This is a non Smoking and Pet free residence with Central Air. The basement and any outbuildings are not included in the rental and are for our private use only. Unplug sit back and relax on the deck overlooking Seneca lake or just go down the steps to the private beach and dock. The main bedroom is a loft bedroom with private full bath and king bed. We do not accommodate groups of people in their 20s, thank you. br There are 3 levels in this newly renovated Keuka Lake property accommodating up to 14 people in warm weather.br The main entrance is right off the upper parking area (3-4 vehicles) which is just 15 feet from the main road. This provides easy access for unloading - 2 short steps up into the upper level apartment. There is an interior staircase down to the lower apartment as well as an outdoor stairway from deck to lower parking area accommodating up to three vehicles - providing easy access to lower apartment.br The top level in the main house is air conditioned and has three private bedrooms with a queen bed in the master bedroom and (2 new cozy mattresses) on full beds in the other two newly renovated bedrooms featuring very large 4.5 foot wide side by side windows (with inset top down/bottom up honeycomb style shades-not blackout) for fantastic views right from the beds! We have a new extra large cozy couch and chairs in the great room.br Watch the sun rise across the lake from the large screened in porch which leads out to deck with with a large Weber gas grill and umbrella table that seats up to six. The main living/dining room is very large and can easily accommodate your entire group. Full bathrooms – new updated in August, 2022 tub & shower, sink on upper level, sink and new updated shower in lower level and half bathroom (no tub or shower) on the beach. br The kitchen on the top floor is fully stocked with a wide variety of cooking and serving dishes, wine glasses, crock pot, microwave, toaster, drip & Keurig coffee makers with filters supplied, a paper towel roll for starters and new, very quiet dishwasher that can do 14 place settings, One of the double sink faucets is filtered through a very high-quality filter. Main water supply is Penn Yan city water – very clean, chlorinated, etc. The kitchen on the lower floor is also fully stocked and has coffee maker. Baby gates are in place to swing closed and hook where needed. br The lower level is naturally cool and also air conditioned and has one private bedroom with a full bed. Two twin beds in the living room area also serve as couches (the kids often claim this area). Both upper and lower apartments have wifi, working fireplaces (winter only) with limited amount of firewood supplied, bathrooms with showers and new tub/shower upstairs complete kitchens, screened in porches, dining areas, and shared laundry facilities. br Around the house, many mural size and smaller photos from late 1800’s to the early 1900s lend a wonderful feeling of Keuka Lake history. Gorgeous shots of the lake also decorate the rooms.br In warm weather, the 3rd apartment, 45 steps down to the beach, is the “beachhouse” which is right down on the lawn of the very large beach, and has a private bedroom with a queen size bed and a queen size sofa bed in the outer area - also a bathroom, hot and cold running water, hotplate, microwave, coffee maker, glasses, some dishes, a new full size refrigerator in the small kitchen area and a screened in porch. The beach house is heated by two small space heaters – good for temperatures as cool as the low to mid 40s.brThe beach is very large with 80 feet of shoreline and a lawn - plenty large enough for bocce or badminton (easy-erect net provided), playing catch, etc. A good sized stone campfire circle (enough firewood supplied for 3/4 campfires) is nestled near the shore and a portable Weber gas grill, picnic table, dock, comfy beach furniture, noodles for floating and a 2 person canoe with life vests & beach towels are all provided. Our dock is recently new and very sturdy. It extends out from shore 40 feet to accommodate boats - has bumpers, cleats that fold down for safety on both sides and 4 solar dock lights (photo of lawn shows previous shorter, more narrow dock). You can walk 100 yards down the lake road to East Bluff Harbor Marina and rent a boat for the day or longer. We suggest that you book your boat rentals far in advance. The Marina can also launch boats and keep your trailer for you. If you rent a boat from the marina they let you dock it at our place while you have it.br The property is on the eastern branch of Keuka Lake. Normally especially quiet on weekdays and most weekends, the beach is its own little peninsula lined with a creek on the south side, providing much privacy. br The entire place is available weekly in the peak summer season. It is available off peak season for weekends or specific date arrangements year-round. Go to Rates and Availability at the top to see seasonal dates and calendar showing which dates are already booked. br Ideal for weekend getaways, family reunions, retreats, graduations (2.4 miles from Keuka College). Families with children are most welcome. No pets, guests beyond 14 person limit, or wild parties are allowed. We've been thrilled to hear that the kitchen was the location of dance parties, prayer sessions, late night games, craft weekends, Thanksgiving dinners with all the fixings, and cozy morning coffee while viewing the lake. brbrThe view of Keuka Lake naturally draws you to the kitchen and deck, although there is a lake view from several other rooms in the house. In the summer you can faintly hear boats on the lake, in the fall the colors are phenomenal, in the spring you can watch the green change its hue, and when there is winter snow our grandkids can go sledding right in the yard. Nights around the campfire or at the gas-lit fire table on the deck bring memories and shooting stars. You don't need to drive anywhere to hike, sled, or cross-country ski - you just walk out the door. And families love our huge yard! brbrWe have really enjoyed being VRBO owners and have listened carefully to feedback from our guests. We stay at the farmhouse frequently when it is not rented, so we know the personality of the house and what it feels like to stay there. brbrOur county was awarded a grant in 2024 so that we now have very reliable Internet and TV services! We have also invested time, love, and energy in little improvements here and there over the years, such as refinishing our kitchen table, shoring up squeaky stairs, and installing a new washer and dryer. In the fall of 2023 we invested in well work and a new water filtration system to improve both the quality of our water and the volume of output. In 2025 we installed a new hot water heater to further improve water service.brbrOther improvements throughout the years include a complete tear-off of the roof with the addition of a private master suite in the former attic. (We don't rent the master suite, so pictures are not included on VRBO. ) We have installed a stereo system with a vinyl collection. We love the 2020 addition of the chapel, where our daughter married the love of her life in the middle of the pandemic. brbrThe house is a favorite location for couples enjoying the Finger Lakes, foodies who love the kitchen, and families celebrating big or small events. We have hosted lots of girls' weekends. We have been a reprieve for families whose sons and daughters are getting married nearby. There is lots of room for cornhole, badminton, and other lawn games, and we provide the equipment. Families with small children have commented on how much fun their kids had playing outside.brbrWhen our family stays at the Farmhouse every summer, we are busy every single day. We are out on the lake in a boat, renting paddle boards from Shoreline Rentals, swimming at Keuka Lake State Park, hiking the Outlet Trail, boating to our lunch destination, visiting Steuben Brewery and Laurentide, cooking awesome meals in our awesome kitchen, roasting S'Mores at the campfire, visiting all our favorite playgrounds with the grandkids, and just chilling out. We also enjoy the house in the other three seasons, especially once the fall approaches and we get the open fireplace going in the living room. Marianne and Ryan learned to snowboard on our hill! Matt learned to cook in the kitchen and recently completed a ten-mile running loop from the house! Danielle and Dana learned to waterski on Keuka Lake during our summer week! And now our grandkids are old enough to start tubing! We also celebrate Christmas and New Year's together as a family at the Farmhouse, and we decorate together a live fir tree. Even if it is just a quiet weekend at Keuka, we find that the views and the meadows just bring you back to nature and tranquility.brbrAs a family we also use the Farmhouse as a reprieve and an inspiration, away from our busy lives.... Marianne studied for the MCAT here in March of 2019 and Monica finished the last touches of her dissertation in the fall of 2017. The house provided inspiration and focus! The open-hearth fireplace in the cooler months is so relaxing, and yes - we leave the firewood. We hesitated to put in a big flat-screened TV (who needs that in the country ), but we are finding that it's a great way to enjoy together a movie or catch up on the latest episodes of your series. You can also log into your favorite music station and broadcast your tunes through the house.
