Expansive master bedroom features a stunning ensuite, and there is an additional guest bath. Sunny front patio completing this exceptionally cheerful Island home. VERY well appointed with everything you need. She responded super quickly to a few questions we had (ie where is the broom). Fabulous home. Fabulous stay. Pat gives very detailed info on accessing the home, parking and directions to the home. She was great at responding to questions, usually within minutes. We will definitely be back. You will be on the same street (opposite end) from the ferry that is only $1 per person. The house​ is very clean and has everything you would need. Pat is very quick to respond to any of your needs and wants and very accommodating. You are 7 minutes driving from Fashion Island and very central to all the main beaches in New Port Beach. Kitchen is fully equipped and Pat has enough beach towels for an army :-) We had a great time.brbrDOGSbr* Dogs are prohibited on the beaches of Balboa Island between the hours of 10:00 a.m. and 4:30 p.m. All dogs must be kept on a leash at all times (not to exceed 6 feet). In Newport Beach you are required by law to carry a bag or container for your dog nuisances at all times. Fines are $100 - $500 for dog nuisances not picked up. Please place your used dog waste bags in your own trash can (not your neighbor’s) or in the city’s on the boardwalk. The Association (not the city) provides dog waste bags at 16 dispensers around the island. Please take no more than 2 (two). Dogs are prohibited in the Balboa Island Park (on Agate Ave.) at anytime. Please keep them off the grass!br*brBEACHESbr* All beaches on Balboa Island are public. Alcohol, littering, and smoking are not permitted.br*brBOARDWALKSbr* Bicycles, skateboards and scooters (which fall into the skateboard category) are prohibited from the Island boardwalks and Marine Avenue. If, you have small children, the house has been professionally child proofed. brbrA sliding glass door opens up from the living room to the patio area where you can read and relax while enjoying the ocean breeze on the 600sq foot tiled patio.brbr If you enjoy eating out, there are 50+ restaurants within walking distance. Our guests are always happy with the accommodations. My favorite activity is sitting on the patio with a newspaper and watching everyone riding, roller blading or just walking by. brbrIn summer, winter, spring, or fall, this NON-SMOKING vacation home is definitely all about location, rest, and relaxation. Step out to the ocean and watch the dolphins swim by or enjoy views of Catalina Island. brbrMaster Bedroom has King bed. This beautiful upstairs unit is situated on the beach side of Balboa on 39th Street. The property is a 30 second walk to the beach (7 doors from the sand) and a 5 minute walk to amazing restaurants, shopping and the Newport Pier. The location can't be beat!brbrThe unit has 4 bedrooms all with king beds and 3 bathrooms. Is is very comfortable and very well kept. Each bedroom has a king bed, ample closet space, TV's in every room, ceiling and floor fans. brbrThe kitchen is stocked with all of the basics to make your family a great meal after a long day at the beach. We also provide some of the pantry basics (cooking oil, salt & pepper, starter amount of coffee pods, coffee filters, etc...)brbrThe balcony has a view of the ocean from one side, and a large picnic table with room for six people. The living room has an electric fireplace that is easy to work with just a flip of a switch. The house has great WIFI. There is a washer and dryer in garage free for you to use. The garage is oversized so it easier to park in than most garages in Newport Beach which are typically very small. We provide most of the beach gear you might need including surf boards, boogie boards, beach chairs, beach towels, wagon, pop up tent, wetsuits and beach cruisers/bikes.
