The area in front of the garage is spacious and and easy to get in and out of your car, but the driveway and garage spot are narrow.brbrFor long/monthly stays: we will supply a good amount of starter supplies of everything you'll need--all soaps, paper products, cleaning products, etc., however please note replenishing supplies with be up to guests during their stay.brbrThis is a duplex with 2 units/1 shared wall. The other unit has long-term tenants who are great neighbors and typically are pretty quiet but when sitting in the kitchen you might hear them at times. Please note as it is an older building, you can hear some sounds like water rushing when the other unit is using water fixtures. brbrPlease note that our neighboring building on the right side has their back doors along our driveway (4 units) and those tenants often enter or exit their building by walking onto our driveway. Our neighbor on the other side has some dogs that tend to bark when new people go into the backyard. We have a jar of treats, you can give to them which will usually stop them from barking, and we have a bark deterrent device, but they will still sometimes bark when you're in the yard.brbrQuiet hours need to be respected from 10pm-8am.brbrGuests have full and private use of the entire unit and backyard as shown. Even though the unit itself is fully private, please note this is a duplex which is attached on one wall to another unit.brbrThere is a ring security camera outside the front entrance which is always on and records upon motion detection.brbrPlease note: this is an attached unit and you will hear the neighboring tenant at times. There is also some typical street noise during the day. We provide a white noise machine for your comfort.brbrThis unit is in a diverse neighborhood representing people of a variety backgrounds. brbrPlease note there is no luggage storage before check-in or after check-out. If you'd like early check-in, make sure to request it in advance. In most cases we cannot offer it, but we will be happy to let you know in case it is possible (though we may not be able to let you know either way until the morning of check-in in many cases). It is EXTREMELY rare that we can offer late checkout, but if you request it in advance as well we will let you know if it's possible. Requests the morning of for late checkout are not possible due to the need to schedule our cleaners in advance. brbrGuests are solely responsible to check themselves for personal items and remove them before check-out. If any items left behind are found, we take NO responsibility for their safekeeping in any way. The area is mostly inhabited by long term local residents. Long Beach provides many attractions including the Aquarium and Queen Mary. Knott's Berry Farm (18 miles) and Disneyland (22 miles) are a short drive.brbrThe house itself is walking distance to 2nd street, as well as many other restaurants, shops, and the lagoon. Two bikes are also available.brbr258 1/2 Month to Month Rental Agreement and General house rules.brbrThis property is a 30+ day rental for stays less than 365 days. brbrGuests must sign and return the rental agreement and gym/bike release at least 1 day prior to their stay. A copy of the rental agreement is also below for your review prior to booking. It will be assumed that the guest agrees to this document if the form is not signed and returned and they check in.brbrParties are not allowed and quiet hours are in place after 10pm until 7am. If there are complaints that require police attention, you will asked to leave immediately without refund. Please be mindful of noise and the neighbors around you. Commercial use and photography may be possible after prior approval and subject to special pricing. brbrPets of any kind are not allowed.brbrNo trash or personal belongings in the outdoor common areas. brbrPlease do not put anything except toilet paper down the toilets! Maximum Occupancy: The maximum number of guests is limited to 4 persons, including infants and children.br4. Term of the Lease: The lease begins at 4:00 p.m. on the “Check-in Date” (refer to the reservation) and ends at 10:00 a.m. on the “Check-out Date” (refer to the reservation).br5. Minimum Stay: This property generally requires a 30+ night minimum stay.br6. Rental Rules: Guest agrees to abide by the Rental Rules (listed below) and House rules (see listing) at all times while at the property and shall cause all members of the rental party and anyone else guest permits on the property to abide by the following rules at all times while at the property.br7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise the right of access in a reasonable manner.br8. Security Deposit: Corey Nelson is not currently charging a security deposit for direct booking reservations, however, the Guest will be held financially responsible for and required to pay if any of the following occurs:bri. Cancellation Policy: Full refund for cancellations before 5pm 30 days before check-in. After 5pm on the 30th day before check in and 5pm on the 14th day before check in, a 50% refund up will be provided. After that, no refund will be provided. If booked fewer than 30 days before check-in, full refund will be provided for cancellations made within 48 hours of booking. For example if the property is booked for January 20, 2024, full refund will be given if reservation is cancelled before 5pm on December 21, 2023. 50% will be refunded before 5pm on January 6 but after 5pm on December 21, 2023. No refund will be given after 5pm on January 13.br11. Insurance: We encourage all renters to purchase traveler insurance.brRental Rulesbr1. Smoking is NOT allowed inside the unit, on the patios, or within 20 feet of an entrance, including marijuana. A $250 fine will be charged if the house smells of tobacco or marijuana.br2. People other than those in Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.br3. All the units are privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.br4. Please keep in mind that the neighborhood is residential and use of rentals is highly regulated. Parties and loud noise are not permitted after 10pm until 7am. If you violate these rules, you will be asked to leave and no refund will be issued. br5. Keep the property and all furnishings in good order.br6. Only use appliances for their intended uses.br7. Pets are NOT allowed. br8. Parking:brVehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. The two-car garage on the LEFT is associated with 258 ½ Ximeno. One car may be parked in the space on the RIGHT side of the two car garage, next to the gym equipment. We recommend that you pull straight in so it is easy to get out of the driver’s side. A second car may be parked in front of the garage door as far to the left as possible to keep the driveway access to the garage on the right clear. There is also ample street parking. Please be aware of street cleaning which occurs on Thursdays and Fridays, as posted.br9. Housekeeping:brThere is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units aside from the beach towels. Beach towels must be returned to the unit or $25.00 per missing towel will be charged. There is a starting supply of body wash, shampoo, and conditioner.brIf the unit is left unreasonably messy, requiring our cleaners to do a deep clean or spend significantly longer than usual to turn over the house, an additional $150 cleaning fee will be charged to the guest. Our cleaners are very busy with multiple turnovers each day. We will charge a $100 fee for late checkouts that are not approved ahead of time plus an additional $20 for every 20 minutes after the first hour. brWe do require regular cleanings and to allow restocking of items every 2 weeks. You can pay the cleaners directly for these services and the rate is the same cleaning fee noted when booking. If you prefer a specific date or time, we will do our best to accommodate you based around our cleaning schedule.br10. Storms: No refunds will be given for storms or inclement weather.br11. Early Check-in or Late Check-out requests: Please contact if you would like to request. If we are able to accommodate, it will be a $100 fee due to the extra strain that it puts on cleaners and potential need for schedule changes. Some days it may not be an option due to number of check-ins we have that day. Late check-outs that were not pre-approved are also subject to a $100 fee plust $20 for every 20 minutes after the first hour.br12. The patio furniture will be cleaned and inspected between guests. Please keep furniture tidy. A $50 cleaning fee will be imposed if the furniture is excessively dirty.br
