There's also lots of space in this space for all your sporting gear. brbrUPSTAIRS LIVING SPACEbrThe upstairs living space is open plan design at its best. Flooded in natural light the dining, kitchen, and cozy lounge space are inviting and decorated to a high standard. brbrThe kitchen comes fully equipped with everything that you could need to whip up a light snack or family meal. There is also a supply of salt, pepper, cooking oil, and fresh coffee for you to use during your stay. There is also island seating with three stools and a six seater dinning table.brbrThe lounge area has a sofa and two chairs, Smart TV, and gas fireplace - perfect for those chilly nights. Near the lounge area is a half bathroom (toilet).brbrDECK SPACEbrOut the back, just off the dining space is the door to the deck space with chairs and a small BBQ. With mountains as the backdrop to your view, this is an ideal space to enjoy at any time of the day, and is useable all year round.brPlease note, there is a rather friendly (and famous) orange cat with red collar who lives upstairs and likes to visit - please don't let him into the condo! brbrOPEN PLAN DESIGNbrThe open plan design, modern decor, and choice of furnishings give this cozy one bedroom condo a light and airy feel. Noise complaints may result in eviction without a refund. brbrCheck-in and Check-out:brCheck-in time is at 4:00 PM, and check-out is at 11:00 AM. We may be able to accommodate special requests; please communicate with us in advance.brbrQuiet Hours:brRespect our neighbours and observe quiet hours between 10:00 PM and 8:00 AM.brbrNo Smoking:brOur home is a smoke-free environment. Please refrain from smoking inside the house or on the deck. This rule ensures a comfortable environment for guests with allergies. There will be an additional cleaning fee of $500 for anyone found violating this rule, plus additional charges for any damage or stains from the pet. brbrHot Tub Use:brEnjoy the private hot tub responsibly. Shower before entering, and please avoid using glassware in the hot tub area. Always secure the hot tub cover when not in use. Please be aware that the deck area may be slippery, so be cautious. Children are not to be unsupervised in the hot tub. If the water level is low, please do not leave it overnight as it can cause damage to the pumps or freeze the hot tub; there will be a hose in the garage to top it up. Do NOT leave the hose attached outside as it will freeze and cause damage to the home. brbrKitchen Etiquette:brFeel free to use the kitchen, but please clean up after yourself. Load the dishwasher with dirty dishes and start it before check-out. Dispose of food waste in the designated bins. Accidents happen; if there are broken dishes, please clean them up to prevent injury to your guests and future guests.brbrGarbage and Recycling:brProperly dispose of garbage and recyclables in the provided bins in the parking lot area. brbrDamages and Accidents:brReport any damages or accidents as soon as they occur. We understand that accidents happen, but timely reporting allows us to address the issue promptly. This includes but is not limited to - broken dishes, scratches on the floors and walls, stains on the sheets, floors or furniture, or anything else that would not be regular wear and tear. brbrMaximum Occupancy:brThe maximum occupancy for our rental property is 9. Please respect our neighbours' parking spaces and follow any additional parking guidelines provided. One stall is in the driveway, and additional guest parking is available in the complex or on the street. Please leave the lid open for 45 minutes and remember to close the lid to avoid turning it into a cold plunge! We find that this is best done at the end of the evening as the hot tub should not be used for 3 hours following the chlorine cycle. If you remove the chlorine floater during your use it is the guest’s responsibility to make sure it is placed back in the hot tub after each use. We ask that if you are enjoying a beverage in the tub you only use plastic cups. If the hot tub water is not properly maintained and requires more than 1 site visit for maintenance and/or a full drain and refill, there will be an additional charge of $400.00.brbr7. For your garbage and recycling, please ensure it is stored inside at all times to avoid attracting wildlife. Prior to departure, please take it to the Panorama Transfer Station on your right-hand side as you are heading back towards Invermere.
