The upstairs kitchen is complete of all appliances whereas the downstairs one is more simple, while still allowing to prepare a quick meal or rinsethe dishes using a Fotile in-sink dishwasher. What makes this new cabin unique:br1. Two kitchens in 2 separate floors (downstairs kitchen is more simple than the full upst one) that allow you to prep something quick when downstairs watching a movie or just hanging out with friends;br2. Presence of a generator in case of a power outage! The generator will kick in automatically. We thought that this is a key investment for a ski area.br3. Quiet area in Ausable Acresbr4. Two washer/dryer units (one per floor) to provide more comfort and privacy if 2 families are staying over.br5. Multiple heating systems for a more uniform warmth. Two sliding doors provide access to the open deck area with a table and chairs, and charcoal barbecue grill. brbrA hallway leads to a full bathroom and two bedrooms with queen-size beds and large closets. Back in the living room, next to the coat closet are stairs that lead up to an open loft area with TV and seating. The door at the top of the stairs leads to the primary bedroom with a king-size bed comprised of two twin-size Temperpedic adjustable beds, closet space, and full bathroom. brbrOutside there is a woodshed next to the driveway that is stocked with kiln dried hardwood for use in the wood burning stove. From the rear deck there are stairs that take you to a small open meadow and firepit area with composite Adirondack chairs and a woodshed stocked with seasoned pine. From the other side of the deck a meandering footpath can be seen that takes you down to the river ending at a very large climbable boulder. Along the bank there is an area with a few Adirondack chairs for listening to the many sounds of the Ausable river.brbrGuests have access to the entire home except for the basement, pantry, and a dresser in the primary bedroom. Those are spaces for homeowner items. The homeowner is not on premises but can be if needed. We partner with a property manager to address any urgent needs.brbrGuests access the cabin using a code for the lock. This code will be provided the day before check-in. We suggest you write it down or take a screenshot with your phone in case you do not have cell service when you arrive at the cabin. brbrWe are very responsive to messages. brbrOther Details to NotebrOur cabin is not off the grid but it does feel remote. Cell service does not work at the cabin but may work higher up and out of the river valley. We have strong Wi-Fi. Our family can run multiple devices at a time without issue. brbrAdirondack weather can be extreme and sometimes there are power outages. Our experience is that they are infrequent and brief, but it is important to be prepared. We do not have a generator. brbrWe welcome well-behaved dogs. There is an additional pet fee applied per dog. We do not allow any pets other than dogs. Guests are required to clean up all dog waste using bags and dispose of in the outdoor garbage can. Dogs are not permitted on the furniture and must be crated when left alone. There is one crate available in the primary bedroom. Please bring your own dog's bedding. brbrOur family lives by the leave no trace principles of the Adirondacks. We ask that guests do not alter our land in any way - guests must not collect dead or downed wood and must not alter the riverbed or banks. Be thoughtful with garbage and clean the grill if used so not to tempt any wildlife. Please pick up after your dog, using bags, no matter where they went. Dispose of the bags in the garbage can.brbrThere is no smoking or vaping of any type allowed inside the cabin. There will be additional cleaning fees applied if anyone smokes in the home. Please see the house guide for expectations related to smoking or vaping on the property. brbrWe have three cameras on the exterior of the home - one facing the driveway, one under the covered porch for security of our windows and front door, and one on the back porch for security of our sliding doors and coverage of the trail to the river.brbrThis cabin is managed directly by the owners. We spend plenty of time at our Adirondack getaway but also make it available to guests for a limited number of days between May and October. Our community and our neighbors are important to us. Please honor the access to this quiet, peaceful area of the Adirondacks by keeping noise levels low during the day and quiet hours between 10 PM and 8 AM. Parties are not allowed. Only registered guests allowed on the property.brbrBeing a guest in our home allows access to the trail system and tennis/pickleball court in the AuSable Acres and to Lake Eaton, which has a playground and a pavilion. Our Ausable Acres Association pass is available to guests to use for this access. Please make sure to take it with you when you use the Acres amenities but also make sure that you leave it in the cabin when you check out. A $50 fee will be charged if this pass is lost or not returned.brbrThe cabin does not have air conditioning. Box fans are available in each bedroom closet and there is a ceiling fan in the living area and the primary bedroom. Adirondack summer days can get hot but generally cool off well at night. There is ample tree cover and the river valley keeps the temperature down. brbrThe beds are made with pillows, sheets, a quilt, and a fleece blanket. There are extra linens for each room. While our cabin is a wonderful place for families with children, we do not have any cribs, pack-n-plays, or cots available. The maximum occupancy is 6 people.brbrBath towels are provided, with extra towels in each room as well as towels for drying off after a dip in the river. We also leave dog towels in the coat closet to dry off wet dogs.brbrWe do provide small bar soaps for the shower/bath as well as toilet paper. Each bathroom sink and the kitchen sink has hand soap available. We do not provide shampoo, conditioner, or toothpaste. There are first aid kits available should first aid items be needed.brbrThe kitchen is fully stocked with pots, pans, dishes, utensils, chef knives, BBQ utensils, coffee maker, dish towels, and paper towels. We provide enough coffee for 1-2 days and a few caffeinated and herbal teas. Also supplied for our guests are sugar, salt, pepper, olive oil, aluminum foil, plastic wrap, paper towels, dish soap, and dishwasher detergent. The freezer has an ice maker.brbrThere is one television in the loft area. This has basic cable and an Apple TV allowing access to the most common streaming applications.
