Welcome to Rockland and Lamorna Cottage! brThis 1880s home has been lovingly restored. The cottage offers a true getaway on a quiet South End street. It's a short walk to all Rockland has to offer - festivals, shopping, world-class museums, the water-front, several restaurants and the small public beach. brOn the first floor, there is a Living Room with a sectional couch and chairs, a TV with internet hook-up and DVD player with an assortment of movies. There is also a large dining room with seating for 6, a gourmet fully-equipped kitchen with island, a 3/4 Bath (shower) and a laundry closet with full-size washer and dryer. brOn the second floor, there are two bedrooms, one with a queen bed and the other with a queen bed and a twin. Both rooms have side tables, bureaus, table lamps and ceiling fans. There is also a full bath off the second floor hall with a deep soaking tub.brOff the kitchen is a deck with outdoor seating, a picnic table, gas grill and a small garden. The front yard is a sunny place to hang out on the Adirondack chairs.brThe number of guests is limited to 4 plus up to 2 children (there is a pull-out bed in the Dining Room and a large couch in the Living Room). There are hardwood floors throughout.brThere is free internet available and we are pet friendly. Of course there are stock items that include things like a coffee maker, coffee grinder, microwave, and dishwasher too. We also keep a variety of plastic bags, wrap, aluminum foil, etc. for your convenience.brbrThe living room has a wonderfully comfortable leather sofa, various other seating for lounging, and a bookshelf full of books and games for you to enjoy.brbrThe main bedroom and bathroom are on the first level so The Perch is ideal for a couple. Use the smaller upstairs bedrooms for a friend or older kids. brbrOver the years we have found that The Perch is best suited for a couple or a family with older children as it is an over 100 year old Cape style home. As is typical for older Capes the upstairs is accessed by a steep staircase and the ceilings are low in the upstairs bedrooms. For your sleeping flexibility there is a twin air mattress available.brbrCooling: Please note that although there is no central air conditioning there is a heat pump in the kitchen that can be used for either heating or cooling. brThere are also fans in all of the bedrooms to help pull in the cooler night air if needed. If anyone in your party is sleeping in the upstairs bedrooms please be aware that they can heat up quite a bit during the day since they are so close to the roof line. That being said the casement bedroom windows can be opened wide to get a nice cross breeze going and the oscillating fans help to cool the bedrooms by pulling in the cooler seaside evening air.brbrHeating: Heat pump located in the kitchen, forced hot air (oil furnace), and a propane gas cast iron Jotul stove in the living room.brbrAdjacent to the kitchen is a laundry room with newer HE front loading washer and dryer. Here you will also find the on-demand water heater and a recycling center.brbrEntertainment: The living room is equipped with a flat screen, ROKU box for streaming, and hook up for laptop/tablet streaming. Please note that there is no cable TV but we do have a ROKU box so you can stream movies/shows via Netflix (provided) and any other subscriptions you may have personally.brbrThere is one bathroom with a claw foot tub/shower combination that is located on the main level. brbrThe Perch has a deck located off of the kitchen with outdoor seating.
