However, note that there is no one living on site.brbrIn addition to the house rules (please ensure to review them), here are some additional important things to consider:brbr☑ There are 4 steps up to front door and one step into the house. The back deck has 4 steps down to the patio. We are in a wooded area, so the ground may be uneven, so use caution when walking around outdoors.brbr☑ Please always remember to turn the gas fireplace off when leaving the house.brbr☑ All bed linens and towels are provided. Additionally, a Starter Kit is provided that includes some paper towels, toilet paper, hand soap, dish soap, laundry detergent, and travel size shampoo, conditioner, and body wash. You may run out of these items during your stay, so you may want to bring extra.brbr☑ We do not send maintenance to the property during your stay. Only after you depart. We have a lawn maintenance service. They do their best not to disturb guests, but they do come on a bi-weekly basis to the property.brbr☑ The closest gas station is 3 miles (approximately 5 minutes), closest grocery store (Food Lion) is 11 miles (approximately 16 minutes). We are in between the town of Montross (approximately 18 minutes) and Warsaw (approximately 25 minutes) and each offers dining options. and closest restaurant approximately 13 miles (18 minutes) away.brbr☑ We provide Smart TVs (Netflix/Hulu/Amazon Prime/Disney+), so just bring your own passwords.brbr☑ The house is located in a natural & wooded area, so you may see & hear bugs, furry critters of all sizes (including but not limited to deer, squirrels, and rodents), & reptiles. Our property has regularly scheduled pest control, however, we cannot guarantee that any such critters will not be visible in & around the property. Please try to keep the doors closed, do not leave food outside to prevent entry of unwanted critters. Do not feed any wildlife as they are wild animals. No refunds will be provided if a local critter visits the property.brbr☑ Children are welcome at the house, however, the house may not be suitable for young children because of the indoor fireplace, loft twin bed, and access to water. Parents should use their own discretion when booking and ensure that all guests, children, and pets are monitored at all times while on premises and that all activities are suitable for the children (including books in the reading nook and arcade games).brbr☑ There are no refunds for weather/natural disasters/power outages/other things that are beyond our control (including availability of community amenities).

You'll LOVE the view of the Potomac River from our eclectic riverfront cabin. Find peace and quiet in the woods overlooking a wide stretch of the river where you can catch a glimpse of local fishermen collecting blue crabs. Enjoy watching Bald Eagles soaring through the trees while sipping your morning coffee on the deck. This cabin offers a place to make time to relax and gaze at nature close up.brbrThe interior layout is open. Baths are on the first floor. There is a master bedroom with a queen size bed; its bath has a small shower; the hall bath has a full shower/tub surround. Our favorite morning coffee spot is what we call the gazing room which is accessed by either the master bedroom or living room; it features floor to ceiling windows to take in the awesome river view. The upstairs has two small bedrooms - both with a queen bed. In all there are 3 queen beds in the cabin as well as a sleeper sofa in the living room. Internet service is fast--there are TV's located in the living/kitchen area, the master bedroom and one of the second floor bedrooms as well as a large screen TV in the basement rec room--use your own subscriptions for streaming. There is a clothes washer & dryer in the basement as well as an additional recreational area with plenty of seating. The kitchen is fully stocked with all the necessities including a dishwasher, programmable coffee maker, toaster oven and blender as well as pots, pans, and dishware. There is an electric grill to be used outside on the patio.brbrWe're only a few minutes away from Westmoreland State Park where kayak rental, beaches, walking trails, fossil hunting and Potomac river exploration is available. The Northern Neck has ample waterfront areas; The Potomac and Rappahannock rivers are always nearby wherever you are. The cabin location is convenient to nearby Colonial Beach and is very close to Stratford Hall Plantation and several other historic sites. brbrOur favorite things to do:brVisit local wineries -- Ingleside, General's Ridge, Back Porch and Monroe Bay.brSample local craft beers at Montross Brewery or in Colonial Beach at Colonial Beach Brewery and Ice House. brEating out at our favorite restaurants: Angelo's, Coles Point Tavern, Tim's at Coles Point, Northern Neck Burger, & Relish.brWe LOVE Dockside in Colonial Beach for it's ambiance on the water, food and weekend nightly music. brbrWe LOVE the peace, quiet and views of our cabin on the river. It sits high on a wooded bluff; the river is not accessible from our location. Please do not venture down to the river edge of the property; the ground is sandy and will give way. Our cabin is not available for groups of more than six. Sorry, amenities located within our neighborhood are for owner use only.
