Public spaces are spacious and filled with light. The three bedrooms (with one queen-size bed, one queen with featherbed, one pillowtop full) are cozy and generously appointed with pillows and soft linens. There's also a daybed in the libraryette—a bright, book-lined anteroom with French doors—off the living room. This floor has its own thermostat, and AC in every bedroom. brbrThe yin-yang buddha garden, a lush oasis where hummingbirds flit amongst orange trumpet flowers all summer, has a propane BBQ and plenty of seating.brbrPlease tell me the number in your party and reason for your visit so I can best accommodate your needs.brbrMORE ABOUT THE NEIGHBORHOOD & HUDSON:brUnion Street, and my block in particular, has the lovely settled energy of an older neighborhood. It's quiet and peaceful here, yet only a minute's walk from the middle of Warren Street, Hudson's happening main drag with its varied restaurants, wine bars, art galleries, boutiques, and all manner of fashions - antique and au courant - for home and humans.brbrHudson is a very small city, and you can explore all of it easily on foot. Warren Street, Hudson's main artery, is a minute's leisurely stroll from the house, and there is street parking all around. The Catskills, Frederick Church's Olana and Hudson River beaches — to name just three of the Hudson Valley's memorable offerings — are all a 10- or 15-minute drive, and more easily accessed by car. brbrHudson is about 120 miles from New York City, a two-hour train ride from Penn Station, and 48 miles from Albany International Airport (ALB). Although you can walk anywhere in town from the house, the closest supermarkets, movie theaters and fast food are located in strip malls 1-1/2 to 3-1/2 miles away (thus preserving Hudson's remarkable architectural continuity). There are taxis, a car rental agency, and two places to rent bicycles (one of which also rents skis and kayaks) in town.brbrOTHER THINGS TO NOTE:brPLEASE TAKE YOUR SHOES OFF UPON ENTERING THE HOUSE. Cozy house socks will be provided, with many thanks from your House Fairy. brbrPET POLICY: Unfortunately, although I love them more than life, I am unable to accept pets as guests. brbrACCIDENTS HAPPEN: I totally understand. I ask only that you tell me if something has been broken, stained or otherwise damaged. Through sliding glass doors to a back deck, lawn and firepit then acres and acres of upstate wilderness.brbrThe spacebrbrLandmarked barn built in 1780 (the Claverack Ice Barn) sitting on 38 verdant acres of upstate Hudson Valley land. This exceptional three level property is newly renovated permitting guests to make use of its modern kitchen, 5 bedrooms, 3 bathrooms and large open interior spaces that feature special zones like a working piano in the dining room, a secret bar in the great room a massive full floor library, a cozy media room with its own fireplace and a tucked in coffee/tea nook off the kitchen.brbrThroughout - the epic height of the place (ceilings to 35 feet) is apparent and the owners have spared no expense in modernizing this home while maintaining its almost 250 year old authenticity. Exposed beams abound - most hand hewn with axe marks readily evident, some from barely notched natural logs giving the entire structure a rustic earthiness that only time and hand crafting can achieve. Fixtures and furnishings display a stylish blend of local antique, mid-century Scandinavian and Hollywood regency maximalism design to make each room, each environment uniquely special.brbrAmenities are listed but include all that a sophisticated traveler would expect including chefs grade kitchen tools and appliances, complementary spice rack, espresso pods, local whiskey, toiletries and fine bed linens and towels. Tesla charging station in the long private driveway, strong WiFi throughout the house, moving Alexa screen near kitchen for voice command, music and recipes and a large smart TV in the theater for movies, sports and gaming. The library contains over a thousand books many of them antique and some first editions. Feel free to select and borrow any of them (reading spots are sprinkled throughout the house and we encourage you to use them) but please return any books you borrow.brbrThe sitting of the property is equally special and brings you in close communication with nature. It’s a place to slow down and unwind. We get regular visits from our forest friends - deer, rabbits, squirrels abound - and the birding is quite amazing with multiple species making regular visits to our grounds including the families of mallards that frequent the nearest pond on the property.brbrHudson is an amazing draw, a perfect nucleolus for your adventures and easy to reach by several modes of transportation (including conveniently train). Our detailed guide book has hyper local recommendations on farm stands, culinary hot spots, antiquing, the art scene and outdoor activities. The Berkshires and Catskills are right here so all the benefits of these vibrant areas with four season calendars of events is yours to enjoy and our guidebook will help you sort through it all.brbrThe property is quiet and removed. The lawn is great for a picnic or game of catch and the fire pit has a nice view of the pond and trickling stream. The vast majority of the 38 acres are natural. Feel free to explore (you likely wont be able to hike to the other side where our property ends at the old abandoned rail tracks between us and a 200 acre local farm) but please be mindful of the wilderness and your surroundings if you do so. Let us know if you find anything of interest! We will be clearing trails on the land in the years to come.brbrGuest accessbrbrYou will have the entire place to yourselves. The only areas off limits are the two third floor lofts (one is an office and the other is additional sleeping chamber with two twin beds.) These lofts are only reachable by built in stairs and we’ve deemed them too dangerous for our guests. Also the unfinished side of the barn is off limits , we use it mainly as storage of personal items. brbrOther things to notebrbrWe are proud of our house and the things in it. Should anything break or be damaged during your stay please let us know so we can have it replaced if possible. If you have any questions about items in the house, where we got it, what it’s provenance is, please let us know. We may be able to get you in touch with the vendor or maker and make both you and them happy.brbrSome other points of importance (and sorry if any of this sounds harsh - but remember we love this house and live in it too as a family with children.)brbrWe do not permit smoking or vaping in the house. We will need to remove the smell of any smoking or vaping from the house. Any violation of this rule will result in a fine of $3,000 plus the costs of removing the smell.brbrWe do not permit parties or groups larger than the group you have booked for to be in the house. Any violation of this rule will result in immediate eviction, no refund and a fine for damages.brbrWe do not permit pets in the house. If you bring a pet without permission you will be subject to a $1,000 fine per pet plus fee for any deep cleaning or damage caused by your pet.

Our lovingly restored Hudson Milliner Boutique Guesthouse was built in 1860, the building was once used as a milliner's hat shop, and we have preserved many of its original details such as solid mahogany stairwells, stunning pocket doors with etched glass, and gorgeous hardwood floors. brbrThe suite features one bedroom with a large living room area and a stunning eat-in-kitchen kitchen with room for 6 – 8 people. The bedroom has a queen-sized antique sled bed, a lounging area, and a designated workspace. There is an armoire with drawers and space to hang clothes. The spacious private bathroom has been renovated to combine old-world charm with a beautiful, restored clawfoot bathtub and shower. Oversized windows flood the rooms with sunshine and the 14-foot ceilings feature exposed original beams. A curated selection of locally sourced antique furniture and meticulously restored mid-century appliances meet modern conveniences such as central AC and heating, high-speed internet, blue-tooth speakers, a building-wide water filtration system, and access to washer/dryer. Special touches include bespoke fixtures made by reclaimed industrial materials, decorative floor tiles of our own design, and original artwork by us and our talented friends. Washer and dryer are available on a separate floor. As the unit is on the top floor, noise is minimal. brbrAll guests have access to our beautiful covered greenhouse courtyard, a lovely space to enjoy your morning coffee, get work done, or indulge in a glass of wine. You can also use the BBQ to grill up a family dinner. brbrYou won't need a car, as we're a 10-minute walk away from the train station. For guests who arrive by car, free street parking is available. If you have trouble finding a spot, we offer a private parking space for $30 per night.brGuests will have sole access to their kitchen, bathroom, sleeping and living area. Our guests' privacy is most important to us.brbrHudson Milliner is centrally located on the 400 block of Warren Street in Hudson. You have a great selection of restaurants, incredible antique stores, coffee shops, local pubs, as well as live music venues within walking distance. A nature walk just north of Hudson in the reserve is just a bike- or car ride away. A little further away are our personal favorites Bash Bish Falls and Kaaterskill Falls. The space has the potential to sleep 6 comfortably, 4 guests with booking and a $25.00 fee per guest over 4 guests up to 6 guests total. Our guests are welcome to use the pool and hot tub as they wish. Please be mindful of a few pool rules that also apply to the hot tub we ask to be followed for your safety. Bathing suits are required for the pool and hot tub. They are a shared space with us. This place also provides a whole house Generac, whole house alarm/fire alarm system with a separate zone alarm system specific to your space as well as a whole house water filtering system. Our property is 2 acres of lush green on a quiet country setting. We live on the property in a private separate area of the building/main house and will be available to help you during your stay. Although this is a new listing on VRBO ,we are not strangers to renting and managing apartments. We have rented this and two other apartments in the building on long term leases since 2007. This apartment is very bright thanks to 3 large windows facing the street and 4 windows on the side facing the garden which is a rarity on Warren Street.brThe apartment offers a complete kitchen including a large oven, dishwasher, microwave and all the necessary utensils to prepare breakfast,lunch and diner should you decide to eat in. It was Thomas who, with his brother Seth, set out from Nantucket in 1783 to find a safe harbor for their vessels and those of other seafaring men from New England and found and purchased Claverack Landing. Tradition has it that, in the good Quaker community that was early Hudson, Thomas Jenkins was considered to be 'somewhat aristocratic' and was roundly criticized for the ostentation of his palatial home.brbrIn her Colonial Restoration and Old Upper Hudson Walking Tours, first published in 1984, Mrs. Granvil Hills tells us that 'the house was later divided into 2 dwellings.' It is definitely two dwellings today, but it is not entirely clear when the division happened. In 1848, more than half a century after it was built, the house became a school for young ladies. What Anna Bradbury has to say about the school in her History of the City of Hudson suggests that it had already been divided at that point.brIn 1848 the Misses Peake established a 'Young Ladies Seminary,' that for more than thirty years attracted the patronage of the best people of the city and vicinity. It was located at Number 216 Warren street with a fine schoolroom in the adjoining dwelling. Power was probably, in his time, one of the richest men in Hudson, and, according to the 1880 census, his household consisted of six adults besides himself--his wife, Adeline; four grown children, Emily (40), Ada (24), Kate (22), and Frank (18); and his widowed sister Mary Gaul--so it's hard to imagine that he would move from a building of such considerable size to half a house on Warren Street. brbrPower seemed to have had a curious penchant--perhaps because there were so many women in his household--for living in buildings that had been occupied by schools for young women. Before he bought 400 State Street and made it his home, the building had been the Reverend J. B. Hague's Hudson Female Academy, and he moved to this house on Warren Street soon after it ceased being the Misses Peake's Young Ladies Seminary. brbrIn 1894, all or part of 216-220 Warren Street became the Howard Hotel, and so it remained until 1944. brbrbr brbrbrSome time after the Howard Hotel closed in 1944, the building where Savoia is now located was added, and a bar opened there named for Hudson's most notorious home-based industry. brbrThe building that started out as the grandest house in Hudson went through hard times in the 1980s and 1990s, but today, at more than two hundred years of age, it survives and thrives, although clearly as two separate and distinct parts. brbrbrbrbrbr
