Cozy space with two sleeping lofts, living room, kitchen and bathroom (with small shower, no tub). Queen bed in one loft; single in the other. Livingroom has double-size convertible couch. Just 1.5 hours from Manhattan, the home is 12 min away from Livingston Manor, where you can enjoy a day in nature and venture out to NYC-quality restaurants and breweries in the evening. There is also excellent access to hiking, fly fishing, and snow sports.brOur newly built, air-conditioned home has vaulted ceilings, bright sunlight, designer furniture, and forest views. Enjoy the deck for dining or watching the moonrise.brLiving in the house you are immersed in the woods, which enter the home through the large windows in every space.brThe spacebrThe house has three bedrooms, a large integrated living space, and two bathrooms with tubs. A modern style and light tones dominate the atmosphere. There are ceiling fans and air conditioning in every room.brbrThe common space integrates the living room, the dining room, and the kitchen. It features a wood-burning stove and an OLED TV.brbrThe spacious en-suite main bedroom is decorated in light blue tones. The king-size bed has a memory foam mattress and bamboo sheets. One hundred percent linen sheets are also available. The furnishings and fabrics in this room are of high quality.brbrA silk kimono gives the second bedroom a modern Japanese style. A queen-size platform bed has a hybrid mattress. There is also a desk with a computer with guest access. Workout equipment can be found in this bedroom's closet. We do keep emergency supplies at the house, and, of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty. brbrWEATHER: During the winter months there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. We are in the mountains so anything is possible! If snow or freezing rain is forecast, it may be prudent to bring chains for your vehicle. Most driveways are plowed at or before 3” or more accumulation but we cannot guarantee an exact time for the plowing as the crews are often unreachable and out of cell service areas for much of the day. This driveway is fairly short and flat, and most guests find it very easy to navigate. We do supply snow shovels and pet-friendly salt at each of our properties for extra safety. brbrFIRE-PIT: The outdoor fire-pit is available in spring, summer, and fall. In winter, there may be times when it is fully covered in snow. Unfortunately, because of safety rules and regulations, we need to position our fire-pits some distance from the house and it can be very hard to dig pathways to the fire-pit for safe access. We therefore do not guarantee that our fire pits will be available to guests during the snowy winter months.brbrTRAVEL INFO: As we do not give weather related refunds, it is advisable to keep yourself updated on weather conditions via 511NY, which offers real-time traffic, transit, weather, and travel info for all commuters, tourists, and commercial operators across the whole state via phone, web, and app. It`s New York`s official system for up-to-the-minute road conditions, incidents, and travel planning for every region. brbrPRIVACY: Guests have full and unhindered access to the property in its entirety, with the exception of certain locked closets, basement areas, or garages - if applicable - that the owner may have secured. We want all guests to enjoy uninterrupted time at the home, however, there may be visits from seasonal maintenance staff for essential exterior tasks such as mowing the lawn, cleaning a pool, pest control, trash collection or plowing. While we try to have them visit in the short periods between guests, this is very often not possible, especially during the hectic summer months or because of adverse weather. We do keep emergency supplies at the house, and, of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty. brbrWATER SAFETY: This is a waterside property directly on a lake, and minors and young children should be supervised at all times when near the waters edge. Various sized life jackets are at the home and we strongly encourage everyone to wear one when at or on the water. High temperatures can also see algae come to the lake, and it is advisable to avoid it when possible and to shower after any contact, both humans and pets.brbrWEATHER: During the winter months there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. We are in the mountains so anything is possible! If snow or freezing rain is forecast, it may be prudent to bring chains for your vehicle. Most driveways are plowed at or before 3” or more accumulation but we cannot guarantee an exact time for the plowing as the crews are often unreachable and out of cell service areas for much of the day. This house has a steep / and or long driveway and extra caution is warranted. Please allow extra time when departing. We do supply snow shovels and pet-friendly salt at each of our properties for extra safety. brbrFIRE-PIT: The outdoor fire-pit is available in spring, summer, and fall. In winter, there may be times when it is fully covered in snow. Unfortunately, because of safety rules and regulations, we need to position our fire-pits some distance from the house and it can be very hard to dig pathways to the fire-pit for safe access. We therefore do not guarantee that our fire pits will be available to guests during the snowy winter months.brbrTRAVEL INFO: As we do not give weather related refunds, it is advisable to keep yourself updated on weather conditions via 511NY, which offers real-time traffic, transit, weather, and travel info for all commuters, tourists, and commercial operators across the whole state via phone, web, and app. It`s New York`s official system for up-to-the-minute road conditions, incidents, and travel planning for every region. brbrPRIVACY: Guests have full and unhindered access to the property in its entirety, with the exception of certain locked closets, basement areas, or garages - if applicable - that the owner may have secured. We want all guests to enjoy uninterrupted time at the home, however, there may be visits from seasonal maintenance staff for essential exterior tasks such as mowing the lawn, cleaning the pool, pest control, or plowing. While we try to have them visit in the short periods between guests, this is very often not possible, especially during the hectic summer months or because of adverse weather.
