Classic, cozy farmhouse in the 4 season playground of VT's prettiest town!

Our recently renovated1860’s farmhouse, on 95 acres abutting the banks of the Ottauquechee River, is 3 miles from historic Woodstock Village across the Lincoln Covered Bridge on a dead end dirt road. We have a small vineyard in the front field and it's a 2 minute saunter to our family's self-serve organic produce farm stand in the lower field. The vineyard produces organic method verjus. A five minute stroll across the covered bridge will bring you to The Lincoln Inn & Restaurant, considered a culinary destination. There are many excellent restaurants within easy driving distance: Simon Pearce, Cloudland Farm, Prince & Pauper, Woodstock Inn, Sante, Mangalista, 506 on the River, Worthy Kitchen, Melaza Bistro, Quechee Club, Kedron Inn, Barnard Inn and many more, including a cute little cocktail bar, Au Comptoire in downtown Woodstock.brWoodstock Village provides great shopping, with spa and fitness options at the Woodstock Inn & Resort. Numerous outdoor activities nearby include walking, hiking, biking, tubing, swimming, kayaking, hunting, fishing, golfing, tennis, paddle and pickle ball, riding, skating, sledding, snowshoeing, snowmobiling, cross country and downhill skiing. The farmhouse is 20 minutes to the Killington Skyeship, 40 minutes to Okemo, and 15 minutes to Saskadena Six (formerly Suicide Six). A 10 minute drive to the Marsh-Billings-Rockefeller National Park provides trails for walking and cross country skiing, wagon and sleigh rides, as well as educational activities at the Billings Farm Museum (great for kids). brThere are multiple music and theater venues within easy driving distance, including Feast & Field in Barnard, Artistree in Pomfret, concerts on The Green and East End Park in Woodstock, Comedy in Bridgewater, Northern Stage in White River Jct, Lebanon Opera House and several theaters at HOP in Hanover, to name a few.brBeer, spirits and wine lovers can explore the local craft breweries, distilleries, wineries and cider makers in the area: Long Trail Ale, Harpoon, Upper Pass, Vermont Spirits, Whistlepig, Silo, La Garagista, and Fable Farm Fermentory to list a few.brOur farmhouse features a kitchen with updated appliances including a new double oven with a 5 burner stove top, original wide board floors, a two person soaking tub, an antique dining table that can expand from seating 4 to seating 8 or more, a sitting porch and fire pit overlooking the vineyard and several acres of field, perfect for star gazing. Guests may walk, snow shoe (we have 4 pair for your use), or cross country ski the fields and old logging roads up the hill, hunt the property during legal seasons, or tour the produce garden and explore or fish along the banks of the Ottauquechee River. The upstairs middle bedroom and bath each boast a slanted Vermont window (aka witch windows in folklore). The downstairs bedroom french doors open onto the lawn and provide vineyard views. brbrWe support solar panels in an array monthly through SunCommon to offset our carbon footprint; we use ecologically safe cleaning products and are always on the lookout for alternatives to single use containers such as laundry soap sheets vs large plastic tubs for detergent. We have a system set up for composting, recycling and separating food scraps from the landfill (per VT law). brbrbrPlease note: The farm and vineyard are worked by me and my family and occasionally we have outside assistance. There will be days when people will be in the vineyard, accessing the basement and the barn, to carry out tasks. Guests should consider this a Farm Stay and are welcome to learn about our operations and join in or just observe agricultural activities if desired. Classes in cooking with verjus and basic organic methods will be offered by appointment. Guests at the vineyard house are asked to be cautious when walking through the vineyard: uneven ground, rocks and holes, trellis wires and anchor wires extending from the trellis end posts are trip hazards. Wires are marked with bright yellow for safety, but walking in the vineyard after dusk is discouraged.brbrIf you wish to bring dogs to the property, you will need to bring a crate. Your pup must stay in the crate anytime you leave it alone in the house. If you take your pet outside, it is wise to keep them on a leash. In addition to the circumstance that people walk the road with their dogs, there are numerous temping scents to follow everywhere (hedgehogs, porcupines, skunks, raccoons, deer, moose and bear). Deer may be dropping fawns in spring. If dogs chase deer anytime of the year, the game warden may shoot the dog. Protect your wonderful pets and help them be less anxious by following these rules.

PRIVATE & AFFORDABLE charming custom ranch in S. Woodstock. WIFI and AC.

Sunny 4 bedroom 2 bath home sleeps 7 in beds. Located on 4 lush acres of rolling fields, mature trees and streams, this single level custom built ranch house is conveniently located near everything, yet is private with spacious lawns and not a neighbor in sight ! Only 3 miles from historic Woodstock Village, which offers small town fine shopping and a variety of quality restaurants as well as fun for the kids at Billings Farm and golf at the famous Woodstock Country Club. Woodstock offers many year-round activities, including skiing at Saskadena (formerly known as Suicide 6) in Pomfret (6 miles away), Killington (20 miles away), Pico (22 miles away), Okemo (24 miles away) swimming, fishing and kayaking at Silver Lake in Barnard (10 miles away), hiking at Mount Tom & Mount Peg (in Woodstock Village), horseback riding at the Green Mountain Horse stables in South Woodstock, or just relaxing and experiencing all the natural beauty the area has to offer. We are located 10 miles from Quechee and 20 miles from Dartmouth College/Dartmouth Hitchcock Medical School and Hospital/Hanover, NH. We are also 7 miles north of the famous Jenne Farm in Reading, the destination point for many photographers and lovers of fall foliage. Good place to stay if you're coming into the area for the Covered Bridges Half marathon in June or the 100 mile run in July (which goes right past our house), as well as the 4th of July (Woodstock does great fireworks) and the balloon festival in early June. Also convenient for Dartmouth College graduations. Winter vacation weeks are filled with fun family activities in town. Rates may be higher for holiday weekends/weeks and special event weekends. No long term rentals accepted (2 week maximum). brbrThe house is a single-story ranch, with a small one car garage under, located on a town road and easily accessed in all types of weather. AC provided by mini-splits in all bedrooms and living room. There is a large and sunny open living/dining room area, with two large comfortable couches, two recliner chairs and a dining room table that seats 6-8. This room is bordered all around by large windows and a skylight, and opens up onto a three-season screened porch that overlooks the rear yard, flower gardens, woods, gravel patio and brick fireplace. There are ceiling fans in the living room master bedroom, kitchen & porch, and there is a nice cross-breeze from the windows and open screen doors. For music lovers, there is even an older built-in piano !! There is also a 52” Samsung Smart TV, and sound bar, in the living room, as well as a DVD player (and some DVDs) a radio and an IPOD docking station. High speed internet cable with upload and downloading speeds of 300mg, and cell phone reception for certain carriers (ie: Verizon is okay but not AT&T) and a land line for local calls. There is a gas fireplace, to stay warm and cozy on cold winter days ! We also have an outdoor fireplace with plenty of wood, and chairs and it is delightful to sit outside next to a warm fire and gaze at the star-filled night sky, with no lights anywhere in sight to hide your view !brbrThe kitchen is older but has been recently painted and is in very good condition and has been upgraded with a new refrigerator, microwave, electric stove and dishwasher, and includes Corian counters and a small built-in breakfast nook which can seat 4-5 people. The breakfast nook looks out from the front of the house, and faces east, so is quite pleasant in the mornings when the sun is pouring in. There is a new full size front load washer and dryer located just outside the kitchen. Coffee maker is drip, using round filters. brbrThere are four bedrooms, two have queen beds (master bedroom and front corner bedroom), a third bedroom has a double bed and the forth bedroom has a twin bed. Linens, pillows and comforters are all in good condition, and there are mattress toppers for all beds. There is room in the front corner bedroom to fit a foldaway cot, for an additional short term guest (2 cots located in closets). We also have a Graco Pack-and-Play portable crib which can sleep an infant or small toddler and a booster seat which can be attached to a dining room chair. There are two full bathrooms, one located off the master bedroom and the other off the hallway at the other end of the house where the other three bedrooms are located. Both baths are bright, clean, and have a tub and shower unit in addition to new fixtures. Bath towels, wash cloths and beach towels are all in good condition. The master bedroom is located at one end of the house and is quite private from the rest of the house, and hallway doors can be closed in such a way as to enhance the feeling of peace and quiet in this apartment-like part of the house. There is also a new 40” smart TV in the master bedroom. All hardwood floors throughout the house have been recently sanded and refinished, giving the house a bright and clean look. Exterior of the house has also been recently painted. brbrThere is a shed in the yard– though we do not clean it as it is not meant for anything more than storage…. And we also have a generator, in the event that power goes out for any reason.brbrThe land is gorgeous – the portion of the lot that the house is located on is level and raised from the street so there are views of the hills and valley across the street, and we have Adirondack chairs and chaise lounges for you to relax in, during the spring, summer and fall months. There is also a patio dining table and six chairs, as well as an umbrella available outside during the summer and fall. Our land also includes a field next door to the house, which goes up the hill and is a fun place to play and sled and snowshoe in the wintertime. (We provide 6-8 small plastic sleds for your use). The land also continues across the street, where there is another field to explore, and which abuts a marshy area. brbrOur house is simple, comfortable and an ideal rental for one, two or three couples or extended families, who love nature but enjoy the advantages of being very close to both cultural and all types of outdoor recreational activities.
