No Street Parking is allowed in any residential neighborhood.brbrAll trash must be taken off-site per Big Bear Lake rules that will be emailed to you or it is $25 per bag left behind.brbrAll occupants must be disclosed as Big Bear Lake is strict on occupancy and vehicles you cannot exceed either or it is subject to immediate eviction without refund and $200 per person over 10 person occupancy. brbrNo music per Big Bear is allowed on the property line and Spa hours are prohibited between the hours of 10pm-8am per our permit and City rules.brbrVillage distance: 8 minutes away from the home. brbrSlope distances: Snow Summit is 10 minutes away from the home. Bear Mountain Ski Resort is 14 minutes away from the home.brbrWe have high chairs and pack n plays available at our office for rent for a fee of $25 per day for each or as a packaged deal, please notify us in advance if you would like to rent these during your stay.brbrTo comply with our city permit, there is a $35 charge for dish cleaning in case they are not washed before your check-out.brbrIf there is trash in the property, there will be an additional charge of $25 per bag.brbrAny guest that violates county or city rules as outlined in our `things to know` and `house rules` sections will be subject to paying a $350 call code attendance fee by our 24:7 call compliance staff in addition to any fines levied by the city, whether it results in a violation or not.brPlease remember these rules are mandated and imposed solely by the CITY and our PERMIT/ORDINANCE which requires property management companies to notify all guests that the CITY requires you to sign a rental agreement and the Good Neighbor Brochure to obtain the code to the property as well as provide a copy in the rental agreement app a copy of Governmental ID that matches the name on the reservation. Please notate these and all rules regarding spa hours, trash removal, noise and dishes being washed are due to our permit and not our rules so please keep this in mind before booking as some guests rate us based on rules we must abide by to rent. We appreciate that they are unique rules please do not review us based on the reviews we need to follow, we appreciate it. The code cannot be sent until this agreement is filled out. br br(1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly. br br(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.br br(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation. brbr(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave. br br(5) Trash - All trash must be removed offsite to the free trash sites. Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or outside is subject to a $25 per bag for removal this is not our rule - this is the law and we must abide by it as there is no trash service due to wild animals. Please do not review us based on the law. We provide a dump service if you should want to pay in advance, but we have to send a dump service we cannot have housekeepers take the trash as the CITY does not allow this.br br(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open. br br(7) Pet- All pets must be disclosed and pet fees paid in full prior to your arrival. Please be sure to clean up after your pets, please do not allow them on the furniture or bedding, and for their safety do not leave them outside unattended. Any pet waste left inside or outside of the home or damages to the home are subject to additional cleaning or repair fees.brbr(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund. brbr(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.br br(10) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines. br br(11) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home. br br(12) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.brbr(13) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control. Power outages are usually brief, lasting a few hours or less and the city always tries to work quickly to get it back up and running. There are no refunds at anytime for power or internet outages due to normal mountain conditions, as these are beyond our control.brbr(14) The Mountain community area does not have air conditioning, and the availability of fans may vary depending on the property description. High temperatures or heat will not be grounds for a refund, as many cabins do not include air conditioning unless specifically stated.br brPlease keep in mind you must be 25 years old to book.

Please keep the hot tub cover on at all times when not in use. If pine needles fall into the hot tub, throw them back out so that they don’t get sucked into the filters. If needed, shower before using hot tub to remove spray tan, hair dyes, make up, suntan lotion, or anything that might cloud the water and clog filters rendering the hot tub unusable & unavailable for subsequent guests. Absolutely no glass is allowed around the hot tub area. Not following may result in additional charges such as drain and fill fee or for other additional cleaning ($150+). If for some reason the hot tub is not working, we do our best to get a spa repair company to repair it or specified parts needed to repair as quickly as possible. However, we do not offer any guarantees, refunds, or compensation if it is not operational during your stay. After use, please press “Cleaning Mode” as it will filter the water and will auto shut off when it is finished. brbrPOOL TABLE :DO NOT MOVE THE POOL TABLE, we paid to have it balanced in the current position! Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open. br br(7) Pet- The home is strictly not pet friendly as the owners have severe allergies. Any violation is subject to eviction and a $3500 fine plus damages to the home will be charged. brbr(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund. brbr(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. You can also easily enter from the front driveway directly into the bottom story. This is great during snowy days and allows ample room to unload all your wet snow gear inside the garage on the ski and snowboard racks and place all your wet gear on our professional grade boot and glove dryer. brbrThe upstairs has an amazing layout perfectly suited for 2 to 3 Families with its huge great room separating the two master bedrooms. The larger of the two upstairs master bedrooms has a full private en suite bathroom with oversized 2 person bath/Jet tub. From the Large Master open up the shutters and you have an amazing view of the ski runs of Bear Mountain just a few feet away!brbrThe smaller upstairs master has ample room for all of your luggage and a separate entrance into the shared large bathroom. Both upstairs master bedrooms open out to an oversized wrap around balcony with amazing views of the ski runs of Bear Mountain just feet away, Golf Course a few houses down and the surrounding upscale mountain view neighborhood.brbrBetween the two upstairs masters is an oversized great room complete with a large living room, dining area, expansive kitchen and bar seating. On the far side of the great room is a separate Bar area complete with a wine refrigerator perfect to mix drinks after a long day on the mountain. The kitchen is extremely large with massive counter spaces for serving large families plus with the bar seating on the other side of the kitchen work surface it makes for a great place to serve food or for the kids to hang out at while foods being made.brbrLeaving the great room out the backyard leads you to a BRAND NEW 7 Person Hot Tub and a large back yard patio to relax in during the summer days. There is also a a small sledding hill on the side of the Residence for winter fun. Please use caution while sledding! Add yours to the list. After all those games it will be time to figure out where to sleep. The kids have the option of sleeping in two twin beds or queen upstairs. A garage door opener is located inside the garage for guest use.brbrbrPets are not allowed at this property.brPlease remember these rules are mandated and imposed solely by the CITY and our PERMIT/ORDINANCE which requires property management companies to notify all guests that the CITY requires you to sign a rental agreement and the Good Neighbor Brochure to obtain the code to the property as well as provide a copy in the rental agreement app a copy of Governmental ID that matches the name on the reservation. Please notate these and all rules regarding spa hours, trash removal, noise and dishes being washed are due to our permit and not our rules so please keep this in mind before booking as some guests rate us based on rules we must abide by to rent. We appreciate that they are unique rules please do not review us based on the reviews we need to follow, we appreciate it. The code cannot be sent until this agreement is filled out. br br(1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly. br br(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.br br(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation. brbr(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave. br br(5) Trash - All trash must be removed offsite to the free trash sites. Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or outside is subject to a $25 per bag for removal this is not our rule - this is the law and we must abide by it as there is no trash service due to wild animals. Please do not review us based on the law. We provide a dump service if you should want to pay in advance, but we have to send a dump service we cannot have housekeepers take the trash as the CITY does not allow this.br br(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open. br br(7) Pet- The home is strictly not pet friendly as the owners have severe allergies. Any violation is subject to eviction and a $3500 fine plus damages to the home will be charged. brbr(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund. brbr(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.br br(10) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines. br br(11) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home. br br(12) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.brbr(13) The Mountain community area does not have air conditioning, and the availability of fans may vary depending on the property description. High temperatures or heat will not be grounds for a refund, as many cabins do not include air conditioning unless specifically stated.brbr(14) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control. Power outages are usually brief, lasting a few hours or less and the city always tries to work quickly to get it back up and running. There are no refunds at anytime for power or internet outages due to normal mountain conditions, as these are beyond our control.brbr brPlease keep in mind you must be 25 years old to book.
