Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. brbrPast noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.brbrNOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.brbrNUMBER OF GUESTS: It is important to have the correct number of guests on the reservation, so please update accordingly if the number changes after you first book. The septic plumbing cannot handle more than 10 people at once. Only registered guests are allowed to use the home, day or night, and at no time may the number of people at the property exceed 10. Above 8 guests, a fee of $25 per guest per night applies.brbrACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.brbrPOSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. You need to use good judgement as to whether to cancel a trip before it begins or leave the house early. brbrPOOL SEASON: The pool is open from the beginning of May through the end of September. The pool is not heated. A pool technician comes weekly to balance and clean the pool, but between these weekly services it may be necessary for guests to use the skimmer net to clear the pool of leaves and/or to add water from the hose if the water level becomes too low.brbrWORKING FARM STAY: This is a stay on a working vineyard. The entire house and adjacent outdoor areas (e.g. the pool, the outdoor fireplace, etc.) are completely yours and we strive to offer as much privacy as we can. However, you may see people coming and going on other areas of the property as they work the surrounding land. You may also hear some farm equipment during normal working hours. There is also an active tasting room (as of May 2026).brbrONGOING CONSTRUCTION: In March, April, and May of 2026 there is construction of the winery tasting room happening near the house, in anticipation of the tasting room opening in June 2026. Construction may begin as early as 7 am and go until 4:30 pm.brbrBUGS: This is a farm stay--that means there may be lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.brbrOUTDOOR PIZZA OVEN: There is a masonry-built outdoor pizza oven next to the outdoor fireplace. You are welcome to use the pizza oven. However, unless you already have experience using outdoor pizza ovens you may not want to try it here. Cooking pizzas in an outdoor oven is a hard skill to master!brbrSLOW WIFI: High speed wifi is not available in this area, unfortunately. Wifi speeds are typically 8-12 Mbps, enough to browse the web, email, and maybe stream one video at a time. Guests may have difficulty videoconferencing. brbrPOOR CELL SERVICE: Cell service at and near the property is not good. AT&T seems to have a slightly better connection than Verizon, but no carrier has good service in this area. Enabling wifi calling makes it possible to take calls from the house, but the wifi is not very strong either (see above).brbrNO SMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off. brbrSHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.brbrWAIVER OF LIABILITY FOR USE OF THE POOL: By using the pool you agree to follow all house rules associated with it and you release the owner of the property from all liability relating to injuries that may occur in or around the pool, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This house has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. The neighbors raise goats, chickens, and other animals on their the property that you may hear/see.brBeautiful scenic area with lots of privacy, fun, and adventure await you.brCAUTION: We are just off the Appalachian Trail Park and Shenandoah River Park and we are in a full live forest full of life including turkey, deer, eagles, hawks, coyotes, bears, fox, snakes, insects, spiders ,bees and many other animals. (Although we have not seen any bears or poisonous snakes, we advise you to be alert and use caution at all times, especially with small children). We have a 7 and 12 year old here many times wandering thru the trails and we always keep them in view when walking through the wooded areas/forest.brCheck children and yourselves for ticks after visiting any parks, trails or the property. Pets allowed with seperate pet fee permission. If an exception is made, there is a non- refundable Pet Fee. Anyone that brings a pet without permission will have a $1,000 non-refundable fee as we need to ensure the main house is pet free for those with allergies. If we give permission for a pet it will be allowed in the Game Room or lower Bedroom #7 near the lower French doors but not in the Great Room and not in Main or upper Bedrooms. PEt droppings must be picked up within 300 feet of the house.brIf you go out you must crate your pet until you return.br4. Camp fires are ok but please NEVER leave unattended fires. We are in a wooded area, all grilling must be maintained at all times and must be properly extinguished when done. The grill must be left at the far end of the deck where it is located (or 50 feet from the house if you use the charcoal grill). A fire extinguisher is provided and should be within 20 feet of any fire. Remember: only you can prevent forest fires!br5. NO use of Candles inside the house. Candles should only be used if there is loss of power and must be attended at all times (flashlights are provided) which can happen about 1-2 times a year during big storms. Proper candles are permitted for bugs outside only (citronella candles) and must be attended at all times and must be keep in the original containers/packaging.br6. All the outside common area is available for use please look at our defined property lines located on the side of the refrigerator.brPlease put back toys and furniture by the end of your stay. If your moving furniture around take a picture so that you can insure its put back properly. 7. We welcome you to use all games/toys, but please put back in the areas designated when done.br8. Smoking outside is permitted but not inside the home. Cigarettes should be disposed of in ashtray provided. Always properly put out. br9. The gas fireplace can be used from Oct 15 to April 15. The whole lower floor is private & yours to enjoy, as there is a key-locked door separating the suite from the rest of the house.brbrWe assume contactless check-in by default, but face-to-face is always available (we love meeting our guests!) A code will be sent to you prior to your arrival that will only be valid for the duration of your stay. Check-in is anytime after 3 pm, check-out is by 11 am.brbrImportant Access Notes:br- The backyard area is technically a shared space, however we will only use it to access the trash cans and shed (very rarely!)br- Exterior security camera located under the deck, oriented towards the entryway...it is motion activated and thus only records coming/going for everyone's safetybr- Street parking is available right next to the property (there is always plenty of space available)br- Quiet hours are 10 pm - 7 ambrbr***INTERACTIONS***brWe do our best to provide you anything you might need to make your stay as seamless & convenient as possible ahead of time so that it is already at your fingertips! However, we are always available and open to suggestions or meeting custom/unique needs that any guests may have. Never be afraid to reach out to us!brbrContactless check-in/check-out is our default, but we are always happy to provide face-to-face if requested or preferred.brbr***MISC DETAILS***brNo access to washer/dryer units...however, for all bookings 14+ nights, we offer free laundry service for up to 20 lbs. of laundry.
