The lower level of this split-level upstairs home features an open-concept layout that seamlessly connects the living, dining, and kitchen areas, all enhanced by beautiful ocean views. The living space offers comfortable sofa seating and additional chairs arranged around a TV, creating a relaxed place to unwind. A dining table provides space to gather, while patio doors open directly to the oceanfront balcony, inviting in the coastal breeze.

OUTDOOR SPACES:
The oceanfront balcony features a dining table and seating overlooking the boardwalk and beach, offering the perfect vantage point to take in the coastal scene. A propane gas BBQ grill is also available, ideal for sunset cookouts with an ocean backdrop.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire 3BR/2.5 BA split-level upper residence. This includes all interior spaces and the oceanfront balcony. The split-level ground-floor 2BR/2.5BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A washer and dryer are located in the residence, with complimentary laundry supplies provided.

Parking: Two tandem spaces in the carport and the single subterranean garage. General street parking, both metered and unmetered, is also available. Keep all vehicles and valuables locked at all times. CAUTION: EXTREMELY LOW OVERHEAD CLEARANCE. Large vehicles, vans, and SUVs will not fit.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    Everything was as advertised and better. This was an AMAZING property with a fantastic view and location! Only fownside for.our particular case is we cant use it when we bring great gramma because of the split level, that was the only drawback. But if you don't have mobility reatrictions there is absolutely no better leave to stay!!

    I brought my family of 4 and my parents to this beautiful home. It was everything we needed and more. The view on the second floor unbelievable. Sunrise in the morning and sunset at night. 10 on 10. Host is organized, responsive and friendly. We will be back!
