Half bathroom is in the downstairs closet.br- This home faces highway 50 so there is some road noise especially with the windows open so keep that in mind. Like all other Lakeland village units, this one does not have AC. br- This condo is individually owned and managed. The HOA manages the community amenities and dictates availability. This unit does not include access to the maid service, the shuttle van, or towel service. br- The HOA also schedules exterior construction and maintenance as needed so you might arrive to some exterior work being done. We are often not given notice. While inconvenient, it does not take away from the private beach experience. br- This condo complex is lakefront, but this unit is not directly on the lake. It is a very short walk from the lake. br- This unit, while lovely, is original and not considered luxury so take that into consideration before booking. Owner is actively making updates for his family and yours!br- We list this home as sleeping 6 but it could sleep up to 8 with extra kids. This is a common thing to have in Tahoe to keep bears away. Although it’s not dangerous, it can be slightly painful if stepped on with bare feet or socks. You will not be shocked if stepped on with shoes. You may turn it off when you are home by unplugging it outside or you can keep it on during your stay just make sure everyone in your party knows to wear shoes and to not touch it with bare feet, hands or socks. Small children should not be left alone on the deck. Again, it’s not dangerous but it doesn’t feel good. Contact us if you have any questions.brbrbrbrROOF SNOW SHEDbrbrThe roof sheds (drops) all of it’s ice and snow periodically onto the front and back deck/walkways. We do our best to shovel and mitigate this before you arrive but sometimes it happens while a guest is here or right before arrival so you may arrive to some snow and ice that has freshly dropped. You can either shovel it out of the way or text our local team for us to come shovel it. Please do not walk or climb over it. This will turn it into a huge ice mound and be very hard to remove. If you have arrived and this has already happened, apologies! If it’s a heavy Winter, we might not be able to get it all out of the way so some of it might need to be walked over. During the historic Winter of 2022/2023 - an ice mound was created which had to be climbed over. The roads and driveways in Tahoe are only plowed when snow accumulates to more than 6 inches so if it snowed less than that or you are coming during an active storm, you will arrive to snow on the roads leading up to this home and on the driveway. Since street parking is not allowed during the Winter, you will need to drive over the snow either using chains or with your 4WD engaged (or both) and onto the driveway. Especially after the historic Winter of 2023, we do not recommend coming to Tahoe unless you have a higher clearance 4WD vehicle with snow tires, tire chains and experience driving in the snow. Always bring chains no matter what kind of car you have. Even if it’s not actively snowing, Tahoe roads are steep and icy. Power outages are also common. The Grand Welcome difference is we have a very experienced local team who are here to help you during your stay – as long as safety allows. If we can get to you, we will come help! There is assigned parking for 2 cars (one in the garage and one on the driveway) and then plenty of first come, first serve parking located throughout the complex. When renting someone else’s home, issues can arise that are out of our control. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them. brbrFRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate. brbrCANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.brbrSECURITY CAMERAS. There are never any cameras inside our home.brbrREFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after you’ve checked out. brbrSNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law. brbrICY WALKWAYS. Our walkways in Tahoe are icy so make sure all members of your party have snow boots and walk with care.
