The heater won't run if the jets are on, so please turn off the jets when you're done using them to allow the water to heat. When not in use, set the hot tub temperature between 100-104 degrees and put the cover on (DO NOT Completely Turn Off). The hot tub is chemically serviced and cleaned regularly and has been properly cleaned in advance of your arrival. However, we sometimes experience winds that can cause debris from surrounding trees and other materials to fall into the hot tub. Please advise us if the hot tub is not clean, and we will make every effort to contact a spa cleaner, but please understand that WE CANNOT GUARANTEE that the spa cleaner will be able to return to the property. No glass containers may be used near the hot tub. NO liquids, soaps, bath bombs, bubble baths, or additives of any kind are allowed in the hot tub. Guests will be charged a $150 fee if any of the aforementioned is discovered. Please rinse off before entering the hot tub. Excess sand/ dirt causes the spa to turn green. If excess sand/dirt are discovered guests will be charged a $150 service fee. The code cannot be sent until this agreement is filled out. br br(1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly. br br(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.br br(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation. brbr(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave. br br(5) Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or around the house is subject to a $25 per bag for removal. Please make sure all trash is bagged and tightly secured inside the bins and the lids are shut tight. Any trash left inside the home will be subject to a fee.br br(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open. br br(7) Pet- All pets must be disclosed and pet fees paid in full prior to your arrival. Please be sure to clean up after your pets, please do not allow them on the furniture or bedding, and for their safety do not leave them outside unattended. Any pet waste left inside or outside of the home or damages to the home are subject to additional cleaning or repair fees.brbrbr(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund. brbr(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.br br(10) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines. br br(11) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home. br br(12) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.br br(13) The Mountain community area does not have air conditioning, and the availability of fans may vary depending on the property description. High temperatures or heat will not be grounds for a refund, as many cabins do not include air conditioning unless specifically stated.brbr(14) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control. Power outages are usually brief, lasting a few hours or less and the city always tries to work quickly to get it back up and running. There are no refunds at anytime for power or internet outages due to normal mountain conditions, as these are beyond our control.brbrPlease keep in mind you must be 25 years old to book.
