This luxurious 3BR/2BA oceanfront second level residence offers an exceptional Newport Beach escape with elevated coastal living and two expansive balconies, one facing the Pacific with spectacular, unobstructed views. Designed to capture the beauty of the shoreline, the main living area is lined with wall-to-wall windowsthat frame the ocean and slide open to the oceanfront balcony overlooking iconic 48th Street Beach. Set just off the boardwalk, this rare gem provides a heightened sense of privacy while placing you directly on the sand.

LIVING & DINING AREAS:
The bright, open-concept living, dining, and kitchen layout is designed to highlight stunning ocean views from every space. The living area features a plush sectional with an additional armchair and a flat-screen TV for relaxed evenings, while wall-to-wall sliding glass doors open to the oceanfront balcony—creating a seamless indoor-outdoor living experience.

- Primary Bedroom: King-size bed, flat-screen TV, en-suite bathroom, and breathtaking ocean views
- Guest Bedroom 1: Queen-size bed and flat-screen TV

OUTDOOR SPACES:
The oceanfront balcony offers unobstructed views of iconic 48th Street Beach and is thoughtfully furnished with a dining table for six, a market umbrella, comfortable lounge seating, and a built-in BBQ grill—perfect for enjoying meals and the coastal breeze. An additional rear balcony provides a more private setting, featuring a table with seating for four and two Adirondack chairs for relaxed outdoor lounging.

KITCHEN & AMENITIES:
The dining area offers a table with seating for six, along with bar-top seating for two. The modern kitchen is fully outfitted with both major and small appliances and comes stocked with dishes, utensils, cookware, and bakeware for effortless meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, beverages, spices, condiments, and additional paper goods; salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private front patio. The ground-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A stacked washer and dryer is located in the primary bedroom's closet, with complimentary laundry supplies provided.

Parking: One designated parking space in a shared two-car garage, right side only. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    We really enjoyed our stay here! The location was perfect, lots ot walk to- market, coffee, shops etc. The home was tidy and well appointed. And the views beautiful! Will definitely return!

    Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: beautiful place but the heater did not work ( outside and inside temperature between 50 and 62 degrees) and the garage door did not close

Overall, I do not recommend this vacation rental. Reviewer Comments: It was a hot week in CA. in the 90's. The location is exceptional, the rental is nicely decorated and in good condition. The master bathroom and laundry have a little unconventional layout. But the issue is if the temperatures are hot down there, then the temps inside were very hot. We arrived to an upstairs unit, as we walked the inside the thermostat said it was 94 degrees. We tried to turn on A/c or something to cool the place and soon found out that all that was there are a few fans. After fans and open windows and doors all night it cooled to near 80 degrees by morning. We could not get it any cooler than 78 during our entire stay. Most the time it was in the mid 80's or higher indoors. The place is great, but I just didn't enjoy sweating when I came in from the sun. Would highly recommend an A/C for a place like this, if even just needed a few months out of the year.
