We leave the basement accessible to guests so they can reach the utilities if need be, so you're welcome to use the bathroom and shower here too.brbrOUTSIDEbrThis is what makes our home especially unique. We own 7+ acres of land around the house, about half of which are cleared of trees and perfect for sledding and snowtubing! Our land backs directly to an exclusive stretch of the Mad River. The rest of our property is wooded forest for you to explore and hike, snowshoe, or other winter activities, and it abuts 120+ acres of the Vermont Land Trust's forest that contains beautiful flora, fauna, and small streams virtually inaccessible from anywhere besides our home.brbrAttached to the house itself, feel free to enjoy the covered front porch and screened-in three season room along with our back deck and gas grill. In the summer, don't dismiss the outdoor shower, which is perfect after a swim in our spring-fed pond! The bonfire pit is great for group gatherings and s'mores on the nights you aren't stargazing into the open sky! Please note that the pond is ~10 ft deep at the center, and you will be swimming at your own risk - no lifeguard present, of course.

Highlights incluse a spacious master bedroom, a custom stone fireplace, massive wrap around deck with Adirondack chairs, a large lawn with a fire pit and a game room with pool table and a bar. brbrPlease message through the booking medium or email before calling or texting for fastest response. Available during normal hours M-F 9-5 and for emergencies during reasonable non sleeping hours.brbrQuiet hillside neighborhood located on a private road.brbrAccess to the entire home and property. Four wheel drive and snow tires are required for safe travel in winter months in this region of Vermont.brbrBeautiful large traditional Vermont ski home on very private secluded property. brbrFour wheel drive vehicles with snow tires is highly suggested during winter travel as this is the standard for VermontbrbrPlease note: The speed limit on the private dirt road leading up to the house is 15mph! Please respect the local neighbors and obey the speed limit as there are small children present on this road. brbrEntering the house you walk into an oversized mud room with plenty of space for sport equipment, outerwear and shoes. Continue into the house and you find an open floor plan with a full size kitchen and dining area that feeds into the living room which has a large brick fireplace surrounded with plenty of seating. A half bathroom is located beside the living room. Step into the next room and you find a lovely TV room/lounge with wrap around windows on all sides and slider doors giving access to the deck. Here one of the couches can be folded down into a futon if an additional sleeping space is needed. On the main level you will also find the king master bedroom with plenty of windows that bring in warm natural light and is accompanied with it's own private access to the deck. Connecting the master bedroom to the rest of the house is the office space, which branches off to the master bathroom and a small bedroom setup as a nursery with a baby crib. Please note AC is only available in the master bedroom! Taking the stairs up to the top floor you will find two additional bedrooms (1 queen & 1 full plus a second baby crib) as well as another full bathrooms. The basement level has a bunk room with two single bunks and a third full bathroom with walk in shower. This leads into the game room equipped with a pool table and a bar. Here you will also find the laundry washer and dryer. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. The road will be plowed as soon as the local plow person has done so and at his discretion. The owner or host is not required to help remove a stuck vehicle or reimburse for any towing on or off the property. No refunds will be given for tow services required by the renters. Code of conduct rules must be followed by all guests: In appropriate conduct/behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Enjoy skiing at Sugarbush or many of the other mountains in the area, snowshoeing, cross country skiing, long walks in the woods, a snooze in the hammock, or savor a glass of wine on the deck. Our pet-friendly home is in the Mad River Valley, with a 15 minute drive or less to Sugarbush, Mad River Glen, Mt. Ellen, Lareau Farm, the Round Barn Inn, dozens of hiking trails and waterfalls, and just a 7 minute drive from the shops and restaurants of Waitsfield and Warren. We are 15-20 minutes from Norwood University. The house can accommodate 12 comfortably and is perfect for families to share or getaways with friends. We have a level 2 EV charger available for guests.brbrHere's what to know before you come:br- In the winter, snow tires and/or 4x4 is required to be able to get up our driveway. The driveway is plowed and sanded, but it is steep.br- Our cozy and bright house has 5 bedrooms. br- The bedrooms and bathrooms are arranged as follows: 4 are on the 2nd floor; 2 with twins (one set is bunked, the other isn't and could be arranged side-by-side for a king, if desired), 1 has a full, and the master has a king. Three bedrooms share a full bath and the master has its own full bath with an extra deep tub. The 5th bedroom is in the light-filled basement, which exits out to the patio and hot tub. It has a queen bed, as well as a very comfortable (truly!) queen, pull-out couch air bed in the basement living room area. The basement has its own bathroom with a steam shower. br- There are additional twin mattresses in a closet if needed.br- The basement includes a bonus room with foosball table and futon, and a spacious living room that opens up to mountain views, the patio and the brand new hot tub.br- The kitchen is outfitted with dishes, pots, pans, utensils, dish soap, sponges, a dishwasher, food storage containers and wraps, a coffee maker with Keurig component, an espresso machine, a coffee bean grinder, and commonly used spices. We also provide vegetable oil and some staples (flour, sugar, etc.). We simply ask that if you use something up, you replace it. There is also gas BBQ available for use.br- The basement living room has a 46 smart TV with an Amazon Firestick, and the master bedroom has a 55 TV with the same.br- All of back-facing windows and the expansive deck enjoy gorgeous mountain views, including incredible sunsets. We have furnished the sun porch and deck so that you can enjoy as much of the beautiful scenery as possible with tables and chairs for eating and lounging.br- From Memorial Day to Labor Day, guests are welcome to the use the pool at their own risk. We are relatively new owners and continue to make improvements to the property, one of which is to repair the stone steps leading the the pool. The steps are usable, but one must be careful where a few stones are loose. Guests use the steps at their own risk. The pool will be closed mid-September until Memorial Day.br- Guests are also welcome to use the attached garage, equipped with a level-2 EV charger. You can obtain the garage door opener once you enter the house.br- You'll find the house stocked with an assortment of equipment and games, including snow shoes, 2 plastic sleds, 2 inner tubes, lawn games (badminton, horse shoes, bocce, croquet), board games and puzzles.br- Guests are free to use the double-sided fireplace with care, as well as the outdoor wood fire pit or outdoor gas fire table.br- We continue to make improvements to our grounds and gardens, including, a new hot tub that was installed in 2023. You will find hills for adventurous sledding in the winter, a mowed lawn for your outdoor use, a hammock hidden peacefully among the trees on the upper hill, and a mini-pond great for watching tadpoles and frogs in the warm months.brbrWe welcome your feedback to make this a place you will want to come back to many times again.

A master suite on the first floor gives plenty of privacy and includes a king bed. The 2nd floor provides two large guest rooms; one with a king and the other with 2 queen beds. The 2nd floor guest rooms share a well appointed full bath with a deep tub for soaking away the day of adventures. The 4th bedroom is a bunk room that is adjacent to a bright and spacious rec room with a pool table , large screen TV and spacious full bath. The bunk room includes 1 twin bunk and 2 full bunks. The rec room has direct access to the back yard. The real heart of this home is on the Main level with open concept living, a gourmet kitchen and the serenity of feeling like you are up in the trees. There is a porch off the family room that is perfect for early morning coffee or a late night glass of wine where you hear nothing but nature.
