Just park your car in the garage and walk to the beautiful beach, bars, restaurants, the grocery store and shopping! brbrThis beach property is an ideal getaway for a couple but with air mattresses set up in the living room, allows sleeping for up to 4 people (although 4 adults may find it tight). We also have a Pack n Play available upon request.brbrThe kitchen is compact but has everything you need including beautiful quartz countertops and stainless steel appliances with microwave, gas range, dishwasher, a Keurig coffee maker and basic spices.brbrThe bedroom is furnished with a Cal King bed and Tommy Bahama furniture and has tons of built-in cabinetry for storage. brbrThe bathroom has a great shower (no tub). Soap, shampoo, conditioner and other essentials are provided.brbrThere is a large private deck off of the bedroom with a Weber gas BBQ, comfortable swivel rocker chairs, chaise lounge chairs and a gas fire pit for relaxing after a long day at the beach. brbrThis unit does not have air conditioning. It generally cools down very nicely at night so sleeping is comfortable with the ocean breeze. brbrWe also have a 2 bedroom/2 bathroom listing for the back unit on this property - beautifully furnished, cozy gas fireplace, gorgeous kitchen, great bathrooms, roof deck and air conditioning. The back unit can sleep a maximum of 5 people.brbrGeneral Info: brbrGarage Parking: You will have use of the left side of the garage and may park 1 car. Although the garage is longer than most, it is narrow (only 18' wide) as many are in Newport Beach. Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know. The rule is not negotiable.brbrLinens: Linens, blankets, pillows, bath towels, kitchen towels and beach towels are all provided. brbrKitchen/Supplies: The kitchen is well supplied with dishes, cookware, silverware, blender, toaster oven, a Keurig coffee maker and many spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have a few K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more! The refrigerator is small but more than adequate. It’s full height but only 24” wide and 24” deep. The freezer is on the bottom section and it does not have an ice maker. There are ice cube trays. If you need to fill a cooler with ice, your best bet is to walk over to the grocery store which is a couple of blocks away and buy a bag.brbrLiving/Dining Area: Bright and comfortably furnished living room with a 50” Roku TV, cable and wifi included. A cozy little electric fireplace can be used with or without the heat feature so you can enjoy the ambience year round. The dining table comfortably seats 4 and there are two bar stools at the kitchen counter bar.brbrExtra Stuff: To help make your vacation extra special, bicycles, boogie boards, beach chairs, beach umbrellas, beach wagons, ice chest, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the extra stuff will be available on a first come, first served basis. All amenities, extra stuff, is for the use of authorized guests only. Visitors are not allowed to make use of anything provided in the garage.brbrLaundry: The washer/dryer in the garage is for your private use. Relaxing retreat on quiet end of island, four house from North Bay Front

brThis is the downstairs unit of a two story duplex. There is an option to rent both and have a 5 bedroom property which sleeps up to 12 using sleeper sofa(sleeper linens will need to be requested prior to stay). Can be connected via interior door.brbrThe lower unit is 2 bedrooms and 2 full bathrooms plus a full size sleeper sofa (this is not your Grandma's sofa bed!) The home includes a newer kitchen (granite counter tops), Smart TV, Wi-Fi, Air Conditioning in main room and just about everything else needed to feel at home. The primary bedroom has a king size bed with an en-suite bathroom and TV. The secondary bedroom includes 2 twin beds. Both rooms have very large closets offering plenty of space to store suitcases and other gear.brbrThe flooring is tile and porcelain wood-like tile throughout. There is an interior full size washer/dryer as well. This is an ideal rental for young families because we are so close to the sand that it is easy to retrieve your sunscreen, sand toys or snacks. The garage has beach toys and chairs though some disappear and new often added, we never know what will be there at any given time. A very large and inviting patio is directly off of the open living, dining and kitchen area. An exceptional place to relax and people watch or close your eyes and drift away. The patio also has an automatic awning for those who want to be protected from the sun. There are additional folding chairs and tables .in the bedroom closets. Relax and unwind on the quiet end of the Island, a stone's throw from N. Bayfront, the boardwalk, and the sand. Fully equipped kitchen to cook, Weber Grill on the patio(no representaion as to amount of propane in tanks, Ace Hardware not too far), or walk to Balboa Island's quaint downtown restaurants and shops. There is a two car garage with one parking spot reseerved for each unit. We also have 2 bicycles and 2 kayaks that are shared by both units. Please use helmets when biking and vests when kayaking.brbrPlease pay close attention to the no parking signs as they ticket on street sweeping mornings.

There is a dining table for six guests. brbrThe living room has a large comfortable couch and two oversized soft chairs. You will feel like you are in your own movie theatre with the 80 inch TV in the living room. brbrThere are 3 bedrooms - the master has a king with a canal view and the other two rooms have one queen bed each. brbrThere are 2 bathrooms - one with a shower/tub and the other with a full sized shower. brbrThere is Spectrum Internet and Apple TV in two rooms. The back unit of a duplex, this 2 BDR/2 BTH property is a perfect vacation spot. Park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, grocery store and shopping! Our house is ideal for two couples or a small family. There are two bedrooms with King sized beds and by using an airbed in the common area, we can have a maximum of 5 guests. Although kids are welcome, please be aware that there are stairs and no baby gates installed and we haven't child-proofed this house at all.brbrPristine and air conditioned, this 2 bedroom/2 bath 1220 sq ft beach house has a gorgeous kitchen with quartz countertops and stainless steel appliances including a gas range, microwave, refrigerator with filtered water and an ice maker and a KitchenAid dishwasher. The kitchen island serves as the dining table and accommodates up to 4 people. brbrThe comfortable living room has an expansive sectional sofa, 55” tv (wifi, cable, apple tv) and cozy gas fireplace. brbrThe larger of the two bedrooms and a full bathroom are on the first floor. The primary bedroom and attached primary bath are on the second floor. brbrThe private roof deck is a fantastic spot offering peek-a-boo ocean views, a fire pit, a comfy sectional sofa and chaise lounge chairs. It’s a great place for soaking up the sun or having a cocktail in the evening. brbrWe also have a one bedroom/one bathroom listing for the front unit in the duplex- it’s a bright and sunny 700 sq ft apartment with a compact, yet complete kitchen, great little bathroom, bedroom with Cal King bed and also tons of built-in storage and a large private deck with BBQ. If you need that extra bedroom, or would prefer the additional privacy that an air mattress in the living room can’t offer, you may want to inquire with us about booking both places. Although the garage is longer than most, it is narrow (only 18' wide) as many are in Newport Beach. Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking-that is not negotiable. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know. brbrBeds: First floor bedroom has a Cal King bed. Second floor bedroom has an Eastern King bed. Laundry detergent and dryer sheets are provided.brbrCell Phone Note: the cell coverage in this unit is sketchy, especially if you have Verizon. I actually switched to AT&T because of the lack of coverage here. You'll likely need to go outside or on the roof deck to make/receive calls if you have Verizon. One easy work-around is to hook up to our wifi while in the house and text/call over that.
