A beautifully newly renovated home with 3 full bedrooms and 3 full baths and a fourth bonus sunroom/sitting room / bedroom with French doors and windows all around with a twin trundle bed that can be used for sleeping or just lounging. brbrPrivacy and peace from the outside World. The home is on an Island on the Island boasting a raised beach house with two levels in a wooded setting. There are Marsh views just off the court and a short walk takes you to a Marsh crossing; it’s an amazing spot for sunsets. brbrThe home features a king room with an amazing shower, one queen room with hall bath close by jacuzzi tub included and a bonus bedroom/sunroom with twin trundle. brThe upstairs has a full with two twins also with bathroom and tiled shower stall with sitting bench. There is a nice living area that leads to the back screened in porch. brbrFull size W/D in the hallway. brbrWe have installed an outside shower (cold only) to rinse after the pool or beach or just to rinse off sandy toys. brbrThere is a new wood burning fireplace in the living room for cozy nights . brbrThere is a very nice large outdoor pool for our neighborhood only just two houses down and a pass is provided for your use with no extra fees; the pool season runs April 1st till Nov 1st . (Covid restrictions may apply)brbrThere is also a full access pass to Hunting Island where you can climb the lighthouse (also no added cost) climbing is also free during normal business hours. The pass allows 4 at a time to climb and possible Covid restrictions. brbrThere is a crabbing and fishing dock in the back of the neighborhood again for our neighborhood use only. The beach is a short 3/4 mile walk and golf carts can be rented. Call ahead to book those if interested. We see um and Fripp Island carts both do rentals. brbrThere is a small convenience store by the security gate (Mangos) it’s pricey as you would expect so we recommend getting food on the way in or bringing it with you. The kitchen is fully stocked with dishes and utensils and a pretty full array of small appliances. Please discard all perishable food but feel free to use or leave condiment type items for other guests. brbrThere are linens and towels at the house. This does not include beach towels please bring them we would prefer the bath towels be used for the inside. . There are several bikes under the house but they are mostly in disrepair. There are also bikes available for rent as needed. brbrCome down and enjoy yourself. Our home is your home. There is also a locking kitchen and pantry for weight loss retreats. brbrThere are baby items in the upstairs closet (a pack and play, high chair) as well as some items for elderly or handicap people. There is a wonderful 8 person table and room for 9 at the wrap-around bar with plenty of room for everyone to eat together. The kitchen opens up to a large living area with plenty of room to hang out and enjoy the ocean view. brbrIn addtion to the spacious kitchen and living area on the main level, there are 3 bedrooms with king beds, two with ensuite bathrooms and one hall bath. There is a loft bedroom with a queen bed easily accessed from the main level. Beautiful new floors were installed on the main level in 2023. Downstairs you'll find 3 bedrooms, 1 king, 2 twins, and 2 doubles. The doubles and twin room share a jack and jill bathroom while the king bed has it's own bath accessible from the hallway. The downstairs area is a great place for your kids to hang out and have their own space. Each bedroom has it's own TV so it's easy to retreat for quiet time as well. The laundry room is located downstairs for convenient use with a commercial washer and dryer brbrAlthough Sandy Toes is located 2nd row in the central part of Fripp in between beach access 13 and 15, it's just a quick walk to the wide open beach, regardless of the tide. We have a gorgeous ocean view unencumbered by the homes around us. The wrap around deck offers great views of the beach and Atlantic Ocean, and a beautiful large oak tree provides great afternoon shade on the deck. The house comes with a 6-person golf cart that you'll love because it’s the best way to get around the island and take part in all the activities, explore amazing wildlife and take in golf, tennis and more. There are also 2 extra refridgerators in the garage for all the storage you'll need for your large family gatherings. We have 2 beach carts which makes it easy to transport all your chairs and toys to the beach.brbrTwo of the three resort pools are located a short golf cart ride or walk from Sandy Toes as well as food trucks and the ice cream shop near the John Fripp Villas. brbrClub cards are available for purchase. Fripp Island Resort requires Club cards for you to frequent their amenities. A decades long career in football has led to many Bye Weeks being spent at Fripp, and many others wishing we could be there. So we decided to secure all the rest of our Bye Weeks in our favorite place...but the rest of the year, we want to share it with you! You'll notice it will be blocked off in the fall yearly for our actual Bye Weekend! brOur goal for you in our home is cheerful comfort, loaded with gorgeous updates and bright colors it's sure to make you forget all of your worries so that you can spend your time making memories with family and friends throughout your visit.brbrAs you arrive you will be greeted by a large yard with palms, circle drive and plenty of room for cars and parking. There are also very few steps making unloading a breeze! The front entrance is open and bright leading to a large, open living space with living room, dining area, kitchen, and sunroom. The entire home has been updated with new fixtures and furniture, and the sparkling kitchen with bright green cabinets is sure to spark joy! The huge sectional in the sunroom with 65 TV is a great spot to curl up relax with a movie after a day at the beach. These open to the screened porch and deck in the back. brbrThe primary master is downstairs with a king bed and a bathroom with double vanity and shower. There is also a powder room and laundry downstairs. Just up the pink stairs is a cozy loft with a futon, three other bedrooms and two bathroom complete the upstairs. Two upstairs bedrooms have king beds (one boasts a brand new en suite bathroom!), the other holds three twin beds for the kids. All beds have luxury memory foam mattresses with supremely comfortable linens! There are smart TV's in the living room, sunroom, loft, and each bedroom. brbrThe garage is accessible and houses an extra fridge for drinks and food and a hidden gem which is a full game room with an 85 tv, sectional, dart board and a game table. brbrThe screened porch has a ceiling fan and a nice sectional to relax with a glass of coffee in the morning or wine in the evening. On the deck is a large gas grill and bistro set for outdoor dining. Just beyond the back deck and backyard is the 4th fairway of the Ocean Point course where you can watch golfers go by most of the day. brbrOur lot is over a half acre so there is room to move and spend time outdoors which we love to do. Throw a football, play spikeball, corn hole, etc. The biking/walking trail goes right by the house making it easy to step out for some exercise. The beach is just a quick 3 minute golf cart ride or even a leisurely walk away. brbrWe are excited to be wrapping the resort fee into our rent for 2026, please send over a request for a quote, happy to provide! brbrWe are proud to offer an amenity package valued at over $1500 including a six seat lifted golf cart (summer value $540), cruiser beach bikes (summer value $450), beach chairs, boogie boards and towels, Shibumi shade (summer value $50) and Pack N Play, jogging stroller and Slumber Pod (if needed please message for access) so you don't have to buy or travel with those. The ensuite has a tub/shower combo and a little window with marsh views.br brThe second bedroom is cozy and private with a queen bed and views of the palm trees at the front of the house.br brThe third bedroom has two sets of twin bunkbeds and plenty of room to lounge and play games. There's enough cubbies to stash all the gear as well as space to set up your favorite gaming console.br brThe shared second bath has a full shower with sliding glass doors and plenty of storage.br brThe kitchen is fully stocked with everything a cook needs to prepare and serve food for a crowd including a crock pot for those who like to set it and forget it while they enjoy a day at the beach and an instant pot for those who like fast and hands free while having cocktails on the screened porch.
