Both sit on their own cliffside acre overlooking the vast Pacific Ocean.brbrWe are glad it happened because we are always delighted to rent this amazing, entirely separate unit with a private entry, bathroom and living area to our guests.brbrI was recently retired from a job in the medical field and Patrick had sold his real estate office when, in March of 2019, we found the coastal property we now live in while we on a road trip through Southern Oregon.brbrThe house that is now our home had been on the market 5 years as part of an estate sale & it needed a lot of work, but we loved it the moment we saw it. We made the best offer we could afford and our offer was accepted! The separate guesthouse that came with it became our first vacation rental.brbrThen in 2022 our elderly & very kind next-door neighbor, a widower, decided to move to Portland to be with family. His circa 1950 house also needed a lot of work. We were experienced hosts at that point and we knew the location and layout were absolutely perfect for another vacation rental. So Patrick worked out a deal with the seller that included some seller-financing and we bought it. Then we put in granite counter tops, tiled showers, redwood decks, heated floors, bigger windows and much more.brbrOur objective was to create a magical space where people can come to relax in quiet comfort with lots of privacy & stunning ocean views. It worked out perfectly and now we love sharing these magical side-by-side properties with our guests!brbrThank you for considering a stay with us while in Brookings. Patrick and I wish you safe travels and an enjoyable visit.brbrSincerely,brBarbara :)brbrPS.br1. No one has better coastal viewsbr2. Best price/value - nothing comparable at this pricebr3. W always treat people the way we would want to be treated.

Boardman and 18-25 miles from Crescent City, The Smith River, Jed Smith and Redwood National Park. The smaller bedroom has a queen-size bed. The second bathroom is in the hallway near the smaller bedroom. It has a bathtub / shower combo.brbrThere is seating for 4 to dine at the kitchen island. On the deck there is a gas grill and a picnic table for outdoor dining. brbrThe property is a little over 2 acres. Where the house is located is about a 1/4 acre of maintained lawn, garden and established fruit trees (cherry, peach, plum and apple). The remaining 1-3/4 acres of the property is a strip of undeveloped land on the downriver side of the house between the river and the road.brbrThe views from the house are mostly of the river, forest and timber land. The living room, kitchen, deck and master bedroom have excellent views of the river. brbrFrom the deck you can see the upriver neighbor's house directly next door, which is on a 1/4 acre property, and through a veil of trees the house directly across the river, which is on a 5 acre property. brbrYou can see the road from the house through a veil of trees. Winchuck River Rd has very light traffic, but you can hear some cars and trucks go by during the day. It is mostly people who live in the neighborhood commuting to and from work, or the school bus.brbrOther than that, you will hear the sound of birds and the river. The house and property is very quiet, and very peaceful.brbrGUEST ACCESS:brbrGuests have access to the entire upstairs*. brbrGuests have access to the entire yard. brbrGuests can access and use the river area in front of the house**.brbr*PLEASE NOTE: Guests do not have access to the downstairs garage and studio apartment that we let personal guests use.brbr**PLEASE NOTE: Guests can only access and use the river in front of our property, which is in front of the house and downriver from there approximately 300 yards (down to the next pool). The opposite side of the river from the house, and in front of the neighbor's houses upriver is private property (please see additional rules section for more information on using the river, and the property map located at the house for more details on property lines).brbrOTHER DETAILS TO NOTE:brbrAbout the internet and cell service at the property:brbrThere is high speed fiber optic wireless internet at the house, but please be aware, there is no cell service from about the 1 mile marker on Winchuck River Rd, and unless your are Verizon customer, no cell service at the property. There is a cell booster at the house that provides Verizon customers with good cell service. If you are not a Verizon customer we recommend using Face Time audio or another wifi calling option. If you are not sure how to set up wifi calling on your phone there is detailed instructions at the house.brbrDownstairs studio apartment:brbrThe downstairs consists of a garage and a studio apartment that we let personal guests use. The apartment has a private entrance separate from the upstairs entrance. These guests also have shared access to the yard and the river.brbrABOUT THE WINCHUCK RIVER AREA:brbrThe house is located on Winchuck River Rd. which is a very well maintained two-lane county road nestled between the Winchuck River, timber land, agriculture / grazing land and rural residential neighborhoods. brbrThe Winchuck River is a short free-flowing coastal stream that supports chinook salmon, steelhead and sea run cutthroat trout. brbrThe head waters of its tributaries start in the rugged Siskiyou Mountains and go through the Kalmiopsis Wilderness, one of the largest wilderness areas in Oregon, which stretches all the way to the I-5 corridor. brbrThe Winchuck is the southern-most stream on the Oregon Coast, its drainage contains some of the last remaining old growth redwood forests in Oregon.brbrSummers are mostly dry, day time temperatures can be between mid 60's to 80's, sometimes 90's. The property is above the fog line, and protected from the prevailing north wind which can make the temperature at the coast in low 60's and 6 miles away at the property it can be in the 80's. In peak summer the temperature of the river is in the mid 60's.brbrWinter can be weeks of rain or weeks of high pressure and sunshine, or there could be a stormy pattern mixed with a couple days of rain followed by a day of sun, followed by a couple more days of rain, and so on. A warm day in winter would be the mid 60's, but averages in the 50's. Nights are colder, there can be frost in the mornings. It will snow once every few years. Fall can have some of the nicest days of the year, there are some fall colors, with the vine maple and big leaf maple.brbrThis is a rural area, so some sights and sounds you might encounter are the occasional chainsaw or lawn mower, or in deer season someone sighting in their hunting rifle off in the distance. Expect the occasional brush burn pile in spring or fall. brbrIn winter, take care during and after big storms and avoid being under big trees due to falling limb potential. Fallen limbs may also be on the road (which are usually cleared very quickly by the road department or a neighbor with a chainsaw commuting to work). brbrYou may see a black bear, a herd of elk, or a bald eagle. You will most likely see deer (be careful of deer on the road). And while mountain lion are very rarely seen (there hasn't been an incident between a person and mountain lion that we know of in Curry County) please be aware that this is their territory.brbrDistances to amenities, parks etc:brbrThe house is located approximately 15-20 minutes drive from the towns of Harbor and Brookings, Oregon, and 30 minutes from Crescent City, CA.brbrMcKay's Market is the closest market which is located 9 miles away in Harbor. Chevron in Harbor, and Lucky 7 in Smith River are the closest gas stations, both are about 9 1/2 miles away.brbrThe closest beach to the house is 6 miles away at the mouth of the Winchuck River at Chrissy Field Recreation Site and The Oregon Visitor Center.brbrAccess to Rogue River-Siskiyou National Forest is 4 miles east / upriver on Winchuck River Rd.brbrOregon Redwoods Trail (one of only two old growth redwood groves in Oregon) is 7 miles away (approximately a 20 minutes drive). brbrChetco River access and Harris State Beach (one of Oregon's most popular state parks) are both about a 20 minute drive.brbrThe entrance to The Samuel H. Boardman Scenic Corridor is about a 25 minute drive. brbrRedwood National Park and The Smith River are about a 30 minute drive.brbrGold Beach and The Rogue River are about a 50 minute drive.brbrThere is further information at the house, along with a list of hikes and park recommendations, as well as restaurants and local businesses we recommend in Harbor, Brookings, Gold Beach and Crescent City, CA.

Both sit on their own cliffside acre overlooking the vast Pacific Ocean.brbrWe did not plan on being vacation rental hosts - it just sort of happened - but we are glad it did because we are always delighted to share these amazing properties with our guests.brbrI was recently retired from a job in the medical field and Patrick had sold his real estate office when, in March of 2019, we found the coastal property we now live in while we on a road trip through Southern Oregon.brbrThe house that is now our home had been on the market 5 years as part of an estate sale & it needed a lot of work, but we loved it the moment we saw it. **We made the best offer we could afford and our offer was accepted! **So Patrick worked out a deal with the seller that included some seller-financing and we bought it. W always treat people the way we would want to be treatedbr-----------------------br** Patrick wrote a book titled Real Estate Investment Coach Secrets for those interested in buying investment property.
