Sleeps 12+.brbrThe space:brThis house is so comfortable, quiet, and has it all! There are 6 smart TV's in the house, 3 work desks, and a high speed mesh network for all of your Internet needs. The family room has a Dolby Atmos sound bar for great movies and music, and the game room is perfect for a kids hangout area with another 65 TV and ping pong table. The kitchen has everything you need to cook and there is an outdoor barbeque island and bar which includes a very high end brand new built in barbeque and 4 barstools. There is also an amazing covered patio with an outdoor table that can seat 8. There are 8 lounge chairs on the patio and pool area, 2 huge outdoor lounging couches, as well as 4 pool chairs for everyone to relax. Don't miss out on the half court basketball court to enjoy!brbrThe pool and hot tub are amazing and so relaxing. There is a $50 charge per day for heating the pool. The hot tub will be heated on request for no extra charge.brbrOur home is professionally cleaned before every stay and comes with clean linens, towels, soaps, and everything else you'll need for a comfortable stay.brbrGuest access:brYou will have full access to the entire home - inside and out. Do not flush wipes, feminine products, or any other items.brbr• Thermostats: Do not set thermostats below 72°F. Setting them lower can cause the units to freeze and result in damage.brbr• Electronics and Appliances: Avoid plugging in high-wattage electronics or appliances inside or outside, as this can trip circuit breakers. This may result in the loss of WiFi or control of outdoor features.brbr• Pets: All pets must be pre-approved by the host. Failure to notify the host of a pet will result in a $500 fine deducted from the deposit.brbrPool and Outdoor Features:brbr• No Glassware Near the Pool: Broken glass in the pool will require complete drainage to remove glass, and the cost will be billed to the guest.brbr• Pool Controls: Pool and outdoor features can be controlled using the spa controller in the spa or the iPad/iPhone/pool remote inside the house. Please refer to the home’s provided instruction booklet for directions.brbr• Wind Precautions: Do not use the firepit or open umbrellas/awnings on windy days, as this can cause damage.brbr• Pool Floats: Remove all pool floats from the water every night to allow proper filtration.brbr• Firepit and Grill Safety: Close umbrellas/awnings while using the firepit or grill to prevent fire hazards.brbr• Nighttime Precautions: Turn off the firepit and close all umbrellas/awnings overnight.brbr• Charcoal Grills: If you use a charcoal grill, dispose of ashes in the metal ash bucket provided.brbr• Heating Requests: Contact the host to request pool or spa heating.brbr• Guests are responsible for any damage caused to the pool, spa, or outdoor features during their stay. This includes, but is not limited to, damage to pool equipment, umbrellas, awnings, furniture, or landscaping. A penalty of no less than $100 and up to $1,000 will be assessed based on the severity of the damage. This charge is payable immediately and will be requested through Airbnb’s Resolution Center or similar platform if applicable. Ensure proper use of all outdoor amenities to avoid these charges.brbrNoise and Nuisance Rules:brbr• Quiet Hours: The City of Bermuda Dunes has a noise policy from 10 PM to 10 AM. Noise complaints may result in immediate removal from the property. Avoid loud noises outdoors after 10 PM.brbr• Prohibited Equipment: Amplified music and DJ equipment are strictly prohibited. Violation of this rule will result in immediate cancellation of your reservation, and you must vacate the property. Trespassing charges may be considered.brbr• Fines for Violations: You are responsible for any community or city fines related to noise violations, which can total up to $5,000. The first violation carries a minimum fine of $1,000, payable immediately after the infraction.brbr• Respect for Neighbors: Keep daytime noise at a reasonable level and do not trespass on neighboring properties without permission.brbrAdditional Guests:brbr• Only the number of guests specified in the booking are allowed to check in unless authorized by the host or property owner.brbr• Guests staying in gated communities must provide full names for security gate access.brbr• We reserve the right to allow or decline any day visitors.brbr• If the number of guests exceeds what was booked, you agree to pay $100 per night for each additional guest, with a minimum charge of $1,000 for extra guests.brbr• If you exceed the maximum occupancy, the reservation will be canceled without a refund, at which point you will be trespassing and agree to vacate the premises.
