The treehouse sits on 40 acres of land, complete with walking/hiking trails to enjoy. On the property is a pond, many fruit trees, chickens, and goats. *electric fencing is LIVE!* The treehouse is spaced out from, but shares land with a renovated barn (used as another lodging accommodation), and a nearby common building that is a shared space for all guests to relax, eat, and attend studio events.brbrThe owners live in a separate house on the property with dogs that roam freely. (They are friendly but may bark upon your arrival and come running quickly- they are just wanting to say hi even though it may seem otherwise!)brbrThe treehouse includes a lush queen-sized bed, a table with bar stools, a dresser, mini fridge, water dispenser with glassware, and 4 large windows with plush velvet curtains. Heat is available, so as to be enjoyed all year long. The bathroom and shower are located in the common building down a slightly steep gravel walking path (about 160 ft away), which is shared with the other treehouse lodging accommodation. There is no bathroom or running water in the treehouse itself. In the common building (The Lodge), there is also a kitchenette for you to use. The barn sits on 40 acres of land, complete with walking/hiking trails to enjoy. On the property is a pond, many fruit trees, chickens, and goats. brbrThough the animals have electric fencing, goats are natural escape artists and love to explore the property to eat trees and more grass. We have an owners unit attached to the back of the house, with a private entrance away from the main door. It remains locked and we do not use this unit during your stay.brbrWe're happy to help with suggestions for places to go, but we will never be overbearing.brbrWe work with local personal chefs that can arrange a meal during your stay that we'd be happy to connect you with (not included) - previous guests have loved being able to have dinner in and not worry about cooking!brbrWe are dog friendly and there is a $125 dog fee, per dog (2 dogs max). This does not cover any damage or yard clean up and all dogs must be house trained. If you are bringing your pup along, we must know at the time of booking and prior to your arrival.brbrWe are located on a main road, so please take this into consideration when deciding to bring your pup. While there is plenty of outdoor space, it is not fenced in, but we are driving distance to walking trails and parks.brbrWe have installed exterior only security cameras for the safety of both guest and property. These cameras are actively recording both audio and video outside all entrances and side doors. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.brbrAbsolutely no smoking inside or near open exterior doors - there is a $250 fee if this is violated.brbrPlease note that any refunds made in accordance with our cancellation policy will be less any credit card fees.brWe want to make your stay here as enjoyable as possible and we appreciate any and all feedback, so that we can continue to improve as hosts. As our guests, you use everything more than we do – if anything doesn’t work properly or we are running low, please let us know. brbrKitchen Basics: brbrDishwasher – Please wash all pots and pans by hand. Dishwasher tabs are under the sink.brbrTrash bags -- Located under the kitchen sink (trash is in a pull out drawer on the leftmost side of the island, recycling is the bin by the pantry door)brbrFridge/Freezer – The water from the fridge is very slow - the tap water comes from the same well and is much faster! The ice sometimes gets blocked so you can just open the freezer and scoop from there. Please remember to throw away any leftover food/drinks before you leave.brbrGas Stove - We have an awesome industrial stove/oven. The pilot light is always lit. Do not place non cooking items on the stove as it is always a little warm and can melt plastic (unfortunately speaking from experience). Please make sure the knobs are always off and turned to the far right. Sometimes, a burner flame may blow out while cooking on low, so just turn the knob to off, then turn it back on. We recommend turning on the blower above the stove while cooking. If you have any questions regarding use or notice a pilot light might be out, please contact us. brbrCoffee/coffee filters – Please do not use the industrial coffee machine in the kitchen. There is a coffee/tea bar in the room right off the kitchen and a tea kettle on the counter. Help yourself!brOther info:brbrSmoke Alarm - We have a commercial fire alarm system installed for your safety. If you happen to set it off, it will be very loud. The shut off is in the owner’s suite off of the laundry room. If the alarm is tripped, give us a call and we’ll tell you the location of the key. (781-248-7696 or 802-356-3240)brbrFurniture - We have beautiful antique furniture original to the inn around the house. Please be sure to use coasters/not place drinks on these beautiful pieces so guests can continue to enjoy the character and charm. If a spill happens, please be sure to clean immediately.brbrThermostats - There is a thermostat in the dining room and the common areas, as well as in each bedroom. These thermostats control the heat only. Please do not turn the thermostats above 68 and ensure they are set to 65 or lower when you leave the house for the day. Upon check out please lower to 60. You’ll be surprised at how quickly the rooms heat up so this is for your comfort, as well as the environment and the safety of our old house and heating system. brbrACs - In summer months we have ACs installed in each bedroom window. Please do not leave these running all day and turn off when not home. The rooms are small and cool off quickly. Each room also has a small fan.brbrTV – You will find the TV instructions in the living room.brbrWireless internet: Network is Woodbridge Inn (or some variety thereof depending on where you are in the house) and the security code is bentley727. Please let us know if you experience any issues with the connection. The router is located on the 2nd floor at the top of the stairs - if you experience connectivity issues, unplugging and replugging it fixes the WiFi 99% of the time.brFirst Aid Kit, Iron, and Steamer – in the laundry room off of the kitchen brbrLaundry – Off of the kitchen. Timed dry is usually your best option. Please use care when operating and let us know if you have any issues. We have a limited amount of laundry detergent provided in case you need it upon arrival, but we kindly ask that if you anticipate needing a large amount of any household items, you pick up some of your own.brbrExtra blankets – in the basket by the couch in the living room or in the closet on the 3rd floorbrbrToiletries – Our in-room personal care products are handmade just down the road at Whisper Hill. We carefully selected natural, environmentally friendly products and we hope you enjoy them. The dispensers in the showers hold shampoo, conditioner and shower gel. Whisper Hill’s wonderful shop is in the Queechee Gorge Village, near the Antique Mall. If you have any issues with the dispensers please let us know. Mount Tom room has some extra single use items in the chest if a dispenser gets blocked.brbrOutside Info:brbrThe Inn is a non-smoking property, both indoors and on our outdoor porches, per Vermont State Law. We ask that you adhere to this policy for the safety and comfort of all our guests and ensure you are at least 100 feet from the house. brOutdoor Fire Pit- Do not use lighter fluid in the fire pit. We have a year round outdoor fire pit in the back yard facing the river and a supply of fire wood alongside the barn. If you need help setting a fire our property manager next door may be able to assist you. Burning anything other than firewood and non toxic paper is prohibited. You will be responsible for any town fines that may be incurred for incorrect use of the fire pit. brRear Deck and Backyard- Please enjoy use of our rear deck, lawn furniture, and BBQ grill as you overlook the Ottauquechee River. Feel free to walk down the lower yard area as well. You can get down to the river if you walk down to the left, but it can be treacherous so do so with caution. We are not responsible for any injury, please proceed at your own risk. Stay on our property at all times and do not trespass.

Classic, cozy farmhouse in the 4 season playground of VT's prettiest town!

Our recently renovated1860’s farmhouse, on 95 acres abutting the banks of the Ottauquechee River, is 3 miles from historic Woodstock Village across the Lincoln Covered Bridge on a dead end dirt road. We have a small vineyard in the front field and it's a 2 minute saunter to our family's self-serve organic produce farm stand in the lower field. The vineyard produces organic method verjus. A five minute stroll across the covered bridge will bring you to The Lincoln Inn & Restaurant, considered a culinary destination. There are many excellent restaurants within easy driving distance: Simon Pearce, Cloudland Farm, Prince & Pauper, Woodstock Inn, Sante, Mangalista, 506 on the River, Worthy Kitchen, Melaza Bistro, Quechee Club, Kedron Inn, Barnard Inn and many more, including a cute little cocktail bar, Au Comptoire in downtown Woodstock.brWoodstock Village provides great shopping, with spa and fitness options at the Woodstock Inn & Resort. Numerous outdoor activities nearby include walking, hiking, biking, tubing, swimming, kayaking, hunting, fishing, golfing, tennis, paddle and pickle ball, riding, skating, sledding, snowshoeing, snowmobiling, cross country and downhill skiing. The farmhouse is 20 minutes to the Killington Skyeship, 40 minutes to Okemo, and 15 minutes to Saskadena Six (formerly Suicide Six). A 10 minute drive to the Marsh-Billings-Rockefeller National Park provides trails for walking and cross country skiing, wagon and sleigh rides, as well as educational activities at the Billings Farm Museum (great for kids). brThere are multiple music and theater venues within easy driving distance, including Feast & Field in Barnard, Artistree in Pomfret, concerts on The Green and East End Park in Woodstock, Comedy in Bridgewater, Northern Stage in White River Jct, Lebanon Opera House and several theaters at HOP in Hanover, to name a few.brBeer, spirits and wine lovers can explore the local craft breweries, distilleries, wineries and cider makers in the area: Long Trail Ale, Harpoon, Upper Pass, Vermont Spirits, Whistlepig, Silo, La Garagista, and Fable Farm Fermentory to list a few.brOur farmhouse features a kitchen with updated appliances including a new double oven with a 5 burner stove top, original wide board floors, a two person soaking tub, an antique dining table that can expand from seating 4 to seating 8 or more, a sitting porch and fire pit overlooking the vineyard and several acres of field, perfect for star gazing. Guests may walk, snow shoe (we have 4 pair for your use), or cross country ski the fields and old logging roads up the hill, hunt the property during legal seasons, or tour the produce garden and explore or fish along the banks of the Ottauquechee River. The upstairs middle bedroom and bath each boast a slanted Vermont window (aka witch windows in folklore). The downstairs bedroom french doors open onto the lawn and provide vineyard views. brbrWe support solar panels in an array monthly through SunCommon to offset our carbon footprint; we use ecologically safe cleaning products and are always on the lookout for alternatives to single use containers such as laundry soap sheets vs large plastic tubs for detergent. We have a system set up for composting, recycling and separating food scraps from the landfill (per VT law). brbrbrPlease note: The farm and vineyard are worked by me and my family and occasionally we have outside assistance. There will be days when people will be in the vineyard, accessing the basement and the barn, to carry out tasks. Guests should consider this a Farm Stay and are welcome to learn about our operations and join in or just observe agricultural activities if desired. Classes in cooking with verjus and basic organic methods will be offered by appointment. Guests at the vineyard house are asked to be cautious when walking through the vineyard: uneven ground, rocks and holes, trellis wires and anchor wires extending from the trellis end posts are trip hazards. Wires are marked with bright yellow for safety, but walking in the vineyard after dusk is discouraged.brbrIf you wish to bring dogs to the property, you will need to bring a crate. Your pup must stay in the crate anytime you leave it alone in the house. If you take your pet outside, it is wise to keep them on a leash. In addition to the circumstance that people walk the road with their dogs, there are numerous temping scents to follow everywhere (hedgehogs, porcupines, skunks, raccoons, deer, moose and bear). Deer may be dropping fawns in spring. If dogs chase deer anytime of the year, the game warden may shoot the dog. Protect your wonderful pets and help them be less anxious by following these rules.
