This will result in a partial or full forfeiture of the damage deposit.brbr13) The Renter agrees not to engage in any unlawful or irresponsible activities or behaviour during their rental period that may result in injury or damage to himself/herself, his/her co-renters, or any other persons on the property. Engaging in such activities could result in eviction without refund.brbr14) The Management Company hereby undertakes to exert their best effort to address and resolve any emergencies that occur during the rental period of the renter in a timely fashion that limits any inconvenience to the renter. If the emergency is not caused by the renter and it cannot be remedied in a timely fashion and the property cannot be used in an acceptable manner resulting in the renter vacating the property, then the Management Company agrees to refund all or part of the rental cost. Alternatively, the Management Company shall exert their best effort to provide a comparable property for use by the renter for the remaining duration of the rental period. The Management Company will not compensate the renter by paying for alternate accommodation.brbr15) The Renter hereby agrees to not emanate ANY noise that will disturb any neighboring people or property, at any time. The renter is accountable for any fines or levies placed on The Management Company or other, during stay, caused by excessive noise or any other prohibited act.brbr16) The Renter has read, acknowledged, and will abide by the below By-laws. The penalty for contravening any provision in this by-law is 650 CAD and will result in the loss of the renter’s damage deposit in its entirety. This is in addition to bearing responsibility for payment in full of any fines issued.
