The front unit of a duplex, this upstairs unit is an exceptionally clean, open concept, bright and sunny 1 bedroom apartment located in one of the most desirable areas of the Balboa Peninsula - 35th Street! Just park your car in the garage and walk to the beautiful beach, bars, restaurants, the grocery store and shopping! brbrThis beach property is an ideal getaway for a couple but with air mattresses set up in the living room, allows sleeping for up to 4 people (although 4 adults may find it tight). We also have a Pack n Play available upon request.brbrThe kitchen is compact but has everything you need including beautiful quartz countertops and stainless steel appliances with microwave, gas range, dishwasher, a Keurig coffee maker and basic spices.brbrThe bedroom is furnished with a Cal King bed and Tommy Bahama furniture and has tons of built-in cabinetry for storage. brbrThe bathroom has a great shower (no tub). Soap, shampoo, conditioner and other essentials are provided.brbrThere is a large private deck off of the bedroom with a Weber gas BBQ, comfortable swivel rocker chairs, chaise lounge chairs and a gas fire pit for relaxing after a long day at the beach. brbrThis unit does not have air conditioning. It generally cools down very nicely at night so sleeping is comfortable with the ocean breeze. brbrWe also have a 2 bedroom/2 bathroom listing for the back unit on this property - beautifully furnished, cozy gas fireplace, gorgeous kitchen, great bathrooms, roof deck and air conditioning. The back unit can sleep a maximum of 5 people.brbrGeneral Info: brbrGarage Parking: You will have use of the left side of the garage and may park 1 car. Although the garage is longer than most, it is narrow (only 18' wide) as many are in Newport Beach. Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know. The rule is not negotiable.brbrLinens: Linens, blankets, pillows, bath towels, kitchen towels and beach towels are all provided. brbrKitchen/Supplies: The kitchen is well supplied with dishes, cookware, silverware, blender, toaster oven, a Keurig coffee maker and many spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have a few K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more! The refrigerator is small but more than adequate. It’s full height but only 24” wide and 24” deep. The freezer is on the bottom section and it does not have an ice maker. There are ice cube trays. If you need to fill a cooler with ice, your best bet is to walk over to the grocery store which is a couple of blocks away and buy a bag.brbrLiving/Dining Area: Bright and comfortably furnished living room with a 50” Roku TV, cable and wifi included. A cozy little electric fireplace can be used with or without the heat feature so you can enjoy the ambience year round. The dining table comfortably seats 4 and there are two bar stools at the kitchen counter bar.brbrExtra Stuff: To help make your vacation extra special, bicycles, boogie boards, beach chairs, beach umbrellas, beach wagons, ice chest, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the extra stuff will be available on a first come, first served basis. All amenities, extra stuff, is for the use of authorized guests only. Visitors are not allowed to make use of anything provided in the garage.brbrLaundry: The washer/dryer in the garage is for your private use. Detergent and dryer sheets are provided.brbrRULES and RENTAL AGREEMENT:brbrIn order to confirm a reservation made on this site, Guest must (i) sign a rental agreement within 24 hours of making reservation and (ii) your deposit must have been received by VRBO. For final confirmation of the reservation, the entire rental amount must be paid in full. brbrYou must be a minimum of 25 years old to book a vacation rental. The guest who books the reservation must stay at the property for the duration of the rental period and may not book for someone else. Please verify your age as well as the names and ages of all guests on the rental agreement.brbrThis rental is strictly smoke and drug free. Absolutely no smoking of any product (cigarettes, cigars, pipes, cannabis, e-cigarettes, etc) anywhere on the property including the unit itself as well as the deck, sidewalks, driveway and garage.brbrNo parties-No loud music-No loud gatherings of any sort allowed. Our's is not a party rental. Out of respect to our neighbors, quiet hours are from 10PM - 10AM. brbrGatherings anywhere on the property are not to exceed a total of 5 people, including renters and their guests/visitors, unless prior approval is provided by owner. brbrExterior security cameras run 24/7 and are mounted to record access doors. There are no interior cameras anywhere on the property. Do not tamper with any cameras.brbrTreat our home with respect - it is truly our home and you are a guest.brbrNo pick-up trucks or large SUVs allowed in the garage.brbrWe strictly enforce all rules and will evict if broken.brbrMaximum Length Stay Allowed: 14 days
