Guests can enjoy the yard areas on both sides of the property, but please do not park on the grass in order to prevent damage to the septic field. The home sits on a corner lot which allows guests to enjoy views of our lovely Island from multiple directions! The best view of all is of the stunning Intracoastal Waterway and the breathtaking sunsets that we experience here on Topsail.brbrThe top floor of the property is called Hoot and offers 2 bedrooms and 2 full bathrooms. Most projects are scheduled annually between November and April and may involve large pipes on the beach, trucks moving sand, and other equipment to rebuild and maintain our dunes. Timelines and locations can shift without notice, and we are not always informed in advance. While we understand this may impact your beach experience, refunds or compensation will not be provided for disruptions related to beach nourishment. For the latest updates, we recommend checking the town websites for Topsail Beach, Surf City, or North Topsail Beach. Feel free to reach out to us if you have any questions about potential beach impacts during your stay.brbr**Cancellation: Any cancellation of a confirmed reservation must be made in writing by Guest. Reservation payments are not reimbursable unless the property can be re-rented for the same rate and time period. Every effort will be made to re-book the property. If property is re-rented, Guest will receive reimbursement of payments made less non refundable reservation fee, cancellation fee (varies by property), and third-party fees (travel insurance, security deposit alternative, insurance, convenience fee, etc.). Insurance fees shall not be reimbursed unless the Agent is reimbursed by the issuing insurance company.brbr**Check In Day: *Your rental home allows you to check-in directly at the property. Check-in typically becomes available BETWEEN 4:00 - 6:00 PM on the day of your scheduled arrival. As soon as we are notified your rental is ready for check in, we will send you a text message to the number you previously provided. This text will include a hyperlink that will direct to the Property Guide with all your check-in instructions, directions, FAQ's, Wifi info, helpful tips, and most importantly your information on how to gain access to the property. Please understand that all homes must be cleaned and inspected before we are allowed to issue access details and you are not allowed to be at the property until you have received that text message.brbr**Early check-ins and Late check-outs must be pre-approved and are not allowed if there is a reservation checking out the same day another reservation is checking in.
