Velvet Sand I (Unit A) and Velvet Sand II (Unit B) each boast a suite of amenities designed to help your group connect and relax near the shoreline. With a gorgeous rooftop featuring a private hot tub, comfortable lounge, and al fresco dining area, your group has plenty of space to take inthe fresh ocean air.

Enjoy two bedrooms at Velvet Sand II and five more at Velvet Sand I. Each home has a bright living room and kitchen space, with Velvet Sand offering an indoor/outdoor loft area. You'll even have a bunk option and a room with a small kitchenette so everybody can find their perfect space. A sandy trail to Newport Beach is just at the end of the street, while all the excitement of the nearby pier and marina is a few minutes drive away. - The rooftop is only accessible from the top unit.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- The reservation holder must be at least 25 and must be present for the entire stay.

- Each unit features a sleep sofa for additional sleeping arrangements.
- Bathtub jacuzzi jets in the downstairs tub are not functional.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce.     This place was as expected and advertised. Very Spacious! All the comforts you would expect from an elite VRBO! Would definitely stay here again. The beach was so close and not too busy for June in Newport. The hot tub on the rooftop was especially nice to relax in and watch the sunset.

    We rented both the A & B properties. Three generations of our family from CT, MS, TX and CA, ages 17 months to 80 years old gathered for four days of fun! The properties were very clean and well stocked. Eddie, the property manager, was great and very responsive. The 3rd floor rooftop area was perfect for sunsets, hot tubbing and BBQ-ing! Wish we could have stayed longer.

    Five families came from all over the country for celebration of life. Some of the guests were in and out, most of us stayed there the entire time the house, condition, beach gear and furnishings were excellent! Obviously being a couple hundred feet from the beach was delightful. Everything worked in accordance with our expectations. We had a couple of minor issues and it was taken care of immediately. Our family could not have had a better experience. Thank you!

    We loved now near the beach was, truly just past one house to the sand. The extras were great! including: lots of beach towels, outside rinse-off shower, a good selection of beach toys, boards and a sand wagon. We did the buy-out so we also had three garage spaces, plus a dedicated space on the side of the house. We had a great time!

    Had a wonderful experience recently hosting our team here for a team bonding event/ celebration of 15 years in practice. The home was lovely and well cared for overall! Great amenities in garage for the beach, which was fabulous. We were a group of 16, where we were able to use all the beds and no sofa beds. But had our group been bigger, we would have had to use the sofa beds. The only thing I’d suggest is some good candles or air fresheners of some sort before arrival as the home smelled quite musty. Overall, a great spot that I would use again for a similar sized group!

    Great location, easily accessible to various areas of Newport Beach. Beautiful and clean house and the beach was steps away. Would definity stay here again!
