The kitchen is fully stocked with everything you need to cook and enjoy meals at the house, including a dishwasher and baking tools. Friends and family can sit at the 8-person table adjacent to the kitchen, relax by the fireplace, watch TV on our 55” Samsung Picture Frame mounted TV, or listen to records on our Crosley record player. Off the kitchen and living room is an expansive deck facing a beautiful line of trees. Easily move from the kitchen and dining room to the grill, or to our outdoor table and couches that are set up for 6-8 people. After long days hiking or skiing, enjoy our 6-person hot tub outside, taking in the stars or sunset over the trees. brbrThere are 3 bedrooms and 2 bathrooms on the primary floor, away from the kitchen and living room. The first bedroom, to the left upon entering the front door, has a queen size bed with a foam topper, a built-in wooden floating bench, and a closet. The two bedroom windows look out at the front yard and the beautiful nature we have in Tannersville. The primary bedroom totes a king bed with a new Bear mattress and 3 windows overlooking the side and backyard. The primary bedroom has an en-suite, newly renovated bathroom with a rain-style shower (walk-in). The last bedroom is adjacent to the primary bedroom and has a queen bed with a new Bear mattress, a closet and two windows facing the front yard. All 3 bedrooms are fitted with Parachute linens. brbrThe common bathroom upstairs is also recently renovated and offers a deep Koehler tub and shower. All 3 bathrooms are stocked for our guests with Public Goods shampoo, conditioner, body wash and hand soap. Guests can also enjoy Parachute bathroom linens.brbrAll 3 bedrooms, as well as the living room and basement, feature new HVAC and heating systems. Bedrooms are located upstairs with a full bathroom in the center hallway. First bedroom has a queen bed. The second bedroom has 1 queen and 2 twin beds. The kitchen comes well equipped for entertaining with plenty of dishes, glasses, cookware, bakeware, and most importantly a dishwasher. Outside you can relax and enjoy firing up the gas grill on the deck. Full sized washer and dryer are located in the half bathroom on the first floor for your convenience. There is wireless internet through out the home, DVD player, spare HDMI cable, and Roku TVs. Sorry, no cable - but there are plenty of books too!!brbrSummer Months: There is no A/C. General rule of thumb for keeping the home cool – Open windows at night, and keep all shut after 9am to trap in the cool air. There are fans available in every room as well.brbr~~Guest Access~~brLockbox key access will be given after booking is confirmed. The expansive grounds offer a sense of peaceful solitude, yet you are only a half mile from Tannersville's main street and a short drive to Hunter Mountain (10 mins). You are also within easy reach of charming towns like Hudson, Woodstock, Windham, and Saugerties. brbrOn the main floor of the home, you will find the kitchen with an island counter that seats six. Marble countertops, a large trio fridge, two sinks, a five-burner cooktop, double wall ovens, two dishwashers, and many small appliances make preparing meals a pleasurable and interactive affair. Just outside the kitchen's French doors, you will find a gas grill and the pool. Past the kitchen are two full size bedrooms with a full bathroom. The dining table seats 14 comfortably and is easily accessible to the kitchen via a pass through sideboard with room for many platters of food. An adjacent table seats six. brbrThe living room boasts plush chairs, couches, and ottomans to put your feet up on as you enjoy the wood burning fireplace. But no matter how comfortable the living room is, everyone will be vying for one of the sunroom's rockers and its uninterrupted views of the Catskill Mountains. Outside on the wrap-around porch, enjoy the landscape and the hummingbirds that grace us with their presence every year, or sit under the covered portion on stormy nights watching the lightning over the mountains. brbrUpstairs is a sitting room, four well-appointed bedrooms, and three bathrooms. Up another flight is the the fully-finished attic with beds to comfortably sleep five. Perfectly suited for children and young adults, this space also has ample room for two additional inflatable beds. The house is home to our extensive library with books for all ages in every nook and cranny. Toys and games for all are in the attic and sitting room. brbrOn the patio level— a flight below the living room— is where the WiFi router is located. Through the glass doors to the outside is the lawn and another slate patio with a table and seating. The wood for the fireplace is stored just steps from this door for easy access. This is also where you will find the hot tub, which shares the expansive view from the sun room. It is stunning on a wintery night, but also lovely in the summer. Back inside, this level also has a television room, a full bathroom, a queen bedroom, and a laundry room with industrial size machines. brbrIf you are up for a short walk in the woods, you can cross the driveway to the west and enter the woods on the path. You will walk through the maples that will soon give way to mountain pines. Continuing on the path, you will encounter the stream that is a watering place for local animals. brbrUpon returning home from your biking or hiking, you may be ready to take dip in our salt water pool which is medicinal in many ways. Or if it is winter and you are back from a long day of skiing, hop in the hot tub, unwind and enjoy the view. brbrIn the town of Tannersville, you will find many restaurants (local favorites include Maggie's Crooked Cafe, The Last Chance Antiques & Cheese Cafe, Pancho Villa's Mexican Restaurant, and Mama's Boy Burgers featuring local grass fed beef), live music, antique stores, and other inviting shops. A beautiful bar awaits you for after hours at the Last Chance Tavern, hidden behind a secret shelving unit in the Cafe. If the performing arts entice you, the recently renovated Orpheum Theater— a remnant of the legendary Orpheum Chain from the 1920's— is back, hosting movies, live theater, music, and the annual Catskill Mountain Jazz Festival. During the day, Winter-Spring-Summer-Fall; it is sun-drenched and alive from the sounds and view of birds to wild bunnies and much more. The evenings proves to be beyond spectacular. Envision being surrounded by fairy lights gently cascading from the post and beam fencing, as you immerse yourself in the evening stars, to the point, you feel they are sooo close, you can almost dip your hand into the Milky Way all while you are sitting enjoying the warmth from embers of the fire pit or the elements of the hot tub. It's an area awaiting your fondest memories.brbrThe shed and area off the main house is the main house's private area. brThe brick patio/hot tub/fire pit/upper portion of yard are all shared areas.brbr-------brImportant Information:brbrApartment is in a owner occupied house. My two children and I frequently use the main house. At times, my three small dogs (one shih tzu-maltese and two minature king charles cavalier) are with me up in the main part of the house. During the winter, when my children and I are not using the main part of the house, my brother-in-law uses it and works from there. We are quite family people and are looking for liked minds as renters. We believe in living with quite reasonable noise levels. The house quite hours are 11 PM - 9 AM, with other hours, we ask for noise levels to kept at a reasonable level. The noise hours reflect both inside and outside. brbrHOT TUB & FIRE PIT: The hot tub and fire pit open hours are 10 AM - 10 PM. After using the Hot Tub, the cover must be placed back on and latches locked. No open food or beverages are to be left outside. brbr- House is owner occupied two family house. Atmosphere is a family environment. Parties, loud music, and smoking are not permitted. Hot Tub, Grill is not included with the rent but certainly you are welcome to use. In the Winter, it can be temperamental, and Garden are shared for both apartments, occupants are asked to be considerate of allowing time for both sides use all amenities and to be mindful not to be in the hot tub before 10:00 AM and past 10:00 PM as the other apartment may be sleeping. brbrThe apartment and the house each have their own covered porches in the backyard as their private space. brbrThe apartment and the main house share the patio with its amazing gardens, hot tub, small fire pit and grill that is thought of as a shared out door kitchen. brbrThe grill runs on propane tanks and is a shared responsibility. Do not leave the tank empty for the next use. Each user is expected to turn the gas off after each use and refill the tank when depleted. The grill Must be fully cleaned after every use. This is a bonus area that is to be used with common respect for multi family house use and purposes. I did not put this in the amenities, as it is an amazing grill, I consider it an outdoor kitchen. However, it is older and temperamental in Winter/colder months. I am not replacing this just yet. So I do not want to guarantee this as an amenity. With that said, you are welcome to use the grill. I run it with the honor system, meaning you use it, you replace the gas for the next use.brbr**Absolutely No food or beverages are to be left outside. All areas are to be kept fully clean and free of trash and debris.**brbrThe shared fire pit is meant for small fires only with a 3 log maximum. The fire pit, although portable, it must stay stationary on the bricked patio. No fire pits are allowed on the covered patio. The patio is wood and this is a strict safety precaution.brbrSNOW REMOVAL & TRASH: brGravel Drive Snowplowed Provided by LandlordbrbrTenant's must shovel their paths: driveway to house/house to yard/hot tub/grillbrbrThe outdoor areas must be completely clean free of all trashbrTrash cannot be left outside. Tenant must take your trash to the local dump dailybrbr-----brDeparting:brbrApartment must be broom swept, vacuumed, dirty dishes washed, and beds stripped of linens before departing. Linens and towels should be left in the tub. All food and beverages are to be removed from the refrigerator. No trash is to be left behind. You must take all trash with you. Keys must be left in the key lock box.
