Lake Champlain Deck House

62 Windy Lane, Colchester, VT 05446:brbrThis chalet style house sits on a shale bluff above Lake Champlain. The property has 100 feet of lake frontage. A lower deck and stairway go down to the water. Water depth is gradual, which makes it very safe for young children. The location, Porter’s Point, is very quiet and appealing. The location is on the outer bay of Malletts Bay, which is a 15 minute drive to downtown Burlington. The Lake Champlain Bike trail is around the corner, no more than a 5 minute bike ride away. In addition, The Lake Champlain Paddle Trail is located nearby. Swimming and boating from the property are excellent. There is a boat mooring with the property. The best fishing in Lake Champlain is just minutes away in the broad lake. If you are a diver you cannot find a better location. For winter renters, the ski areas are between 40 minutes and 1 hour and 30 minutes away. The most easily accessed areas are Bolton Valley (40 min), Stowe(1:20) and Sugarbush(1:20). Smuggler’s and Jay Pike are also an easy 1 to 1:30 drive.brbrFeatures of the house:brThe house has a total of 2300 sq feet. It contains 3 bedrooms and 1 and a half bathrooms. Two bedrooms have a queen sized bed and the third bedroom has a double bed. The open floor plan contains a living room area with a fireplace and a dining area. There is an eating bar in the modern kitchen that seats six. There is a wrap around outside deck with fantastic views, especially of the sunsets over the Adirondacks and Lake Champlain. The deck is fully furnished with chairs, an eating table and awnings. The house is fully furnished and all linens and kitchen utensils are in place. The house has a full central heating system. There is an upstairs loft area that contains an office space, a couch that folds out to a double bed and a living room area. The house is equipped with two TV sets with cable service. In addition there is high speed internet access in the office space in the loft. The telephone has unlimited US long distance service. There is a laundry room with washer and dryer. The water system is town water and the house is on a newly installed septic system. No smoking in any rooms in the house.brIn addition:brThe house comes with a canoe, sit on top kayak and two bicycles. Snow plowing, in winter, is included.brbrRental Terms:brThe rent is $1800 for the week which begins at noon on a Friday and ends at noon on the following Friday. (There is flexibility around this!). In addition, a $300 deposit is required to confirm the booking. This will be refunded at the completion of the rental. There is also an additional $125 cleaning fee. We are willing to discuss longer term rentals. The Lakehouse of Braeloch is a one of a kind classic cedar ranch located 20 minutes from downtown Burlington and 90 minutes from Montreal, with 6 bedrooms, 4 bathrooms, and a private beach on Mallets Bay (Lake Champlain). Enjoy total privacy in deep ancient forest, miles from civilization yet only minutes from downtown (the big city of Burlington!). Make some memories at this unique and family-friendly place.brbrThe house includes 3,200 SF of natural luxury including a great room that is open to both a modern kitchen as well as to the 400 SF screen porch overlooking the lake. It enjoys douglas fir post and beam architecture with wide-board pine floors throughout and 30 foot vaulted wood-paneled ceilings. The main entry is the upper floor as the house is built into a slope, as are four of the six bedrooms. This is useful for families with members who have trouble navigating stairs as the kitchen, dining room, outdoor decks, great room and four of six bedrooms are on the same level as the entry (the entry is 4 steps from parking grade). The large screen porch can be completely enclosed by a `nana-wall` (5 panel sliding door that completely opens up) during cold months or evenings and is flanked on either side by 350 SF sun-decks overlooking the water and accessed from each of the upstair`s two `dueling` master bedrooms.brbrThere is a year round outdoor hot tub overlooking the lake and a steam-sauna for two in our downstairs marble-lined `rain room` with bluetooth stereo capability.brbrThe entire house is included in any rental, which sits on 3 acres in a secluded area remote from all but two nearby seasonal homes. The meadow located behind the house hosts a community tennis court and a baskeball court that are available for you to use. The tennis court is striped for pickleball, as well.brbrThe house is located within a 300 acre affluent country community known as `Braeloch` which includes 2.5 miles of lake shoreline. Braeloch is a mile from a paved road through old growth forest and is a vestige of old world Vermont. It is, however 20 minutes away from downtown Burlington - a REALLY fun city - and 90 minutes drive from Montreal - A GREAT city - and very accessible to NY upstate via the Ferry on South Hero. brbrNo houses are within sight of the Lakehouse but we have neighbors within the community, almost all are 2nd home owners. We share a tennis court and a basketball court that are for your enjoyment on first come first serve basis.brbrParking via a `circle` can accomodate four cars without `blocking` the circle and more if need be.brbrIn summer months - Memorial day to Labor day - we provide one canoe and two paddleboards for your use. We may have more items available but these are minimum however feel free to ask us! brbrAll beds are made and ready for you to sleep upon arrival. We also can help you order groceries and have them stocked in the refridgerator upon arrival.brDo not move furniture, however if you do, return it as it was when you arrived. brbrDo not remove the hot tub cover, use the cover lifter, and do not drink or eat in the hot tub. brbrDrive slow on Braeloch Road! Especially by the white farm house by the mailboxes, kids play there and it is a blind curve.

A four-bedroom century old cabin that was completely rebuilt in 2011 with every modern convenience and 200mbps wifi; located in a private cove on Lake Champlain. brbrThe house has four bedrooms (2Q, 1F, 2T) and two bathrooms. The living room is open to the kitchen & has twin french doors open to our oversized screen porch with epic water views. brbrThe property has a private sandy beach with great deep water swimming - access in shallows is clay and silt bottom however and weedy. Fishing is excellent and we have two kayaks for your use.brbrSmall single-story ranch that was completely reconstructed in 2011. Wood burning fireplace in the living room and great breezes throughout with dozens of windows and great views of Lake Champlain. Tons of outdoor space and most families eat out on the screen porch and play games. We do not have television but you can stream and our 200mbps wifi is very good (Xfinity). brbrQueen bedrooms are large and solid pine top to bottom including the walls with nice large windows. The kids room is also big with regular twin sized beds and terrific windows that do not get morning light and are also terrific places to nap. The full bedroom is tiny and not particularly comfortable. The best feature besides the porch is the sun deck which is 600 SF and gets great morning sun and all afternoon. brbrThe kitchen is very modern with farm sink, dishwasher, and a cooking island. It has loads of cooking pots and utensils.brbrSwimming is not good and we are working on the beachfront which is in need of more sand. The waterfront is very gradual and clay bottom so icky to walk in but swimming out is terrific and we have a canoe and a swim float far enough out to enjoy the swimming. Lots of rocks and caves to explore and swim on as well. brbrTennis court is available to use and we have a basketball court too that are community provided but you have full use of them on a first come basis.brbrThe house is at the edge of an unused 15 acre meadow. The entire area is for you to explore so long as you respect people`s property line but there is over 300 acres of land and yet we are only 20 minutes from downtown Burlington VT.brDon`t leave fires unattendedbrDrive slow in Braeloch. Private Lakehouse with Great Swimming and Epic Sunset Views

Finlay`s Cove is a 4 bedroom, 2 bath, classic 1940`s era lakefront cabin that was completely rebuilt in 2018 when we added a second floor building with the addition of the `Overlook` and installed modern conveniences and comforts throughout. It has the charm and feel of a century old cabin in the woods of Vermont with all of the comforts of a modern home. The house`s proximity to the water and westerly views makes it truly special and unforgettable. brbrDuring the massive renovation, we converted the original 4-bedroom whole house into a 2-bedroom 1 bath `Main House` and then added an entire new structure, we call the `Overlook`, upon the rock ledge above and slightly behind the Main House . There we added 2 huge queen bedrooms, a coffee minibar, an overdeck, and of course a bathroom with a clawfoot tub & shower. The two structures are connected by an switchback staircase that is internal to the Main House but connects via an open deck to the Overlook. There is a floorplan in the photos. brbrThe Main House includes a primary queen bedroom, that has a private outside terrace, and an adjacent kids bunk bed room that are both down the hall from the living room and modern kitchen. The kitchen is quite large and has an oversized fridge, gas oven and range on the island, as well as a farmhouse sink with tons of cookware. The living room is appointed with thick leather Stickley sofa and lounge chairs that face the Vermont Castings wood stove which is perfect for warming up the house in the mornings or at night while you play one of our large selection of unique and classic board games with your family. We have two dining room tables, one inside and the other outside in the screen porch; each of which double as terrific places to gather. The living area and kitchen has 14 large double-hung windows around three sides of the room that create amazing breezes throughout the days and nights. There is a downstairs bathroom located across the hall from the bedrooms that includes a slate-wall rain-shower room made for company. brbrThe heart of the house, however, has always been the oversized large screen porch that opens from the main living area with westerly views of the water that will give you the best sunsets seen anywhere in New England. We typically spend most of our time on the porch and leave it open all summer long. brbrSwimming is superb from our floating dock - clear and deep - and the cove is very private and well protected for little ones. You can tie off your boat to our dock or use it to launch one our two paddleboards and/or two kayaks we have provided for your enjoyment. The community also has a hard tennis court with pickleball lines and a half-court basketball court for your use and pleasure.brbrThis house is seasonal and does not have heat with the exception of a cast iron woodstove in the great room and space heaters in each bedroom. In addition, we can make available our `Treetop Yurt` with a king bed, compost outhouse and open air rain-shower, that is located high above a nearby cliff overlooking the lake which is about 200 yards from the house`s front door. The Yurt allows for additional occupancy of up to 10 people total.brbrThe shoreline is full of rock cliffs and places to swim and explore with our kayaks and paddleboards. Additionally, Colchester is known for one of the best bikeways - the Colchester Causeway (look it up on google) - if you want to do something different. brbrFinlay`s Cove is located in a community of 300 acres known as Braeloch and includes 2.5 miles of private shoreline. The houses are seasonal and spread out so privacy is included. Yet we are only located a 20 minute drive from the airport and from downtown Burlington or 90 minutes from Montreal! Burlington`s Church Street Marketplace is a 3 block pedestrian outdoor shopping walk that was named #1 `Best Public Square` in the United States by USA Today in 2022.brDrive 10MPH in Braeloch proper (from East Braeloch to house). Trash goes to the dumpster by 1448 Braeloch house.

The Best and Closest View of Lake Champlain hands down, no question. It doesn't matter if you are cooking breakfast inside or grilling on the deck during happy hour, you will feel like you're on the flybridge of a boat because all you see is water. Seagulls glide by at eye level as you secretly watch all the action on the broad lake. Weather fronts are easily spotted coming through the Adirondack Mountains across the lake 11 miles away. Boaters and fisherman can check the lake while your still in bed, others can enjoy the beach, ending with sunsets on the deck and a fire in the sand (Lake water is clean with sandy bottom, no weeds). This is not a big cottage but the view is breathtaking. A king bed in one room and built-in bunk bed in the other. Private stairs go down to the water. 1/3 mile to bike path/causeway, 1 mile to park, 2 miles to river boat launch and 3 miles to Bay launch, 7 miles to downtown Burlington. Grocery, pizza, ice cream, 4 miles. Check your stress at the door and enjoy a secluded piece of paradise with a 270 degree view of the Lake and sunsets behind the Adirondack Mountains.
