We do not recommend this home to anyone with mobility concerns.brbrKAYAKS - Available May 15 - Sept 15br4 kayaks + adult size life jackets are down at the dock for you to use.brbrAC - Window Units installed May 15 - Sept 15brbrWINDOWS - All windows have cranks removed and locks installed. Most are nearly impossible to shut again once they are opened. It is against house rules to open the windows!!brbrTRAIN - Comes by once or twice a day, rarely on the horn, usually about 6 cars long. Personally we love watching it go by. We've never noticed it go by outside the window of 6am - 6pm but obviously have no control over their schedule.brbrCROOKED/SLOPED FLOORS - The house is 110 years old, it is far from straight. If you're looking for a new fancy place, this isn't it.brbrBUGS - Depending on time of day and year, there are mosquitos, black flies, spiders, etc. Not excessive but don’t be surprised if you see some bugs here. All the lakes of The North East Kingdom are great because of the lack of boat traffic, but Lake Memphremagog is something special: it’s bigger than all the other lakes combined, with no more boat traffic than any other lake, so it's much more peaceful.brbrOur house has a spacious living room with a gas fireplace; dining area with an additional 3 bar stool seats off the kitchen, for seating 11 total, surround sound system, a kitchen well stocked with appliances and utensils, 4 bedrooms with top of the line mattresses, 2 bathrooms, upstairs central air conditioning, a washer and dryer, a spacious deck with direct access to our dock on the lake, a lower lake side deck and a deck on the back of the house – all supplied with deck furniture, and totally fenced in yard for your 4 legged friends.brbrPlenty of outdoor activities include: swimming, boating, cycling, fishing, ice fishing, kayaking, snow mobiling, cross country skiing, snow shoeing, or just hang by the fire pit and star gaze in the evenings.brJust a short ride down our little street is a bike path that runs along the scenic lakeside all the way to the Canadian border. Don’t forget your passports because once across, you'll find a network of bike paths to explore with beautiful scenery and places for picnicking along the way. About 30 minutes away you'll find Jay Peak Resort: skiing, in door water park, golfing, and ice rink, and a great gondola ride to the top even in the off season.brbrThere's also a number of great restaurants in the area. brRenovated early 1800 farmhouse with 4 bedrooms upstairs (one king bed, one queen,2 twin in one room and a single in the other room). There is two full bathrooms, one on each floor. A very convenient eat in kitchen .The dining room and living room are combined making this a large space to enjoy visiting with family and friends. The mud room/washroom is adjacent to to the kitchen and open to the backyard. Two porches make this house an ideal place to relax and enjoying the view of the lake.brDownstairs there is a futon also, off the dining room, great for a nap or for someone who has difficulty with stairs.brThe screened in porch, on the east side with a view of the lake, is great for morning coffee and listening to a occasional loons or geese. In the evening, you may also enjoy the fire pit.brIt is a great place for families and friends to be together or just getting away from it all.brbrThere is an outdoor grill for the BBQ enthusiasts.brbrLocated only 2 miles from the center of Newport, this is a real getaway! We have a private access to South Bay which offer great fishing summer and winter, great kayaking or boating but not a swimming beach. More information on the fishing on the web site of Vermont fish and wildlife.brbrWe are close to several beaches (3.5 miles to 15 miles) . Newport has a walking trail along the lake that is also a bike trail. We are close to many hiking trails , ATV and snowmobile trail.brThere is few golf course around also.brJayPeak has great skiing and year around Waterpark at about 30 minutes away. br *Additional Information: Our private access beside the house , let you drive to the lake and unload your watercraft. Also you can leave your watercraft there as it is a private access. You can rent kayaks at the Great Outdoors in Newport. *In winter__there are large private fields surrounding the farmhouse where you can cross-country ski and snowshoe.

This cottage was built in the 1940's and it was there the name was established. The waters are shallow at this end of the lake (not the best for swimming) but there is 100ft of beach frontage to enjoy with 51 steps down stairs to the water. brbrbr- The Cottage has a main floor that is an open concept, with a propane fireplace. Grab a beverage from the coffee bar and walk right to the living room, main bedroom or screened in porch where you can enjoy the sunrise coming up over the lake. brbrbr-The basement has been newly redone to include two bedrooms that each have a window facing the lake. The second bathroom has a stand up shower and an open room at the bottom of the stairs with books and games to use. brbrbr- Outside there is dining patio set and fire pit with a view of the lake as well as a storage shed that contains different games/toys for guests to use. Top of the stairs is a small deck with more seating to look over the lake.brbrbrGuests have access to the entire house, at this time the garage and owners closet in the basement are off limit to guests.brbrbr5 minutes from Downtown Newport, multiple restaurants and views, this town is located right on Lake Memphremagog.brbrbrThe town has on street free parking.brbrbr-Parking for 4 vehicles, please stay to the left of the white marking line. The neighbors to the left of the cottage are seasonal in the summer, please do not block their right of way. brbrbr-The cottage is surrounded by farming fields, please do not park in the fields and be aware that to make the grass grow the fields are spread with manure 2 times a year. brbrbr- The stairs are newly redone but are steep with 51 steps to the bottom. brbrbr- The lake water is shallow and mucky as the bay was created due to deforestation and the building of a dam in 1883. brbrbr-The beach is for guest use with a fire pit and firewood. The dock is the neighbors. brbrbr- If you would like additional kayak, canoe or paddle board rentals you are able to rent them from the Great Outdoors in downtown Newport.
