20 minutes from Wolf Creek Ski Village where you can enjoy the best snow in Colorado and also just about 10 minutes to Downtown Pagosa Springs where you can soak in the World's Deepest Hot Springs. brbrThis vacation home is one of the few homes situated right on the San Juan River with private water fishing. (Fishing rights come with rental with a Colorado Fishing License).brbrYou enter the home to a nice foyer then make your way to the spacious living room with fantastic views of the river, a gas fireplace, cozy furniture and a large flat screen TV. The dining area is in the living area and has plenty of space for the whole family to enjoy meals or play games. The kitchen overlooks the living room with a bar stool counter, plenty of room for a few chefs and all the appliances and cooking amenities to satisfy the best of those chefs. There's plenty of pantry items as well. Downstairs has a powder room and a large laundry room / mud room off the garage that can be used by our guests.brbrOutside the living room is a nice deck overlooking the river with a brand new hot tub! Enjoy your family meals, a quiet afternoon drink or just relax as you listen to the river go by.brbrUpstairs are 3 bedrooms, each with their own gas fireplace for ambiance and to keep you warm on those cold winter nights. Surrounded by towering aspens and Colorado blue spruce this beautifully decorated, comfortable home has 28' aspen t&g vaulted ceilings. The house has been recently remodeled, painted, and decorated with amazing copper kitchen accents. Many local treasures can be found as part of the decor. Enjoy grilling or the hot tub on over 1300 sq ft of deck. This handsome deck has a private southern exposure overlooking hundreds of acres of a pristine canyon. Regular sightings of deer, elk, fox and turkeys occur year round. There are 2 private bedrooms,a loft, and full futon in the main house.The bedrooms have a queen beds. The loft bedroom also has a queen size inflatable mattress upstairs in the loft. This has been the kids favorite place to hang out! The studio has a full bed with a full bath. With owners approval, your pet will have a fenced in outdoor area. The property is not handicap accessible because of stairs. Our one-story home is located in the beautiful Lake Hatcher area. We offer 3 bedrooms, 2 full baths, a fully stocked modern kitchen, & a full-sized washer and dryer. We have fast Wi-Fi, brand new smart TVs in every room, & we offer plenty of puzzles, games, and DVDs for entertainment. We are 15 minutes from DT Pagosa Springs & 40 minutes from the Wolf Creek Ski Area which is famous for having “the most snow in Colorado”. STR Permit # 036140. Our property is newly built (2020) and highly energy efficient. The in-floor radiant heating and gas fireplace will keep you plenty warm during the winter months. You can spend your days here soaking in the mountain views from the back patio or walking the neighborhood trail system that can be accessed immediately across the street. We are located just 15 minutes from all that downtown Pagosa has to offer! Evenings can be spent cozying up to the warm fire, cooking a nice meal, drinking wine, watching a movie, or star gazing on the back patio! Our property is located on a flat, easily accessible lot with no immediate neighbors in any direction. Although 4 wheel drive is always recommended in Colorado, it should not be needed to access our property and get around DT Pagosa. The Master has a luxury King-sized bed, the 2nd room has a Twin XL loft bed with a loveseat couch underneath. The third room offers a large double-sized bed. We have a small bassinet swing available for newborns and a pack-n-play crib that can accommodate newborn twins as well. Pagosa Springs is a year-round recreational wonderland with record-high snowfalls and majestic waterfalls. Experience beauty and adventure while staying in comfort and style. There is room for 4 vehicles on our concrete driveway. The trail system is located directly across the street for walking or biking around the area. We are always available via phone, text, or email and we do have a local property manager/caretaker who lives on the same street if in-person help is ever needed during your stay. We are located in the Pagosa Lakes Property Association and Lake Hatcher is just a short, 1/2 mile walk away! Highland Park is also just a short walk away and has a great playground for the kids and miles of hiking and biking trails. The neighborhood-designated walking trails are accessed immediately across the street from our house!! For a daily fee of $8 per person, you can have access to the rec center which has an Olympic size pool, a full fitness center, pickleball/racketball/basketball courts & work our rooms. There are four lakes in Pagosa Lakes Property Owners Association and you can get a permit to fish at the rec center as well. Inflatable SUPs and kayaks can be used on the lakes but if you have a regular kayak/SUP you’ll need a permit that you can obtain at the rec center. The neighborhood is very quiet and easily accessible with no steep, icy roads or embankments to deal with during the winter months. Coyote hill sledding and hiking is around the corner and less than a 5-minute drive! There is room for a total of 4 vehicles in our driveway. You can walk or bike around the neighborhood trail system which is located immediately across from our property, but a car is needed to explore downtown Pagosa, and all that the area has to offer in the way of shopping and restaurants. There are uber & Lyft options, and there is also a shuttle available to take people to and from the ski resort each day for a fee of $30 round trip. No smoking in the garage or near the front or back doors! Facts about Pagosa Springs: - Wolf Creek, in our San Juan Mountains, consistently averages the most snowfall of any resort in Colorado, about 480” per year. Snow is so prolific here that the resort typically opens in October, giving it one of the longest seasons in the country. Ski days are usually sunny and warm! - From the most snow in CO ski resort to numerous pools and hot springs, our goal is to make your stay comfortable and fun-filled.
