Down the hill and across the road from the house there is a waterfall and creek which you can explore and you can also access numerous hiking trails, allowing you to set off on your hike directly from the house. There is a lot of wildlife in the area, including deer, foxes, bears, birds and numerous chipmunks, so please keep a look out as you explore the property and do not leave any food or garbage unattended outside.brIf you're looking for things to do in the surrounding area, we have a guest book that you'll see when you arrive with restaurant recommendations. You can quickly reach the towns of Saugerties or Hudson for antiquing and the well known town of Woodstock is also close by.brThe house is close to both Hunter and Windham mountains which feature skiing in the winter and hiking in the summer. There are golf courses in the area and river tubing and white water rafting. The Hudson river is close by and there are a few different places in Catskill where you can rent kayaks to take out on the river. We recommend that you have a car for getting around.brThe Amtrak train stops at Hudson, NY which is a 15 minutes drive from the house. It's possible to take an Uber or taxi from the train station to the house if you have guests arriving without a car. The house is about a 30 minute drive from Albany which has the nearest airport. (House can easily accommodate 10 guests, or 12 with sofa bed.). 3 Full bathrooms. The lodge is equipped with all the essentials like a washing machine, hair dryer, heating, AC, and WiFi. NOTE: There are 2 Living Rooms (actually living room and TV/family room). Living Room 1 are the photos with the blue sofa off the formal dining area, and Living Room 2 is on the other end of the house, which includes TV, sofa bed, electric fireplace, and mini-fridge. The 9.6 acre property is a world of its own, consisting of 4 structures: the main house, (4308 Sq ft), the renovated upstairs Red Barn with Loft (available for additional rate), the Snack Shack which once provided food for resort guests and now serves as an outdoor station for patio barbecues and outdoor events, and the 100 year old log cabin tavern/bar/casino made from local timber. (Currently closed for remodeling). Older locals can tell you fond sentimental stories of how rock bands and entertainment from New York City performed there in the 70's. (Shades of Dirty Dancing. :) You may feel the rich nostalgic history just by walking around the grounds and see several deer, spring fawns, and a full list of wildlife. One glance at the night sky and you'll see stars you never knew existed. That feature continues from the large picture window from the grand bedroom inside the house. We had a family wedding there this past weekend and used Hollykiss as our extended family’s base of operations. A 4 minute drive from the venue, We booked the entire house (all 6 indoor bedrooms - plus the “barn” which has 4 beds for extra space) The house and property are GORGEOUS. Everyone was awed- and I was given kudos for finding it! We had 12 people sleep there plus another 10 (who were staying 30 minutes+ away) come for lunch and to get ready for the wedding. We came from NY, DC, Boston, New Hampshire, Wisconsin and Florida- and the house was huge inside and out. It has tons of windows- a perfect kitchen, a dining room table that sat all of us plus a piano where we had a family sing a long! Before the 4pm wedding, we planned lunch for 25 intending to use the grounds for a casual picnic. Mark- our host -was super knowledgeable, accommodating, responsive and helpful with information about caterers and grocery stores in the area without being a bit intrusive. He even offered us the use of folding tables and chairs. Even though there was a torrential downpour at the lunch hour- the wrap around covered porch and the spacious interior gave us comfortable and weatherproof options. For a fraction of what we would have spent on hotel rooms, Hollykiss allowed us all to stay, play and eat together in a wonderful upscale setting. 5 stars all around!!!brbrHollyKiss is the reinvention of the historic Hotchkiss House, resort hotel and boarding rooms originally established in 1900 by Perry Hotchkiss. It appears bigger in pictures though. brbrbrFAQbrIs my rental secluded brYou will see lots of reviews mentioning the word very private to describe this place. However, the feeling of seclusion can be very subjective so I am just going to state some objective data and let you decide if it is private or not.brbrOur property is 8 acres, exactly the same as seven football fields. The big window and doors face the woods and no other structures are visible from them. We also added fence panels . We have attached a satellite picture of the property to give you a better idea.brbrThere is a larger cabin on the property ( 30 meters away ) and another tiny house (called Dome) 30 meters from your front door. Your rental faces away from them and are NOT visible once you are inside .brbrWe are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards a tree filled uninhabited area, adding to the sense of seclusion. brWe do have a doorbell camera but it only captures a small section of the deck. We can only see when people are stepping on the deck .brbrbrCan we drink the tap water brbrWe have well water and the water has hardness and sulfur. We have three sediment filters from 5 to 50 microns, one hard water treatment and one sulfur treatment system. Drinking non reverse Osmosis treated well water is a personal choice and we will leave it upto you. Please note that every morning the sulfur filter cleans itself and for those few minutes if you use the water it will smell of sulfur. brbrI have never been in a tiny house, what can I expect brbrThe tiny house nation style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So, we are on the smaller side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Like the house the hot water tank is tiny. It can only hold 7 gallons. So on a cold February night. with 117 F average water temperature, the shower will only last 5:40 mins at 2 GPM. (actual test results). In summer /or with lower water temperature or/ with lower GPM , it will last longer. After that you have to wait 15 to 20 minutes for the water to get hot again. brbrbrDoes it have a flushing toilet brYes. However , it is very water efficient at 0.1 gallons as opposed to 1.6 to 3 gallons for regular toilets. Pressing a foot lever gravity flushes it and then half press it to fill the water back . brbr Are pets allowed brbrYes ! We love pets. We just require that they should never be left alone and please pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs. brbrI work from home, how is the WiFi brbrWe have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. brbrCan we grill/BBQ/ have a fire brFirst of all safety. open fires can cause forest fires and hence are not allowed in the area. However, we provide a closed fireplace that's much safer. You can barbecue, grill, makes s'mores etc. Please use it for fire and do not light a fire anywhere else including candles. brbrbrDo you provide firewood brbrNot yet! However, We try to be a little bit more accommodating. If you have to cancel and the app does not offer you any refund, let us know. If we get a rebooking for those dates we will pay you all that we got from the rebooking. We may have to reduce the price to ensure a rebooking and VRBO will not refund you their share. So your refund will be less than what you paid. Also, our policy forbids us from accepting any alteration requests unless the request is to add days to your stay. Only issues we've ever had were when they sent someone new to clean but those incidents are few and far between. To further tighten the quality control, We now use a separate service to do the laundry. They send the clean laundry in a zippered bag. The linens remain sealed until the guests arrive, so that guests can rest assured that they are going to use freshly washed lines and towels.

If you are looking for waterholes, we are near several beauties. We are seven minutes the center of Catskill Main st. that has great things going on with galleries, restaurants and venues, like Hi Lo and Avalon, where you can find great music and art events. We are also close to Hudson, which is a special little city with a lot to offer as far as art, live music, nightlife, galleries, shopping and restaurants. This is the land of the renown Hudson River School that was the first American artist colony, you can visit Olana and Thomas Cole Museum, which are gems of beauty and art history.brbrOur house was built in the early seventies with some special touches from that period. We tried to preserves the authenticity of the spaces, like our bar and fire place room. The oil painting by the bar is of the original owner. This home is very spacious with enough space to get a little lost, have private time and entertain.brbrWe think this house was carefully designed to open itself up to its nature surroundings, with great big windows for viewing nature and plenty of views almost in every room. It's hard to show the views in pictures, but almost out of every window, you can see something beautiful. We have direct view of the Catskill mountain range, and some times of the year we can also see the Berkshires from the back. It has been quiet an experience to sit and gaze at the mountains, that are always changing.brbrFor the Summer time, we have a huge kidney shaped pool with an original painted design by us. It's about 50 feet long and 25 feet wide. We have two outdoor tables to sit and enjoy different views, one of the mountain and one of the pool. Our seven person hot tub faces the mountains and is open all year round.brbrThe fist bedroom is on the first floor, with a full bath next to it. It's off to the side, so you can still have privacy even if people are hanging out in the main living areas.brThere are three bedrooms and two bathrooms on the second floor and if you close the doors, it is super quiet, even if guests are making noise downstairs. The master has its own bathroom.brbrThe house sits up on the hill, which is great for sledding. We recommend driving a vehicle with AWD or 4WD. We are in the mountains so anything is possible! If snow or freezing rain is forecast, it may be prudent to bring chains for your vehicle. Most driveways are plowed at or before 3” or more accumulation but we cannot guarantee an exact time for the plowing as the crews are often unreachable and out of cell service areas for much of the day. This driveway is circular and flat, and most guests find it very easy to navigate. We do supply snow shovels and pet-friendly salt at each of our properties for extra safety. brbrFIRE-PIT: The outdoor fire-pit is available in spring, summer, and fall. In winter, there may be times when it is fully covered in snow. Unfortunately, because of safety rules and regulations, we need to position our fire-pits some distance from the house and it can be very hard to dig pathways to the fire-pit for safe access. We therefore do not guarantee that our fire pits will be available to guests during the snowy winter months.brbrANIMALS, PESTS AND BUGS: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. Ticks are particularly bothersome and potentially harmful during the summer months. All our properties provide either Tick Wise, Repel, or OFF and benefit from scheduled pest control, but we are in a natural environment and we cannot fortify the houses and gardens completely. brbrPRIVACY: Guests have full and unhindered access to the property in its entirety, with the exception of certain locked closets, basement areas, or garages - if applicable - that the owner may have secured. We want all guests to enjoy uninterrupted time at the home, however, there may be visits from seasonal maintenance staff for essential exterior tasks such as mowing the lawn, cleaning the pool, pest control, or plowing. While we try to have them visit in the short periods between guests, this is very often not possible, especially during the hectic summer months or because of adverse weather.
